Lubricate and clean the garage door parts with oil every couple of years. Look at the moving parts of the garage door panels and overhead track system to be lubed.
Lubricate all moving parts with silicone or grease because it lasts longer, and it flows to those active areas - motor oil is fine.
Put some drops of oil on each hinge, bearing, roller, shafts, springs, rollers - but not the nylon wheels.
The extension or torsion spring should be lubricated or “wet.” As it dries, it creates greater wear when the coils compresses under high tension.
Clean the track, then use a light spray of silicone on each side of the track.
Use chain lube on chains, and grease on a screw drive.
Test your springs manually by disconnecting the opener, and a man can raise it with one arm.
The doors very rarely fall closed because there is no tension when the door is raised.

Thanks Mr. Hardware! My father and I were discussing about the residual oil left on the track of our garage door. You are certainly right it is like molasses. Gonna get hold of some silicone spray and clean that right up.

Thanks for the video!! Had to learn how replace a spring after a failure a few years ago. Replaced the rollers and added the reinforcing bars while I was at it. I wanted to learn the places to lubricate for maintenance so I don’t have to go through that again any time soon. Very helpful!

Thanks for the white lithium spray tip! At a rented house, I had a spring that was so rusted it wasn’t able to be adjusted to balance the door so wasn’t able to safely use the opener. Was able to loosen it up by first spraying WD40 to try to remove some of the rust, but what finally did the trick was working the white lithium grease spray into the entire length of the spring and all over it, doing so a couple times while raising and lowering the door slowly and a bunch each times. I did use WD40 to lubricate the hinges etc but will check out some of the other recommended lubricants here and in the comments for the wheels and hinges etc for when it wears away.

Thank you for the video. Have a very rusty garage spring doors. Before applying the oil, do you have any recommendation for how to stop the rust coming back? Will clean the rust before doing anything else.

Oil not only lubricates, it prevents rust. Keep it lightly coated and it will not rust any further.

Thanks -love your Michigan accent! I’m from northern Ohio so I miss it … What about a belt drive formula 1 opener. Should i lube the belt? And if so, with what?

That belt drive is too rare for me to speak about, I’ve never owned one. I would contact the manufacturer, and do what they suggest.

Those are 2 different schools of thought. I like the grease on my garage chain, but on my bike I like silicone.

Any all purpose oil, 3 in 1 or motor oil. The main thing is to use silicone in the tracks, oils, WD40 and grease gum up the rails causing too much drag on the wheels. It is worse in cold climates.

What type of motor oil are you using? SAE 30? or 10W-30?

I'm using 20w oil, but 30 may have a little longer hang time. The importance is that things are not rubbing metal on metal w/out lubricant.

Oil or grease on the spring, each coating will last years. Light oil or chain lube on the chain and white grease on the ‘car’ driven by the chain.

My husband put oil on the garage door chain, so when the door was lifted it left oil residue on the front of the door. How do i get the oil off the chain and door.

Wipe the excess oil off the chain with a rag. You don’t want to remove it all that chain needs some oil. Either you could use a citrus degreaser or you could use a little paint thinner and a rag to remove the drips of oil off the door.

Lightweight grease, Lubriplate is my favorite, is very good, however too many readers will skip the lubrication is the product is too difficult to acquire. I try to keep the videos very short so some side tips are not included. Thanks for the suggestion. Blair

Oil will also accumulate dirt! NEVER USE OIL OR ANY LUBRICANTS ON TRACKS. KEEP THEM DRY.

It will work however it will not last. Oil or light grease will last years.

I used 200 square-foot spray foam kit to insulate it. I made the mistake of buying a non-insulated door when I built that house.
