Great to know, thank you! I had visions of them off-roading people to potential lots lol. I’ve had that before and it’s not ideal. Shellstone will be a nice community. The one thing I forgot to mention was the school that’s coming there as well. Along with bigger floor plans, I feel Shellstone may be more catered for families compared to Lakehouse Cove.

@@burgessteam we are deciding between those two locations, and we are almost retired, so no young children. You believe Lakehouse Cove is the better fit?

@@paulastahl7227 I believe Lakehouse Cove is the better fit for retirees, yes. LHC has many more smaller homes and although a very small distance, it’s closer to Waterside Place. I personally believe LHC is one of Lakewood’s very best communities. Here to help if you want to discuss in more detail : 813-295-0144

Is Lakewood Ranch a golf cart friendly community? Can we go to the town center in our golf cart?

“Yes, golf carts may be used within a village, or to travel short distances on non-major roadways, but are not permitted on main roads where travel speeds exceed 35 mph. When operating a golf cart inside Lakewood Ranch, drivers should avoid sidewalks or trails, whenever possible, and adhere to HOA rules for parking. Golf carts driven outside a village, must be registered with the DMV and be equipped with headlights, brake lights, turn signals and a windshield.” This is on Lakewood Ranch’s official website. If you haven’t been to the area before it’s very big in size, so unless you live quite close to a town center than it’s not really practical. Hope this helps.

Overbuilt? Not at all. Depends where you’re coming from I guess. I’m coming from Riverview, FL where it’s seriously overbuilt.

@burgessteam my friend used to have a ranch in that area..had to sell it because of all the traffic and light..couldnt even seethe night sky anymore

@burgessteam more of a general problem of county commissioners allowing whole ecosystems to be destroyed against the will of the people..commissioners basically bought and paid for by developers. But Im sure your quite aware of that

@@buffaloman5042 i'm sure the homeowners on ranches and land in the area can't stand how developed LWR is now. Especially the ones who have been there for forever. I get it. But the area in general has too much to offer for it not to develop. Add that to the housing boom, national housing shortage, Covid restrictions and other political issues in other states the past few years, it's now the number 1 best selling master planned community in the U.S. They also have another 10-15 years to grow and develop as well. If your friend had kept that ranch it would be worth a fortune today.

Homeowners insurance will always be less for brand new homes. Taxes will be higher (based on sales price) but you get what you pay for. I’ll gladly pay more for everything Lakewood Ranch has to offer.

@@burgessteamcan’t get blood from A stone and LWR has zero hi paying jobs to offer commensurate with prices and cannot be sustained on retirees and remote jobs! Aren’t enough with layoffs! Unsustainable price growth. Fundamentals are not there! Builders refuse to drop prices bc in bed with counties to keep tax revenue up and be a no income tax state. Money comes from somewhere! Buyers have power! Just say NO to the Home Depot specials that were 500k in 2022 and now 900k! Ugh the kitchens are sooooo cheap!
