我以前住 @7:04 個Flat，係正Colindale station對面，呢個development (Fairview Edition) 係2017年入伙，而係station後面果個development (The Pulse)就舊少少，離地鐵站行路10多分鐘嘅Beaufort Park 就有新(brand new) 有舊 (10+ years)，最新嘅係依家仲起緊嘅Colindale Garden，不過佢地離地鐵站最近個幾棟仲未開賣。純講個人居住經驗: Colindale綠化多而且室內面積一般比較寬落，價錢係London來講算唔貴，所以住得好舒服。附近又多超市同個Oriental Foodhall，食飯方便，去市中心Northern Line直達約30分鐘就到。但係呢區都有唔少缼點，that's why 我最後搬咗。首先呢區係完全依靠個地鐵，附近所有巴士路線冇一條去市中心。。。地鐵邊日有engineering work或者signal failure (which is quite often in London)，咁就大鑊啦。之後個station仲會rebuild 會需時1-2年，所以未來有一段時間交通會有隱憂。然後呢區非常少GP (家庭醫生)，就算你註冊咗，邊日需要睇病可能都要等成個禮拜。呢區治安算唔錯，但係入黑之後會有問題青年係樓盤轉角D暗位吸煙飮酒，所以要注意。最後就係英國樓一般建築品質麻麻，特別係plumbing (water and sewage) 同 fire safety，所以我良心建議自住嘅話一定要本人睇過實樓先好買。

I live in Colindale in one of those new apartments and can say that the area is indeed very nice and convenient for shopping as well as commuting to central London. Most of the new build flats are of good size and either have a terrace or a balcony. There is also another bigger park on the other side so lots of greenery here too. Had I known that you guys would come visit Colindale I would have come and said hello to you 😀

其實源住 Edgware Road N5 行落大概 10 分鐘左右，有多間唐人餐館雜貨店，還有一個華人教會，Colindale 亦都係早期 90年代，香港人移民聚居地，地鐵站一帶舊批新 Blinding 註有華人會計師、律師營業……

We live in south west London, very safe, lots Englishes live there, very nice neighborhood, good for young family, but not much Ansian shops, but can go Leicester square for yumchai and Chinese food.

Thank you Vincent 和 Chrissy的資訊，非常有用！心想apartment 較適合有些香港人居住，減少擔心花園維修及治安問題，但是如果購買物業apartment都是leasehold的，即使年期夠長，如有125年等等，也會否擔心不斷上升的ground rent, maintainence fee/service charge。請問有沒有任何建議？

去到英國千萬不要第一時間買屋，住落習慣咗了解多咗先決定在那一區買，仲有不要住在華人多的地區，盡量結識當地人做好朋友，他們會幫你好多㗎 !

@Kam Lee : Do not be offended, but I think they should be flexible... Because they do not understand the current North and South divide, or things like Help to Buy, or the previous generation's sacrifices, and how come Chinatown is consolidated into specific areas as well..... I have seen Liverpool... and they have regenerated quite well. Even a new ordered "Chinatown front arch" has been created in the past 20 years. I did not know this. But I do not think that, I also want to go back either. Cos when I was living there, we did get a lot of problems. Of course, life is a lot better now. But too much hurt, and memories... I do hope that many, will put down roots... Some areas, were very family-friendly, but it does take a village, to create a community as well. You need to understand how others feel..... but I do agree with his sentiment ! Whereas I am thinking, if I should indeed go back to HK myself ! And do my filial duty. People do things for their different reasons...

I've checked out the "Pulse" in Colindale... I think this is quite nicely done. It's by Fairview. Good choice Vincent/Chrissy ! I have read that London would regenerate some areas, to be more affordable. This seems nice. And next door is actually Harrow. Surprising.

Don't buy. I have a 3 bed apartment in Pulse next to the station, there are problem with the cladding so I can't sell my flat until it is resolved. The cladding, the outer part if the building, is not safe according to the UK government. If you read the news, it could cost over £50,000 per apartment to fix. My flat was built by Fairview less than 8 years ago. Just be careful when you buy any flats in UK.

@K Chan : You can just remove it you know. Or to get a collective agreement on the building to resolve it. Of course, you can get the situation resolved as well, based on the original builders' contract, to test a case with the regulation etc etc... Just start the process, and finish it quickly. The cladding thing only came about, but if you do it quickly, I think you will find that the building could still be in actual contractual period as well.. and there is always insurance, linked to any building. Did you know that ?? Check it out.

Harrow is under different Borough! I am a property surveyor and am very specific in details but thanks for mentioning the area of Harrow. A lot of HK people don't know much about it. My project in Harrow is pretty sold out.

@@alphonsus17 : I know ! But have you checked those properties and the prices ?! Do you think that it is affordable ?! Plus, those houses are not as nice as these ones. You can always live close to supermarkets, and then commute in the mornings... A lot of people do. What are you going to do, if you cannot ?!? A friend of my family, his son, went down to Harrow from the North, and we were shocked at what is available. So I think he did in the end board full-time. But anyway, living anywhere else in a nice area is fine for family, and then let the child board. This can indeed reduce the overall cost of the house.. and then the child is also safe and sound etc. If a person cannot get these kind of houses, then those options are what most politicians did in the previous generation. i.e. Live in a low value place, but send their child to boarding. Then let the equalisation begin etc... This is what a lot of people, the locals as well did before. Especially those who went to universities, or their parents were in the armies, and things like that. Grammar schools and boarding schools, were a safe place for children, while the country was rebuilt.
