That part he cut is only framing for the chute, the loan boarer would be a lintel in the roof, if it had nogins on the each side of the one he cut only then he would have to create extra support

Which one? This is from a laundry cute, there should be no such studs on the side that he opened up. The supports were likely at the floor and ceiling of each floor to allow one stud to be skipped for the opening. But, that being said, laundry chutes are pretty stupid. You give up a bunch of floor space for little benefit.

That's equivalent to taking a 5% hit. Considering that real estate agents take 6%, that's still less than the cost of the real estate agent.
