QUESTIONS: what exactly would have been this 40k for? I mean the cost they quoted to you if you wanted to extend your house? Sounds like a complete ripoff for some paperwork or permits. Have you checked if this really is the only way to add anything to existing building?

It included every survey, report, service fee, admin fee, tax etc. etc. that you could think of. I will write a blog on the detail once the website gets going as I think it would be an interesting thing to break down and show the costs so that people can use it over time. I think I may have said in one video - they said to pay it all and I would get the money back on the parts that I did not need or use.....Sure...😂🤦‍♂️

Appreciate the insight and frankness. Please keep it coming and don't worry about being 'chatty'. My husband and I have been focusing on Tuscany and came close to purchasing 2 other properties in northern Italy, but it didn't work out. I've had your region on my radar for over a year now so it's nice to hear the various situations that you've encountered and your point of view on things. People can definitely relate!!

Hi, I’m Alex, I live in Eastbourne but I’m actually half Italian and lived in Tuscany for the first 19 years of my life, now that kids have grown up we want to move back to Italy and been thinking about Le Marche as my preferred choice. I work for Sussex police and it was actually my Sargent that told me about you , so here I am watching your videos . Just wanted to say that they are great and you’ve definitely helped me making my mind up regarding whether to go back to Tuscany or chose Le Marche. Next year I will be taking a month of work and arrange to view property, would be great to even meet up if you fancy , if you are there . Keep up the good work, well done 👍

I agree would love to see that road trip. I was going to ask how long the drive was from Manchester to Marche? We're planning a drive from Krakow to Puglia in April or June depending on when I fly back over. Hoping to narrow down the choices so we can compare apples to apples as you say.

With a can or two of Monster / Red Bull I have done door to door in 26 hrs. BUT, that was very clear roads, no waiting at the channel tunnel, and resting every for hours for a short sleep. I would normally say 36 to 48 hours is nice as you can have a proper over night somewhere lovely...like Lake Lucerne in Switzerland.

I've stayed up at castelluccio (wild camping about 23 years ago) and loved the area. As I get older the area keeps coming back to me in day dreams. My needs for a foreign home are almost identical to yourself so these videos are bloody useful. Thanks. Enjoy yourself.

Back in 2005 there wasn't the abundance of information online as there is now and yes it is now very possible to find almost any property on google maps, still fun to do now. We found the property hunt enjoyable, the work can be daunting but everything is worth it for being there. The main thing to do is find your own area as Richard has done, everyone has different requirements and expectations.

Hello, I was in the Keys on 2013 and I have enjoyed it quite a lot... Mallory square, Duval street, Hemingway home, etc. and I am wondering how would be like living there nowadays, on 2024... I'd love to spend there my retirement, but I am thinking about the cost of living there, and I am worried about the tornados storming the area, which seems to be growing more and more in dimensions and strenght... I'd love to hear your feedback... ciao!

@@pongo1969 I've lived in Florida for 21 years. Having lived here in the Keys for the past 5 years, I would be careful about considering this as a retirement place. GREAT place to visit! But when hurricane season starts, it can get nerve wracking! Any given storm can come in and, if not literally wipe your home off it's foundation, could totally flood the home. It's only "stuff", as we say. But it's YOUR stuff that has to be replaced. There's also the fact that you are definitely segregated from the mainland. Which I happen to be ok with, but my wife.....meh. Ha! Very limited on shopping. One way in to the islands and one way out. Traffic can be a bear on any given day. And E X P E N S I V E!!!! You won't go out for a lunch for two of a sandwich and glass of tea for less than 50.00!! I'd stick with the mainland somewhere. But all that said, many people do retire here.

I live in London for 25 years and I understand what you mean with a "lot going on" here I use to absolutely adore live here now change everything and I am looking for about one year to buy a property in Marche/ Abruzzo. Two years ago my girlfriend and me took the train from Vienna to Ancona and stayed for some days in Staffolo, which is little bit south to you. I really can imagine why you want to live there. It was only for some days but we really felt in love with Le Marche. The landscape and villages are so beautiful. But stay away from no vehicles zones, because we were fined from the Falconara police after we returned our car at the airport

Greetings from a fellow part-time Le Marche resident! Such an informative video and your numbers are spot on. I totally agree with your comment about buying property outright versus trying to get a mortgage. That was the very best piece of advice we got. Trying to get a mortgage complicates matters ten-fold. You mentioned it in passing, but I think it is definitely worth highlighting: what is your long-term game plan and what is your lifestyle. For me, I love to hike and wander country roads, but also wanted to be able to walk to local bars and restaurants. I wanted to feel immersed in the culture and knew I wanted to keep my brain active in my future retirement by learning the language. In the end, those lifestyle choices meant it would be best to get a townhouse in a livlier village (we live in Mogliano near Macerata). It's all about recognizing what your own style is and what you want to do...and that can only come from visiting a few times to get a sense of where you want to be. Oh, andbtw, we have a delightful ex-pat group in our area that gets together for drinks. You'd be more than welcome to join in!

We just got back (June) from 2 weeks north of Rome, just day tripping. We have lived in Germany 8 yrs, and done a lot of traveling and are convinced, Italy is the place. Thanks for an outstanding video.

Just listening to the pay more for the house versus less renovation. We bought a house in France in 2008 that hadn’t been lived in since 1992 or so. It took 5 years to do up. We both worked full time and couldn’t work from home so it was really holidays and the like. It was great fun and the house is how we want it but as always budgets go out the window if you’re not careful and you end up having to adjust. As it was we were able to afford it over the years and doing stuff when time and money allowed.

Thanks so much for this in-depth video, Richard. I found it super helpful😊 I am currently toying with the idea of a property like yours, in Italy, to enjoy and renovate. I'm 36 and have grown somewhat tired of the lack of affordability and, as such, quality of life in the UK. Especially where I am, down south. Working full time night shifts in a fairly well payed job gets me a 1 bedroom flat, whilst I'm yearning for some land, garage space, outbuildings, and ofcourse some stunning country roads and scenery to get out on my road bike. I'll have 100k euro to my name soon enough, and hoping to tick all the boxes, without a mortgage. You've inspired me. Thank you so much for that🙏

My retirement is closing in but I'm not interested in owning anything. I'm in America and would likely look into renting a furnished apartment or home for 6 months a year to get away from the cold & snow in winter. This way I think works best I can try Mexico one year and possibly Italy another. Still figuring it all out..

There are many, many places where one can rent a winter escape apartment. You may have a problem with some place in Europe due to the 90 day limit out of every 180 days unless you get some sort of residence visa. Mexico, Ecuador, Thailand, Vietnam, Turkey, so many options. Just spend time online and you'll see people talking about what has worked and not worked for them.

Congrats on an interesting and seemingly very honest video on your venture so far. For all of us with aspirations to something similar, it's wonderful to get other perspectives. So from my point of you, job well done. My wife and I, from Australia here, are seriously considering a move to Italy as a genuine retirement option, but there is so much to learn. From your presentation, and that I am seeing from other expat sources, most seem to be as happy as you are. My ex husband and I came close to buying a 2/2 house in Zambrone overlooking the Terrenian Sea and beautiful beach. It was in a small gated community sitting up in the hills. It was 145,000 euros. We didn't get it because the bank in Milan wouldn't give us the financing we needed. The region of Calabria is still super cheap and the beaches are beautiful, especially in Tropea, and it's close to Sicily.

I use Lufthansa and it works great. I have not tried the complex Ryanair equivalent fly to somewhere random to connect back ....and would probably avoid them (not great at delay help on two separate bookings).

Hello Richard, I love your channel. Your personality is real and raw. This is what I love most and what keeps me watching. In fact, when I first found you I watched all your videos at once. Keep being your best self, don't worry about those who are negative as it's those that get you who are the important ones. I just love your humor and love of life. The beauty of a sunset ,wheat field, or an olive tree help me to breathe in the love of life. When you visit a local town, go kayaking, or visit a local market, are just as fun to watch. How did you deal with the language barrier during the buying process? Do you think you might have missed some important details because of that during the purchase? How much do you think it would cost to buy a move in ready home needing a minimal amount of repairs? I’m a little too old to deal with the amount of work you have ahead of you. Keep making the videos, they are enjoyable.

Hi @dono9879 . I had help from a translator for quite a few meetings. It all worked well. You have to pay for a translator at the Notary if you are not fully fluent. I mau have missed some but in fairness it is all sold as seen and buyer beware. I would not buy a house without seeing it for myself. As for how much for a move in ready home - so many things to consider. Size, location, land etc. etc. etc. If you have a region and budget in mind you should get a good feel for the cost of the houses from the websites. casa.it and idealista are pretty good.👍

My family is from the marche area..Fano and I have been going back to Italy for the last 5 years …in the process of getting my citizenship…my later years I will be living there …I always go there to all those towns you talk about …a great place to be

Yes - I don't go mad for it but Brits do in general. Yorkshire or Tetly although there are hundreds of these fusion green tea things in the supermarkest now. I like green tea with mint or lemon but when here it is water and wine....with a coffee in the morning.😎

Love this! It’s just so right, and great advice. All the same reasons we bought in Spoleto too. When you look back on it all now you see how far you came! I still feel like it was a dream even tho we’ve owned ours for 8 months now! Saying that wouldn’t do it again in a hurry - I hated sending the money over to the notary that was a worry I thought! And the renovation work just keeps on giving too but we just love Italy too. If you’re ever over the other side of those mountains come to spoleto :)

But admittedly I found myself wondering that when I started watching your videos. But it wasn’t from a “nosey” perspective, it was more of a “how could I still earn a living if I took the decision to move abroad, I wonder what he does “. This was helpful, Richard. Because my Italian grandparents are from a little village in northern Marche, I know the region fairly well. The only thing I would add is a bit more depiction of the region's natural beauty. As you noted, I too have found Marche every bit as stunning as Tuscany, but without the crowds.

Totally agree with you Richard about Puglia. It's a stunning region but would never buy a house there as it's too far to drive there on a regular basis, can be extremely hot and overcrowded in summer and too quiet in the winter. Le Marche is absolutely perfect and Senigallia is a lovely place both in winter and summer.

Best video I’ve seen on buying in Italy. In past years, I took college students to Florence for two months, side weekend trips. Have been looking at Puglia and Calabria, grateful for your assessment. Wish to be on the coastline, Marche did not occur to me - scale, views, markets, accessibility. Agree, the art historian in me needs to finish off any living space myself to my sensibilities of “home.” I’m searching for a video of the property you purchased. We want to buy within a year. Interested in chatting more to plan a scouting trip late fall, early 2025.

Oh wow, if I understand correctly (english) you are in one of the most beautiful areas in Italy. Excellent choice. Corinaldo is a pearl. Le Marche are beautiful, they are not yet too inflated as Tuscany and They are as beautiful as Tuscany. The location is strategic and there is a lot of art. Raffaello Sanzio was born in Urbino 😍

Looking forward to the slower pace of Italian life. I think it will be a good fit for our hub home close to her family in Poland and a cool place for my friends and family to come for holidays. Have a good day! Pearly Jam must have been cool in that village. I went to uni in Montana for a couple years where their drummer is from. We used to see them pay at a dive bar sometimes. They would always be under different band names so the place wouldn't be mobbed. It was great! In 95 I was just 18 to get in the bar and they were super popular, but not as they are now.

Looks to be about 17 hours from my wife's family home to the place she loves in Puglia. Lake lucerne is a 10 for sure. We were there last fall meeting some friends. Sorry for all the questions. We're ready for the move. Trying to learn as much as we can to narrow down our areas like you spoke to in this video.

Lots of good advice for people thinking of looking at a property in the region. My place is not far from you in Belvedere Ostrense and can certainly vouch for the region as well. You should try the Café Teatro in Ostra. Nice spot for an aperitivo. Look forward to catching up with the rest of your videos. One comment about building costs, they have risen a lot since the covid and especially since the war in Ucraine. Supply issues and the cost of gas etc sent production prices all over Europe through the roof. The cost for planning etc was a big surprise too, but was something that caught my geometra off guard also. I am looking forward to traveling down at easter and doing some work on my plot.

Very enjoyable video. I visited Italy last June & July. I stayed mostly in Trento area with a few days over in Tuscany (Lucca). Seemed like the weather was extreme last year. While in the military, I lived in the Trentino area for more than 4 yrs. There, as of last year, property is pretty hard to find & Italians say it's expensive. Being that I live in California, it's quite a long voyage for me. I really appreciate your content as it would be a dream for me to be in your shoes. I do know how beautiful Italy (and the people) can be.

I have friends that live near the Trento area. Top of lake Garda and Arco. I love it up there. It seems like an adults playground for any activity out doors. Amazing place. It is expensive but is a big holiday area so pulls lots of people. I hope you make it back and maybe get a do'er upper somewhere one day.🙌

HI @myevado . I think the tax levels are set at the local region and not necessarily set at the main region level (ie Le Marche, Tuscay, Puglia etc). For example, I am in the Ancona region of Le Marche and my locat town hall is Corinaldo. Some areas have low tax as an incentive. Lots to research once you choose the region and region within that region. Best wishes.

Hi @AddColor2Life . If you do speak the language then the entire process and experience would be even better. I am learning and struggling but am getting there. It is up to the individual and depends where you settle. Tourist towns speak a few languages...the countryside is pure Italian.😊

You mention that the utilities are very cheap, but would still be interesting to see how it brakes down. So maybe in the future (or when its raining) you can post a detailed description of what and how much monthly/yearly. Like how much is the electricity (kwh) and how much for water (€/m3), waste management, property tax, land tax etc. So people from around the world can compare to their local costs.

Hi @indrekn . Good idea - thank you for the feedback. I did do a supermaket shop and cut it as I thought it was borning. I may try again to show the prices in a short clip. I plan to build a website to support the content that will be able to go into more details on prices and how they change etc. All good ideas welcome - thank you for taking the time.👍

Just discovered your videos yesterday. Definitely enjoying them! We've been looking for a home/move to Italy for some time now...started our search in Tuscany and Umbria but have begun looking in the Marche region which has so much to offer...seems you've found your spot! I'm reassured by your comments on the property purchasing process as most folks have seemed to struggle through Italian system. Seems fairly straight forward as long as you adhere to the process. Considering having an Italian real estate attorney help guide us through the process as we're currently living on the west coast of the U.S. Wondering if you have any thoughts on that tactic. Regarding the attorney - if you are not attending the Notary signing in person then you will need someone to set up apostille and set up power of attorney etc. That can cost quite a lot so weighing travel costs up against that would be worth researching. I had two regions in mind that were interesting to me: Piedmont and Le Marche. And I chose Piedmont, I thought. Surprise, surprise,- your videos make me like le Marche more and more better.😉Hmm, not good, because in 6 weeks I'm traveling to Piedmont. The biggest problem for me are the real estate agents. I was not expecting that but ,- most of them don't speak English! That seems to be different in Le Marche. Even in Italian, nothing! No answer from anyone! Maybe the price range I'm in doesn't motivate them to make an effort? That's why I'll try to visit the agencies in person and talk to them - in Italian! Yessss, that could be exciting! I will see.😊Otherwise, after your nice offer, I ask you for help, maybe I'll come to Le Marche after all! Who knows ...! 😀 - Buona serata a te! -

Hi @gabrielar.6936 . I looked at Piedmont around the Asti region. I did'nt get into meeting agents there though so have no insight, sorry. Search for a Geometra and email them - that could open a door for you if you know the region within the region you are looking for. Geometra's cast their nets quite short and close to home. I think you are right about the agents - the big ticket houses are too great a pull. Fair enough....but the bargains are left to be found! Good luck. Some really good info here. I, too, bought a place in Marche a couple years ago. A nice sized two bedroom apartment with a large attic and windowed turant. I paid less than $35k and am spending about that same amount for a total refurbishing including new electricial, plumbing, kitchen, larger bathroom, parquet floors, etc. Just like in the US the final cost for stuff ends up being more than the first estimate and jobs are seldom completed when estimated. Cost and finishing may have been impacted by the 'Superbonus' program that the government set up to create jobs in the building industry during the covid downturn. Now that those projects are winding down prices may drop a bit and jobs finished sooner. Let me copy in something that I wrote for a different site and might be useful to others. How to find your place in Italy. My suggestions: 1) Start by making a list of what you want. Here's a bit of my list. Smaller medieval village. Off of the tourist trail. Privacy. An ample number of stores and restaurants within walking distance. Good public transportation. No need to have a car. and more.... Your list may be 100% different. Just make your list. 2) Decide on the part of Italy that you most enjoy. I like northern Italy more than southern Italy. You decide on what you want. Either learn Italy online or by visiting. I suggest online first and then, if you can, make one or more trips so you can sample cities/villages to understand the differences between regions. 3) Use Idealista and any other online sites so you can get a feel for what properties cost. Set screens for your favorite area/city/village/rural areas and for the type of property you want. Don't set your screens too tight at first. Shop wide and narrow down later. The service is free. 4) Finally, use Google Maps. Extensively. With Street View you can possibly see the building and neighborhood on your computer. Use the app to ‘walk’ around the neighborhood. Use the Google Map app to look for things you might want within walking distance or in the general area. Click on Nearby and look for grocery stores, pharmacies, restaurants, bus stops, etc. When you find a store/whatever you may find a review and images so you can determine if it’s a large grocery or only a minimarket carrying the very basics. Look at the village, neighborhood, city in Google Images. You will likely get a feel for the ‘best’ stuff. And just Google the place. I found lots of travel videos which allowed me to virtually visit from afar. Then use Google to find any information about the particular places that interest you. Look to see if the village/neighborhood has a once a week market. My village has a regular weekly market which sees a bunch of large vans selling a vast array of produce, cheese, fish, household goods, and clothes. That greatly expands what you might find in the brick and mortar stores. And Amazon, IKEA, and other stores deliver. That’s a godsend if one is living in a small village with limited shopping. I can get most of what I need from local stores within a half mile walk of my place. The other stuff gets delivered to my door. If you’re coming from some other part of Europe and looking for a vacation place then you might drive your own car. If you want to live in Italy with a car you’re going to have to pass the Italian driving test that is offered only in Italian, French, and German. My understanding is that you’ll need to be somewhat fluent in one of those languages in order to pass the test. The test is not available in English. My experience. I had been to Italy twice and had a rough feel for the various parts of the country. I settled on Marche. I made up a list of "the most beautiful villages" from multiple lists. Some I ruled out quickly online because some were too large and some too small (limited shopping and restaurants). I ended up with a list of about 15 possibilities and spent a couple of weeks during which I rented a car and visited each. Some were eliminated in a few minutes - too steep for older legs, some just felt 'dead', some were (local) tourist destinations. One day I eliminated three villages. Since I had a list of possible properties that I had developed using Idealista I was able to walk by some of the properties and was able to see the neighborhood, etc. I actually found a place I wanted to buy during my two week trip but I wouldn't count on that happening. I'd suggest one trip to explore and, if needed, a second trip to find your place. Minimum. Don’t hesitate to spend money for multiple trips. A plane ticket from the US is a small percentage of what you're going to spend on property and renovations/decorating. If you don't have Italy experience I'd suggest taking a trip from Rome south into Sicily and then up the east coast. Circle over and finish off with the area north of Rome. I ignored the central area due to higher earthquake problems. Stop a bit on the way and get a feeling for the different regions. Then pick your area(s). And consider spending some time renting apartments in different places in Italy. Spend about a month per place so that you really get a feel for what it would be like to live there long term. Like paying for multiple plane tickets, renting around the country should turn out to be a lot cheaper than hurriedly buying a place you end up not liking.

@@threeacresofmarche Use it however you like. As it is or create your own version. A further thought. There are a lot of people posting videos on slow travel and being a travel nomad. The idea is to go to one location, rent a place to stay, and linger there for a few weeks or more. Live in a place for awhile so that you really get to know it as opposed to zooming through as a tourist. If someone is giving serious thought to living in Italy, or any other country. This might be a great idea. Spend time to find a place that really fits you. If you rent an apartment you can save a lot of money by cooking your own food. Plus you'll become familiar with the ingredients that are available. And you'll be interacting with people in stores.

Hi @dawnedawe5337 . When I lived in Andalucia I was told they flew over the land photographing the houses to see what had changed from the original plans....I think they gave up as there were so many extras. Supposedly they offered a one off amnesty for a fee. Thanks for watching.🙌

Hey, really enjoying your videos and I don't want to sound negative here. But I found this really hard to watch as there are so many cuts in the footage. It's like there are 500 tiny clips all joined up and so each sentence is in about 10 different parts, meaning it doesn't flow. I'm watching each of your videos in order and just wanted to share this in case you do more of this style. Thanks and keep up the good work, it's really interesting and inspiring.

This one is not my usual style as it fits into a separate category I am making that covers all of the big questions I often get. The style is like this for two reasons - one - filming in public is hard so there are many cuts to clear out the people that come too close for a nosey. And - two - cutting out the breaths gets more infomration in. This would have been over an hour long and nobody would have watched it for that long. While this may not be great for normal content, when pushing out a load of information this format seems to work. It is one of the higher performing videos, so far. But, I agree. I hope you see from the main channel content that while there are a lot of cuts they add to the story and not distract. Thanks again. Richard.
