This new plan just makes good sense in so many ways. For me personally, I prefer the neighborhood aspect vs the more rural, isolated environment for aging in place. There's just something comforting and more secure feeling about looking out and seeing people/neighbors like your lovely neighbor Cheryl. Especially if you live alone. I know as a designer, the desire to move and create a new space incorporating all those ideas that are always floating around in your brain is tempting you, but you have to stop sometime. Why not now. I think your "awful" news was a blessing in disguise.

Totally agree! I’m a woman of a certain age (alone) and I’m certainly pulling away from isolated rural living for the reasons you mentioned. It makes sense to me.

Great alternative! As an interior Designer, may I make a few suggestions? I have had a jacuzzi outdoors and found that the farther away it was from my bathroom the worse it was: I was dripping wet and getting colder and colder trying to make it into the warmth of the bathroom. My suggestion is to switch the location of the spa/jacuzzi with your firepit. In actuality, you will have more seating room for your firepit if you do so, and you are only a few feet away from the bathroom for the spa. Another suggestion is to lightly frost your glass between your bedroom and closet, so you don't see every mis-hung piece of clothing or messy shelving. Yes, keep the feel, but just soften it a bit. I just feel that over the years, the view of clothes might not be so relaxing from your bed as you envision right now. My last suggestion is to put some sort of bar in either your office or your family room. You are WAY away from your kitchen and having a wine refrigerator, small sink, glasses, toaster oven, coffee station, etc. could be really nice for your mornings and evenings.... and for guests in your family room to refill their glasses. Other than putting an elevator in main hallway, your idea of a ground floor master and increased family space is PERFECT: for now, for the long run, and financially! Good job!

Add a washer dryer to the master bedroom. Don’t have an open concept closet. Most people have a messy closet and want to close it from public view . Remember resale is important and couples want their own closets. Especially in the million plus price range. Don’t forget a large linen closet for toilet paper and towels. Another thing to consider is the noise from the family room sharing a wall with the master bedroom. I downsized and I regretted buying a home that the master bedroom backed up to the family room. My previous home had a huge formal living room that was between the smaller hearth room where the kids watched tv. Now they are basically blasting the tv next to my bedroom and I am miserable. I know you live alone but again resale is everything. Perhaps a better idea would be to blow out your kitchen and combine it with a large family room. Opposite side of your house and much greater value for resale. A large family would love a bigger open concept kitchen attached to a tv family room. Far far away from the master suite addition. Out of town guests can stay up late and not disturb your sleep. Also gives them access to the kitchen without traipsing through your wing of the house.

Yess!! I was thinking the same thing!! Most people like to have the family room close to the kitchen so everyone is together. Now… the family room is away from the kitchen and dining room… and we all know that when guests are over… everyone likes to hang out where the kitchen is… so it’s smart to have family room off the kitchen. I honestly think she can add a dining room table in her existing family room, off the kitchen with a few tweaks!! I feel like the family room is too isolated at the front of the house. I much prefer it close to the kitchen. One big room… kitchen, dining room , family room. 🤷🏼‍♀️

I absolutely agree that the preferred floor plans are the family room and kitchen being open to each other. It is where families congregate and play together. Food, games, TV are where the memories are made. Birthday parties for the grands need space. Rebecca you are amazing!! One thing that my husband and I have discovered while looking at new builds to purchase, is the washer and dryer is part of the master closet, or sometimes an additional small room past the master bath. It's a really good idea. I don't know if you can do something like that in your new additions. I really love what you've decided with your additions. It will be absolutely beautiful. To me, this makes more sense than moving and giving up your gorgeous home and wonderful neighbors. Less debt is certainly a better option.

We built our home in 2003 and the plan had 5 bedrooms upstairs. I changed the bedroom next to the master. it was divided into three new areas - laundry room off the hallway, vestibule for my master and another walk in closet in my master. It is one of my favorite things I did to our house plan.

"Not all storms come to disrupt your life; some come to Clear Your Path". This is SOOOOOO Much Better. I knew you could do it! You're Becca Robeson after all! Well Done! Well Done! I like Plan 3. Plan 2 had the toilet window too close to the toilet. Even though you may have a privacy wall in the yard, I personally just wouldn't be comfortable with it so close. Plan 3 still has a window, but not at the toilet level. Also, I'm not that keen on the glass closet walls. Think about it. Once your closet is filled, from your bedroom view, it will look cluttered, no matter how tidy you keep it. I think that view would take away from the awesome bedroom. Looking forward to construction! xo

I absolutely love your current house so I’m happy you’re staying! I’m not sure about the toilet being off the closet. I think I’d swap the toilet and shower and instead of having access through the closet, I’d put it off of the toilet area. Having to go through the closet to wash my hands after using the toilet is just a little odd unless you’re putting a sink in the same room and closing it off with a door like a powder room.

Also, I think the family room is a great addition. The cost is small compared to the ROI when you sell later in life. Your friend is right, if you’re going to add on, you may as well do it all and it’s less expensive to do now than it would be to do two rounds of additions.

Thank you for walking us through the whole process--the end of the dream home, the change from the original bedroom plan, and the lovely addition to your family room. Kinwoven is about your family so that is perfect. One thing I saw on the plan for the bathroom is that the toilet room seems a long way from the sink area. I was once at a high-end restaurant where each toilet stall had a small sink for hand washing. What about a small sink in your toilet area. Who wants to wander around in the middle of the night to wash their hands?

Love your videos- Rebecca... you are so talented. I agree with these ladies about the toilet room and sink area but also the shower too. If you go to to the bathroom right before you shower then you're having to walk around and through to get to the shower instead of just jumping right in the shower. Reconsider, reconfiguring the entire bathroom area 🙂

The new master wing is so beautifully designed! I love that you don't have to walk the entire span of it just to use the bathroom in the middle of the night :) I have a couple of ideas based off of your prior designs - 1) you could pop out the closet wall that has the doorway to the toilet closet and fit a stackable washer/dryer closet there 2) you could substitute a single large arched window centered above the bed instead of the side windows since some light may be blocked with exterior walls right next to them 3) the outdoor space between the closet and music room seems underutilized - you could pop out the sunroom/office window wall 4-5' which would give enough space for a coffee bar there inside your office space and make a nice alcove on the exterior for some built-in outdoor furniture 4) you could swap the firepit and jacuzzi so it's closer to your master bathroom and the new built-in furniture alcove would save sufficient patio space to allow this 5) you could use pocket doors for the toilet closet and the bathroom so you can maintain the openness but also get some privacy when the grandkids are over :) I would love to see another video for the upstairs if you have any plans for it!

Ideas: Your last plan with the family room addition is lacking some symmetry on the wall across from the doorway. Consider adding an arched bookshelf neich directly across from the doorway into the family room. I'd also think of adding a small sink into your toilet room. It's a long way from the toilet to the double sinks. Otherwise everything looks beautiful! Can't wait to see how it turns out!

Another wondering : the music room was fun and you enjoyed it, but do you really want to invest in an extra room ?) I loved the idea in the comments of adding a wash and dryer area (do you have already a pool towel area/guest shower or a little pool barbecue kitchen?) I wish you could have saved that part, but pipe lines do have a way of demanding attention, don’t they! It will be beautiful regardless.🥳🤗 Can’t wait to see what you do!❤️. As always, thanks for sharing with us.

ROOF FRAMING is your main design challenge. If you use a separate gabled roof over every rectangular mass, you will might as well call the property "Crazy Gables." Try again and add a CAD layer of your current roof framing and add a CAD layer showing all your property setbacks and restrictions. Some municipalities do not allow roof overhangs beyond the setback line and some municipalities require allowing space for maintaining the structure. Where will you place the main ridge boards (at the peak of each roof section) and how will the valleys where all sloping sections meets relate? Where will the rain and snow travel from the roof to where you want the water to disperse on your lawn? Especially, how do you want water to drain over your bedroom? Valleys can be a risk for leaks and ice dams. How many gables do you want? One for the new bathroom and one for the new small closet, etc. Even if you use hip roof framing, it could look like a confusing mess from the street. FOUNDATIONS AND FOOTINGS will affect how close you can build to the plumbing tunnel setback line. Again, check with your municipality on how close you can dig, erect concrete forms and lay drainage tiles next to that pipe tunnel setback. What is the existing condition of the foundation around your current brick dining room? If that space was originally an open porch, the foundations may need to be improved in order to handle the weight of a more substantial structure. HEATING, AC, PLUMBING need to be planned so you do not create awkward bump-outs in your rooms to accommodate ducts and pipe chases. Good time to think about zone-heating your house so you can change temperatures of each zone depending on how you are using it in different seasons. Will you need to add a new furnace or boiler to heat/cool the new addition? If so, where will you put the new furnace room? ELECTRICAL CAPACITY may or may not be available. A substantial addition usually requires that additional electric service into your house. Many older, built-up communities are at or near peak capacity in terms of how much electricity they can add to homes. Many people are adding electrical vehicles charging stations to their homes now, even if they do not currently own an EV, to get ahead of the demand curve. Check how your communinity plans to handle the demand increase and consider adding the electrical service in advance of your construction project. Hire an electrical engineer now if your architect is not familiar with your community's capacity plans. BEAUTIUL ARCHITECTURE of your existing home can be continued seamlessly into your new addition. Keep going on adjusting your design to conquer these construction challenges. AND THEN THERE'S THE KITCHEN now that this will be your forever home. Would you consider making the build-out the new kitchen and family room for a better relationship to the outdoor living space and retrofit your bedroom into the existing living room and kitchen into your master bath and closet? The new build could have taller ceilings. The brick dining room might even be a good width for a kitchen and the brick texture would make a nice kitchen surface. Imagine all three brick arches opening into a great room that now houses the piano and an entertainment area. The original dining room reverts back to dining and relates to the formal living room, kitchen, great room and outdoor area. The Master bedroom becomes more separate, private and quiet. You might need to add a hallway and master suite to the original dining room so you don't have to walk all the way around. I am not clear on hoe the garage sits on the property. So many solutions! I know you will land on something FANTASTIC!😅

Rebecca, sorry for all the problems with the interest rates, and other issues. I think, however, you have made a very wise decision to stay where you are and make the amazing additions to your home. The downstairs bedroom/bath/dressing area, is genius. Also, making your existing family room a dining room and building a new family room is such a perfect plan. Best of luck with all the construction that will be going on for a few months, but the end results will be worth it all. Hopefully, it will be completed so you can do your fantastic Christmas videos that I anxiously await each year.

Making your living much easier to manage. I too had the opportunity to build my future home. I used some ideas for Accessible Design to make my living more manageable. I am also in my 70's. but always feel young at heart. Just trying to help. Good luck....

I watched but didn't comment on the dream home video because, although the design was AWESOME, as a woman in my mid sixties, I thought it was too big. As we get "wiser" we need less space, not more, and the conveniences of one-floor living. THIS NEW PLAN I LOVE. It's smart, it's economical and it means you get to stay in a house and neighborhood you already love. There are no down sides. This is also why I love you -- you are a dreamer and that's fun and it's your super power but, even better, you are intelligent and sensible and seamlessly change course and that is an admirable trait. I am looking forward to watching this project materialize and I could not be happier for you! 💗

Rebecca, you’re not alone in choosing to go to plan B! We bought a beautiful lot overlooking a golf course three years ago, worked with an architect who came up with our dream plan, and then we have seen so many price increases in building materials the past couple of years , that it’s insane. Our new home would have been about 1000 sq ft smaller, yet would cost over double what we paid to build our current house 13 years ago. Umm, I just don’t think that is a very smart use of our money. So, we just decided to stay where we are. We now decided to update our kitchen, which I’ve been unhappy with for the past several years. After watching this video, I’m thinking we may as well add a few more improvements and enjoy our current home even more! It would be a fraction of what that new house would cost! You are so very clever and I love everything you do! I wish I could hire you to help me choose my new kitchen cabinets!

Rebecca love the new plans food for thought are you going to want everyone walking through your office to get to the family room? One way to solve this bring the fourth arched window up in line with the others you can then make an open walk way/hallway by adding a wall between the office and it if you then brought the other arched window on the soon to be office forward to be in line with the rest of the house taking away the little sitting knock you could thne possibly add your dramatic walkway into your bedroom suit hope this makes a little sense but I really do love the addition it's so exciting

Rebecca I wouldn't feel bad. My brother has been building houses for over 20 years and just recently had to quit and give up on that because of the interest rates and it's taking too. Long to get the houses built because no one will work and then when they're built they can't get them sold because of the interest rates. Nobody's buying.

HI Rebecca… I love your Moxie…. I have two things that you need to consider. Would the location of the new family room be convenient to how you use your space? It looks like you would have to walk through the living room AND your new office space/old sun room to get to it. My second point is the glass wall in the closet. It is nice to have some visible storage for your nice things, but I hope you are a total neat freak when it comes to hanging and color-blocking your clothes. Otherwise, it will drive you crazy if you have to look at closet clutter. I know you are excited, but these are just a couple of things to consider. All the Best…

When you remove the center arched window, create a shallow arched set in for an art piece or do a mirror that’s exactly like the other arches. That room could also become a grands play space when they visit, which could easily be cleaned up when they’re not there.

Love your current home. Love the brick fence that surrounds the property. The amount of character it contains you could never afford to replicate in a new build.. Whatever you do design wise, Will be fabulous. I too would think about putting a washer/dryer in the closet for convenience. Also was wishing you would have explained how you can tag on to your existing loan for the remodel at your current mortgage rate. That would be interesting for all of us to know, in case we could use the same way of how you are doing this. For you, that is fabulous that you can get the same interest rate for the add on as your currant mortgage is. Love your designs, and love everything you do! Have fun with all the planning and dreaming!!

Looks great and I'm happy for you that there's a solution. I love that you're keeping the older heritage, too. My only question is the glass wall for the closet and the distance of the bathroom, esp. as a person ages and may have mobility issues...at some point. Also, that the toilet area is not closer to the vanity. Great work and fun to follow!

I appreciate your practical approach to design, decision making and renovation. We are all limited by budget and interest rates. It’s refreshing to hear your practical thoughts and experience. Love your ideas for a main floor master suite and family room (to improve flow). Did you consider installing a lift (elevator) in your home to access upstairs rooms if mobility becomes a problem? Amen! Since I was one of only a few who in the beginning expressed that you should keep what you have and invest in your now home and not build in the wilderness...I think I have already said months ago what I would still say today. Wise choice Becky. You have a clear view now but since the home is in a historic area, I have to wonder IF you can start removing and replacing things that will be different outside. I know you will check first. 😍

Hi Rebecca I loved this video and I can't wait to watch the process when you begin renovations. If I may put in my 2 cents. I feel the toilet is too far from the sinks and looks out of place off your closet. What if you turned the shower area into your toilet room and then encased the tub area with floor to ceiling glass like you wanted to with the initial shower design and did a gorgeous tile or stone on the walls and shower floor. This will also mimic the glass entry way into the closet from your master. Then had your stand alone tub inside your shower and definitely have it be a steam shower for those cold winter days. I know you mentioned large showers are cold and don't retain heat but radiant floor heating under the tile will make it feel nice. For the sake of symmetry a shower head on each of the exterior walls to the right and the left of the tub with built in stools. 2 shower heads will help for resale value in the future, but most importantly it will be symmetrical to have 2 showers on each side of the tub ( leaving the tub as you have it centered infront of that beautiful arched window) Also 2 skylights over each of the shower areas would be aesthicially gorgeous and the natural light would be amazing! Lastly I would put a stackable washer and dryer in the room you currently planned on putting the toilet in off the closet. How convenient in your older age to do your laundry right off your closet and be able to walk a few steps and put everything away directly in your closet, no lugging around a laundry basket. If I could leave a picture here or a sketch I would cause I know this comment is very wordy 🥵 I am so excited to see what you do!

PS from the Right-Hand doorway in your original living room into your new study room, you now have line of sight directly into the new master bedroom. Love your ideas. A couple of things I would think about is setting it up so that if this your forever home and if you would need the ability for walkers or wheelchairs in the future…. I know, I know… we don’t like to think about those things. But a few of my parents friends had either homes built or remodeled their current homes in a way that they could easily convert walk ways and doors to make them handicap ready. Most of the time , as we get older, those changes happen suddenly and the changes to our home have to be done suddenly. Family will already be overwhelmed with handling the health aspect of it. Just a thought. Also, I know you won’t have guests all the time in family room but the TV shares the wall with your bedroom. Maybe soundproof it so that it doesn’t bother you. Otherwise…. Love love love. I am obsessed with your designs and learn so much.

Beautiful, Rebecca!!! We built on an apartment for aging in-laws 8 years ago. We followed universal design tenets so everything was accessible for them. The thoughtful design was gorgeous but remained functional for their age-in-place needs. They were healthy and mobile when they moved in, but both were using walkers and had mobility issues before they passed away. Because of the design, they were able to age in place and lived with us in their apartment until the end.
