If only, if only... This is a a stunner! No matter how many Italian property videos I watch, I can't get over the craftsmanship of the Italians. This property has the right balance of stone and tile. And those doors are fantastic. Olives, fruit trees, additional ground, outdoor spaces, and a pool. Whoever purchases this one will be very fortunate. Nick, thanks for taking us along to tour this gem.

Ha! Husband saw the opening shot and said, “That looks like .” and walked away. 😅 This property has all of the pieces of greatness; solar, thermal, olives, fruit, lots of land, great structures. If one invested another 1/2 of the asking price into the grounds and made everything more cohesive, they’d triple their investment. This is birds nest on the ground. 😊

Air Con ??? Anymore , that is a must ! Fans are not enough . Comfort at this price point means air conditioning . Even you are sweating .In May .

Beautiful house on absolutely stunning grounds. I think a lot of people would be sold just on the cypress drive (including me). I would probably even be happy with living in the guesthouse, and renting out the main house as a holiday home. That land is perfect..

WOW! Everything about this place is amazing. The olives, the fruit trees, the view, the houses. The basement of both houses would be perfect to convert into a wine cellar with an open bar to entertain. At that price, it's a steal. Another grand slam find, Nick! Bob and Cathy.

Nick this place is great I like the way it's sectioned off into three different dwellings and the grounds seem endless perfect for a few big dogs to run free and have a great life and who needs internet or TV you be busy the whole time mowing the lawn and keeping the grounds groomed and making olive oil and fruit leather wow thanks for giving me something to daydream about today thanks for sharing until next time ciao

Hello Nick, This looks like a beautiful, large home! Gorgeous view! and Pergala and everything else! Beautiful stone work, love the kitchen, archway! Love the reception room and especially the fireplace! Mind blowing view of space!!! Ooooh love the basement - ceiling, walls of stone, floors, so cosy! Wow! Geo thermal healing - in floor for whole house! Cantina is stunning and would do as a tiny art studio!!!! or wait a storage for larger paintings! Oh wow, up the stairs! Awesome ceiling and what a huge grandfather clock in the corner! Great stone wall! I want one!! stone wall that is! Oh my goodness 4 more bedrooms! Oh my word, this is absolutely SPECTACULAR !! Perfect throughout. Both my husband and I are nearly always way out with our guesses. Started off well, actually right on target, but as your video progressed we “upped our guesses” !! We were up to about 4 million by the end, and then when you said the actual price we just laughed !! A bit belated comment, Nick, as I powerwashed the terraces around the house before I foungd enough time for the every-Saturday Italian property tour ;) Well, this is a very typical Umbrian house; love the details like the exterior and interior stonework and the tuffo cellar. Very immaculate finish, nicely situated in the Orvieto surroundings, but yet did not touch my heart 100%... Regards from DE Joachim

a sumptuous feast for the eyes - italy you are gorgeous! and haven't even stepped inside yet - you sure whet the appetite for today's tour nick! fantastic outdoor space! are you ready? let's go you said! yes! snacked up and ready lol ....... Oh. Wow. instant love -- i kid you not! just beautiful - beautiful! such immaculate taste. imagining myself in such a lovely abode! that kitchen begins it all inside the house!! could it be more wonderful?? .. those basement walls are fabulous leading to more delightful livable space - my goodness how well done :) comfort level 10 with heated floors too, even storage is beautiful! the wood, the stone, all the finishes make the rooms luxury spaces indeed :) stepping outside again is positively grand then more wow! nick this place is a stunner! i really like how color in brought in on the walls -- lovely colors for a two-toned effect is really working for the space. the light bouncing off of those walls and floors is so lovely!! the earth tones and bright white make it cheerful, grounding.. so well appointed! simple, yet so complimentary of the craftsmanship. i think it's impeccable throughout, i'm running out of adjectives to describe it!!!!!! on and on it goes with those fabulous grounds! i expected that price because the wow of this place delivers!

This place will be sold right away, its rustic, provincial atmosphere maintains most of its Italian Old World flavor despite its restoration. Just look at its walls (maintained beautiful thick stone work from exterior to interior), the lovely archways and the terra cotta floors, the Georgian fireplace and oven area (that looks like a fireplace), and the wooden ceilings (although new are varnished with stained antique finish). The basement still possesses the cantina “feel”, what with its “volcanic local stone walls” and its vaulted ceiling, its lighting, and the farm tool accents on the walls, they suggest a Man Cave ambiance; and, the most thrilling, is the actual cantina (the storage of the olive oil vessels). And that’s just half of it, because up the stairs and the guest house too can both serve as an Air B and B for travelers and tourists who want to enjoy a dip in the pool and savor the orchard (230 trees) and the gardens, especially the line of Cypress trees and the strikingly gorgeous Umbrian countryside and “Orvieto night lights”. Beautiful Italian Property.

The ground floor and cantina are marvelous, but I really don't care for the upstairs. It's just not arranged well. Someone, no doubt, will adore it. I do like the grounds and the view is gorgeous.

Who will make this their own? Extended family? Enterprising couple who could make it into a guest house? A group of friends ? The stonework and grounds are absolutely beautiful, and the cypress drive and the fruit trees.Just wow. I would sell my soul for the hob in the kitchen and the basement is nerd paradise. Let me know if the new owners want a caretaker. I don't take up much space, Nick.😊
