Too many immigrants, too many house horders with investment homes sitting empty. Same in NZ same in Canada. This has to be deliberate. Edit: why is no one discussing rent to own homes. Generational stability and communities need to be rebuilt. Give families a shot! If people can pay over priced rents traditionally allow them to rent to own.

Don't know about other locations but migrants get houses strait away and locally we have a growing homelessness problem. And until the government stops importing people and selfish people stop trying for non-earned income(the true cause of the rapid inflation our society experiences) then this will only continue to be an issue.

Slightly naive approach! Leith Van Onselen had an excellent interview debunking the supply side argument regarding housing. It's immigration which is the issue. We have 9% of workers employed in the construction industry, well above comparable countries, yet with big paying government projects they have little incentive to work in residential construction. Why shouldn't NIMBY's want to protect the environments they've paid good money to live in? There has also been a huge amount of building defects in many apartment complexes. Compounding this is higher labour costs, supply chain issues and interest rates. To blame this on people who fear the consequences of drastically changing their local environment is unfair to say the least. A more focused immigration system based on what communities can realistically absorb is a key to solving this problem. How can you build enough housing to accomodate an extra 500K a year?

We spent 3 years waiting for council to approve our DA for subdivision and DA for a new house build due to the amount of hoops council keeps putting us under. + it cost $200,000 in just applications and paperwork. Yeah... housing prices aren't going down.

When Australia start making scapegoats out of Chinese property investors,they baulk at buying Aussie properties to let. Aussie property owners normally will live in the property rather than rent it out. Chinese investors tend to want to rent them out. As the Chinese investors diminishes ……the number of properties to let decreases. And the renters are hit when there is a supply shock. There are always consequences to actions.
