Shame! I’m so sorry that has happened to you! Maybe, if you are not returning to NS you should just sell it.. advertise it to people moving from BC they’ll pay top dollar lol.. it’ll probably save you in the long run for repairs etc..

Very Risky stuff. There are professional rent skippers out there that know the system very well and that can live for YEARS by stretching each place they go to to the limit paying only 2 months rent usually (first and last) and then moving to the next rental place. This happened to my girlfriend after she had a gem of a renter (doctor from Egypt) for 4 plus years! He had to go to California to help his very ill mother.

Funny, but not so much fun for you I see. Sorry for the situation you found yourself in. I moved out here 18 years ago from Ontario. Not sure why you left NS, I only watch a couple of vids, including this one. I guess you learned the landlords lesson on the first go. I can tell you, it could have been worse. You probably know that, though. I'm glad you found a better tenant. I don't know if you intend on keeping that property, but I thought you might benefit from my pointing out something most folks are overlooking. That would be global warming. Perhaps it is not on your radar. If it is, good choice to keep the place so far. In any case, rising temps are going to crush a lot of places. Nova Scotia is one of the places that has some reasonable future temps. Because that future is less than thirty years from now, you might find it more useful to come back to Canada. I expect our failure to respond so far, will bring things to the fore by some measure. The ban of foreign purchases of property in Canada is said to end in 2027, but it might get extended out past 2030. We can't build fast enough, so the value of property is high. Considering all that is in store for global property values, holding on to that property could be hard, but worth it. Good luck, too bad you had to leave🍀

I am thinking of renting a portion of my place. But I will have a template contract with additional clauses that must be agreed to by the tenant. I will be asking for three months rent in advance (first, last month and third month's rent for any damage that will be refundable). Also, I will ask for proof of employment that I will follow up on in person as well as a credit check requirement. No guarantee . Can you recommend anything else to look for or require?
