home prices have gone up because land has gone up , as a builder myself I build roughly 10 houses a year and would never build a cheaper small home it makes no sense as first time home buyers seem to be getting harder to come by. It all comes down to land cost. Larger land tracts as you well know will produce about a $10000 lot and in some cases less.If the builder has to put in roads and sewer ,water etc , now the lot costs is approaching $30-$40 k .Hoa's are terrible would not recommend it to anyone.

God bless u for helping those moving to Dallas… the heat alone did me in. It’s definitely cheaper than a lot of places in the USA. But be prepared… for the heat which is pretty brutal. As I aged, my body couldn’t take it anymore. I didn’t want to live inside 7 months of the year. That said… I grew up near Chicago and live snow! The snow up north is nothing like the snow we got as kids. But u will pay a lot more to live in Chicago than Dallas… I think u do a great job helping people find cheaper homes… !!

Wife and I toured a home here recently. Loved the affordability but a massive downside is about being a part of an HOA. What are your thoughts on HOA?

@@LIVINGINDALLAS Yes I saw but understand you can’t go too in depth because HOAs are not a one size fits all, just seem very risky to me, since it’s not regulated, the horror stories are insane.

Not to mention PiD fees. Princeton schools are tated pretty low and the road infrastructure is just not there 380 is a mess and will be for years and other side roads have traffic for miles when you want to leave or get back home

My issue with the princeton is from what I see the developers set up very expensive HOA fees…

HOA rates are mostly influenced by amenities and services. Nowadays, developers make sure that they're the best or at least decent in these new constructions. So yeah, that has a direct effect on HOA fees, but it's mostly worth it.

@@LIVINGINDALLAS when I check for amenities in the listing and even scope the area on google maps I don’t see any major pool/gym/community area/park type amenities to justify some of these HOA which are often approaching nearly 50% of a condo HOA - except condos have to cover roofs and some plumbing etc so thats more expected… but admittedly I haven’t checked this is always the case, but has roused my suspicion.

Hi, I left Texas and came to Minnesota … but after seeing how you present Texas I might just move back. Texas has no winter or fall but I guess I can always go back up north for winter. Im single so my thing is with a house is I need my dream kitchen. Since I don’t have kids or a man. I’m not worried about school district or anything. I know in Texas, you be need a car, but I lived in Texas for 3 years without one. I got most stuff delivered and used a ride-share to get around to the Dr etc. I just want to be close stores if I need to, I don’t want to be so far out, because I got stuck in a Celina Texas for 2 hours. Looking for an apartment and the reception was bad and the driver could t find me, he barely spoke English. These price ranges you put out are great for a first home. But that Friday’s gotta go and I need a nice kitchen since I love to cook. 😊

These are considered cheap (coming from a Torontonian). In my city the average home cost $1.2 million CAD. Might consider moving to Texas in the Future.

Are you able to find sellers with assumable mortgages? We sold our home in Singapore and are moving to Dallas in summer. We have a chunk of change for a big down payment, which is usually needed to take over a mortgage to lock into that 3% mortgage.

If i decide to move to Dallas; public transit, walkability and a central location would be the most important factors as i don't like to drive and can't justify the expense of a vehicle. I don't think I'd need a property larger than 900 sq ft. Any suggestion? I was in Dallas recently and was impressed with oaklawn & uptown. I did setup an appointment with one of your agents but he completely forgot about it.

The tax rate is 2.67， so the monthly payment will be around 2800. I went there yesterday and like the neighborhood.

It's too expensive now in Dallas, it was cheaper 10 years ago. All the out of state people moving in have made it expensive. Don't be fooled by this video, property taxes are 10k in Collin County. Car Insurance is 2k a year, and the pay is about 20 dollars an hour. You can't buy a home because everyone moving here. If you from out of state you will learn your Savings will go by fast living here.💯

You must not be from Texas....just a few short years ago most of the homes in Dallas metroplex were less than $300K. House prices skyrocketed in just 3 years but salaries haven't. And no not everyone can or is interested in working in the high paying tech industry🙄🙄
