The cost of the well depends on how far they have to drill. The cost of a septic depends on the number of bedrooms you are planning on and the type of septic, gavity fed vs pump system, stone bed leach field vs bio defusers or infiltrators. My best guess, a well $6K-10Ks and septic $8-12K

Nice lot but this subdivision has to have the most covenants I've ever seen! I'm 50/50 with HOA's..I truly want to protect my investment but they can truly be a blessing and a curse. Im torn honestly.

@therapy9398 From what I saw you can't have a vehicle over 1 ton and you can't have a camper permanently parked on the lot. I believe you have 18 mths to finish the exterior of the house once construction starts. I may be off a little but there were like 30 different covenants. I mean they have rules for exterior lighting....I'd be scared to put candles in the window for the holidays lol

@@kookietherapy9398 You may be able to but once you start you have to finish within a timeframe but that isn't the big issue because many HOAs have a similar rule.. This place just adds even more.....the size of house, the height, what you can park on your lot, where you place you fuel storage, lol Im not sure you can use your fire pit!

@@petercarson7277 I can’t believe some of the payments that I hear about down here ,,friends just built a home at fuquay varina North Carolina,,there HOA payments are 700 dollars a month and the guy can’t even plant a squash hill on any of his own land plus before he was through building they fined him 3000 dollars in parking fines for construction workers

I understand not wanting an HOA, however $150 is a small price to pay for being able to drive the road in winter. Its not maintaining a clubhouse and swimming pool.

We disagree with your analysis. Sold data for non waterfront lots between 4 to 10 acres in Washington County over the past 12 months show an average $4,948.76/acre sale price.

Your data is wrong gentlemen,,I just bought 56 acres for $650 a acer with real mature trees …just because a lot has a semi level land & electric at the road does not make it reasonable ,,didn’t see a lot of millable logs..at all..a lot of mall thin yellow birch & maybe 3 loads of white pine that cold go to the mill ..this land in my opinion & what I’ve bought is not worth it .. I’ll tell ya what ,,if you guys sells try is lot b4 Independence Day ,,I’ll buy you a keg of your favorite beer 🍺 🤙
