Las Vegas Homes For Sale - Crazy! The current US real estate market, and notably the Las Vegas real estate market, is facing an unprecedented challenge of being overpriced. Las Vegas homes for sale have seen a crazy surge in prices since the pandemic, creating a scenario where many potential buyers find themselves priced out of the market. The demand for Las Vegas homes for sale has been driven to remarkable heights by factors such as historically low mortgage rates and an influx of out-of-state buyers. This has created a crazy competitive environment, further inflating the prices of Las Vegas homes for sale. The current US real estate market is grappling with significant issues, and one of the prime examples of this challenge is the overpriced Las Vegas real estate market. Home prices had been trending higher over the summer due to low inventory but that is now starting to change as inflation and interest rates continue to surge higher. Continual higher interest rates has created an ongoing affordability issue putting most home borrowers at 8% mortgage rates and higher. You now need to make over $111,000 per year to afford the average home in the US. This is going to weaken buyer demand as interest rates remain elevated for longer periods of time. Home prices, specifically in Las Vegas, are likely to decline further as many homes are still overpriced. This could take well into 2024 before we see meaningful home price reductions throughout the country as well as Las Vegas. Curious as to your thoughts on what foreseeable catalysts could accelerate price declines. For example, if it's true that hedge funds like Blackrock have purchased huge portfolios of homes, once it becomes clear the downside risks are just around the corner it seems like they will be selling and prices will take a hit.

My youngest son is a realtor in Vandalia, IL! When over for lunch the other day, we talked about this! The rural areas are a bit more stable, even with us heading into winter, he is staying busy!!!

But how do you address the supply issue? Existing homeowners are locked into record low rates and super high equity. So they won't sell. All there is left are the few homes that are for sale and they find demand for those. That keeps the price up. And once interest rates come down more people will enter the field. How do you win in that situation?

TIP REPLY: that guilt trip with the tip gets me when using my credit card, especially when i see a young person working behind the counter. when i'm paying with cash, i feel less guilt so i may start paying more with cash now. either that or i just need to say screw it, and pay no tip as a heartless human being.

I was at the gas station and noticed a car full of belongings and a lady with her dog. I gave her $20 and she just started bawling and was extremely grateful. When I was in my 20’s I was homeless for 2 months and lived in my car. I know how it feels to be in that situation.

I always wonder how can the typical family with average income afford a higher rate+ more expensive home? in my area multi generational home is becoming the norm . Don’t forget to add the inflation which just this week was 9.1 on the CPI , producers index 11.3, it’s going to be a rough ride for sure

This is why being informed pays off. I see any financial market condition as a plethora to make wealth. I had my $80k diversified and it has grown by 3x in the past 7 months with compounding, venturing doesn’t necessarily boil down to funds but you also have to be informed, be patient and back it up with good guidance

That's what they said last year. The prices have doubled with no crash in sight. Companies own EVERYTHING and are grinding the populous INTO THE GROUND.

It has been a couple of very difficult couple of years in the residential real estate market because of such large investors buying thousands of homes. It should never be allowed. We need to institute laws to prevent this from happening down the line.

Prices peaked in May/June 2022 and have been in a downtrend ever since. Don't confuse the unusual seasonal uptrend in prices of early 2023 with a recovery...that was ALL due to artificial supply constraints that are mathematically and demographically unsustainable.

Watch 2024, no crash. Just current seasonality. 2025 fed pivots. What then? It’s like people are dying for an economic crash. I just don’t see it. Where are the millions of homes that flood the market for a crash?

I find the forced tipping situation to be bad business. Most people have tip fatigue and already are struggling with costs.

We never put a tip on a card anymore. We hand cash to the server. This way the server gets the whole amount of the tip and we tell them it's a gift not a tip. That way they don't have to report it as income. The forced tips are out of control and not going to the servers who actually earned it.

Great presentation. My mother lives in Henderson. She is 92 and living alone with some paid help that comes in at set times to help her get around. We understand the real estate is cyclical. We have used the 7-year rule historically. But this run up has completely broken the mold! Prices must normalize at some point soon, otherwise, my children will only know the joys of home ownership if they obtain it by inheritance. And even then, the property taxes and insurance alone may become unaffordable for them to hold on to the property. It’s very sad what our politicians have done to destroy the American dream!

The people in charge don't seem to realize the damage they have created, especially since the pandemic came upon us. Hopefully things will get better but I'm not too optimistic right now.

At military grocery stores, baggers have always had to work for tips only, they are not paid a salary at all! But the community knows this, and hopefully tips them adequately, if not generously! But many food workers are paid very poorly still, and although they don't need higher education to work those jobs, it is still difficult many days dealing with our ever more demanding, rude and often dangerous pubic and all to often unsupportive bosses, so those who can should tip in as many situations as possible, in my opinion. But it would be better for all if we changed and just paid all workers a living salary and a costs would be higher, the custom of some workers having to depend on the generosity of customers could be eliminated altogether!

Regarding the restaurant tipping situation: Here in the Honolulu suburbs, where we live, what we can whip up from our trip to the grocery store is sure looking more attractive (price-wise), than what the delivery driver brings to our door. Homemade is definitely winning out over home delivered. So, here's a "tip" for you. Eat at home more, instead of eating out. It will be better for your health...and your wallet.

I was ask to choose my level of tip from 10 to 30% before they even let me pay for my food let alone allowing me to evaluate their food or service! Before you could proceed to pre-pay for your food, you had to check a tip box, and there was no zero tip option. I almost walked out.

Prices are not falling, overpricing is; because of 8% interest rates. But as soon as interest fall, the prices will begin to increase again.

The one and only reason for rates to fall is because a recession is taking hold. So no, that relationship is now broken and it was broken by the arrival of inflation.

Interest rates are not going to fall anytime soon in my opinion. If they do, it's because the economy is suffering and consumer spending has considerably fallen off.

Monthly payments continue to rise even with lower purchase prices. If the rates are decreased, the purchase prices will surge. Either way the monthly payment continues to increase. I’m worried people are going to get wrecked if they wait for some price crash that never materializes.

What we need is lower home prices because of these higher interest rates. Then we need rates to drop to allow affordability to come back into the mix. It remains to be seen whether or not that will materialize but this current market is unsustainable and inadvisable to enter at this point IMO.

I agree that is what we need. But if we look at unaffordability in Sydney, Auckland, Toronto, Honolulu, or almost all of California, it could get a LOT worse for affordability here in Vegas. 😄 I've seen some reality creep into Zillow but still see prices seen in the examples. I had a Pizza place that I was picking up my order. They showed me the charge and " suggested tip " so I tipped 50 cents. The cashier, when she saw how much, said " why bother " and I responded I tip for services rendered. Putting my Pizza in a Box and ringing me up is worth 50 cents to me. Next time she never did the " tip suggestion ". Thanks for the Voice of Reason in the Sea of deception Jerry.

I used to work in the service industry: restaurants, hotels, and like every other industry, we used to have wages that were on par with living expenses, plus incentivized commission and/or upsale programs that benefited the customer, as well. Now businesses just want to pass all that off on the consumer, with less and less value for both.😮

Nobody’s pay is on par with living expenses. That is why I don’t even go out to eat anymore. The cost has tripled,especially and my pay has stayed the same.

I appreciate your format. Short videos that cover a whole lot of ground. One of the things I dislike the most about people who are still arguing against the (already visible) slide in prices is when they try to break up the market into three segments and say "this will happen above the median, but below the median this won't happen"...as if there were walls between certain segments. While for some unique enclaves this isolation may apply, the overall RE market represents a fairly smooth gradient of quality and prices, so whatever happens to one "segment" does in fact have knock-on effects on the "segments" that are above and below it.

Good point. As the old saying goes, a rising tide lifts all boats and vice versa. There will always be more sales at the lower price points compared to the higher ones but if we see an economic downturn everything will fall together.

Thank you, Jerry! What I’m hearing is we are going through hyperinflation (like in the 80’s but A LOT worse) because our currency is losing value. Interest rates in the 80’s were like 18%, BUT homes are much cheaper and were like 2-3X annual income. The interest rate we have now is not high. We were just comfortable with low interest rates for decades). What it’s outrageous is is the home prices are now like 10X annual incomes. It’s insane. Here is a kicker, the Fed just said Americans have more money in their savings now more than ever 😂. Sure easy for them to say when politicians make millions and live in gated communities comfortably in their mansions 🥲.

If that is the case, why are all currencies weakening against the dollar? I think the talk of the dollar devaluaing is propaganda to artificially raise inflation, so far to great and unfortunate success.

Great episode. I worked in the restaurant business for 10+ years tips should be considered a gift not expected for takeout. to see Can’t wait for those prices to go down so more hard-working folks can have a home in America not just a dream.

Restaurant tipping: I live in northeast where min wage is $15.00 at Dunkin or Starbucks, etc. I DO NOT pay any tip and Dunkin even says don't tip but employees are greedy. I tip 20% at a restaurant (unless service suks) where servers still don't get paid via minimum wage.

Depends on the individual restaurant. My sister received server wages at DD and tips. It's a franchise 😢. I don't know if this changed with the newest wage laws though.

They are getting paid the minimum wage by the time you figure tips they are on average making more than that, of course tip earners don't like to count their tip as part of earning and many don't claim full taxes...We desperately need digital money so the tip earners can start claiming their fair share....but let's be real for a minute....If people were not making minimum wage they wouldn't stay with these jobs....It is THEIR CHOICE to stay there, I'm tired fo the whining about "we don't make minimum wage" then please, claim 100% of your tips and we'll see what the real story is.

I really appreciate your videos and I agree with everything you’re saying, however, I’m just so shocked how resilient the home prices have become especially here in Phoenix. When you drive around all you see is new construction being built everywhere.

@@BreezeOffroad It seems that way now but once the economy hits rough water it will be a whole new ballgame. Home prices are notoriously last fall when the recession happens. I do not see this market stabilizing at these prices and interest rate levels. A correction is likely on the horizon even if it takes time to play out.

Why aren’t there any laws that prevent price gouging? Home values are being interpreted as if they are fine art. The frame, pipes, HVAC duct, etc, don’t age like fine wine. It’s all about the facade.

Yes mortgages are up because of interest rates but people must factor in cost of Utilities has also gone way up especially here in So Cal where we are at. I'm sure prob same in many areas across country. The Tipping at 18 -20% I'll do for exceptional service only and definitely not for take out! Not the servers fault but just having that disposable income just isn't as easy anymore.

Yea I definitely hate that forced tip suggestion when they are just performing part of their duties?? Also, if you notice, it's almost entrapment because they make it so hard for you to skip the tip!! They have all of the suggested percentage tip amounts but it's hard to find the "skip" or $0....what the hell!!

Looks like those FOMO purchases are going to be cratering housing values once those down payments evaporate and buyers start hitting bumps in the road like unemployment Those who prepare can wait another 10-20 years for those values to return … people think they are trapped by low rate loans. Wait till they get trapped by lost equity.

I think many buyers are very regretful of their recent home purchases. Thousand have recently canceled their purchase contracts because they got cold feet and that will likely continue. It will likely get ugly for many people because of FOMOing into this market.

Here in Houston that "tip" is not going to any server, but instead is pure profit for the restaurant. I have had several servers/cashiers asking for cash, otherwise they don't get it.

My new neighbour bought the house in our corner two years ago when the price was at its peak but not knowingly that the house needed some work. They just sold it back at a big loss this past summer. All, I’m saying, to buyers and sellers out there, be careful , do your homework and study the market because I know a lot people right now, get into the market and now they are hooked in worser situations from where they started .

Great video, as usual, I see crazy prices everywhere in Florida. It seems like everyone is jumping on the "Disney World" pricing model. I was at the UF game yesterday and was amazed at the concession prices....12oz can of beer $9, 16oz can of beer $14, gross hamburger without any toppings $13, bottled water $6😡 And that is just the beginning. My son and daughter are UF students and they are well aware that they will be moving home after college because they will not be able to afford to purchase a home in Florida for many years. This yo-yo economy that our government and the Fed constantly and deliberately create is criminal. There have been 3 recessions since 2000 and we are on the verge of the next and will be labeled "The Everything Bubble" but there will be winners, the elitists and our politicians who use inside information to create millions in wealth. Time to drain the swamp and elect people who truly love Democracy and this country.

I rarely go to fast food anymore because of tipping issues. When I drive up to Safeway and pickup my online order the employee puts it in my trunk. I'm happy to tip them. Ty Safeway. The food is so much better.

Tipping is out of control! I think employers are using it so employee's stop asking for raises. I carry more cold, hard cash... use my card way less but no receipt in my face asking for an undeserved tip. By the way... I'm an uber driver (who accepts tips) but know this.... I go above and beyond for tips. I use my own vehicle, pay my own vehicle insurance, buy all required business licenses every year (over $3,000) & I make sure my customer are safe, in a car that looks and smell's brand new. I don't see how packing up fast food justifies a tip Odd fact, restaurant & coffee shops make better tips than uber/lyft drivers do! 😮 yep, its true!

Many cities in Washington state raised minimum wage to $15 a decade ago (it will hit nearly $20 next year). The city of SeaTac where the airport is located became the first one to raise it to $15 an hour in November of 2013. When it happened, long-term parking lots around the airport started tacking on a "livable wage" surcharge. Unlike restaurant (and shuttle van driver) tips, you cannot remove this item from the receipt. Taking Uber/Lyft rides to and from the airport is a lot cheaper now.

We worked in a “tipped” indurstry when we built our home. We had to actually work for a tip that the consumer thought we deserved. We were there when they started adding 20% to parties over a certain amount of people, that did not go well, but it continued. There is NO reason to tip a person for “to go” but the facility usually deems that amount to somebody’s sales. Therefore, the IRS says you made X amount of money that you should have claimed as that is what they say you made off of the “sales” you took in. That is just worng for the merchant to expect more and more out of the consumer. I have always thought it was wrong, even when it benefited us, so to speak. Fast forward to 2023, people will not get caught in that trap twice, hence, more closures...bad business!

The flipside is you can get 5.5% annuitiies at 5 year lockin now - so you need to decide whether the gains are gonna really ratchet up your position on a house after the 5 year term! To make it worthwhile I mean. Good properties are more enjoyable in every way than cash, imho.

I should note that we have seen 1 or 2 houses under $200k here in a good neighborhood here in California. Not saying where. I would buy here over LV fer sure fer sure! If you must live near LV I'd look at the cuter old neighborhoods in Boulder City.

@@RockwellAIM65 depends on where you live in Las Vegas, just like every other semi large city. The taxes here are way better in Vegas than CA, but CA has a consistent and nice climate but still not worth the CA hassles and tax shake downs.

Real estate down cycles take a few years typically before we see prices bottom out. Home prices are typically the last to go down in a recession, which has yet to materialize.

It might be a good idea to note that when a sale does not go through, it is often because the bank cannot appraise the house at value OR there is something wrong with the house. Sure, somebody could have iffy financials or lose a job during the process, but banks really want to make that loan because they're making a ton of money.

​@brasilgirl2848 Thus covered with "often" and "iffy financials." It was not an absolute statement. It helps to have an agent only allow showings to pre-qualified clients... It does not eliminate all riff-raff, but it thins problems out. My Henderson, Nevada agent did not do that and accepted an offer from a family going through pre-foreclosure. After that, maybe four days later, I was notified and my agent failed to remove my listing from the "contingent" status. Lesson learned... Never hire a nice agent, hire someone competitive, greedy and law abiding.

I worked at restaurants for 12 years back in the 1990s - 2000s. We used to never get tip for takeout and we never expected it. Don't ever tip for take out. It sets a bad precedent.

How about a break down of home prices in the Summerlin, Henderson, North Vegas, and South Vegas? Where is the best value to buy?

There is no real way to determine where the best areas are to buy since everyone has different desires and options. Summerlin and Henderson are the highest property costs but you can find better or worse values in pockets of each area depending on price point and what someone is looking for in those areas. It's hard to specifically say which area has better value.

Saw a video the other day that seems to picking up a little steam, can't remember what he called it but it's where you can buy a lower interest rate at the cost of the home's purchase price. Just wondering if you've heard of it and what it could mean for home prices going forward? If this becomes widespread I could see it keeping housing prices artificially high for the foreseeable future.

I worked in the restaurant industry from age 19 to 26 in the 80s. I held positions from a busboy, to host, to waiter, and finally a bartender. It has always been customary to tip for pickup orders but not as much as if you were being served in the restaurant. Ten percent was probably the average back then.

Interesting that the "pre-selected" amount is on the Tax also, at least here in Colorado. Any one ever remember removing Alcohol from the bill and then calculating the tip? Now they want you to tip on the "tax" also, ya I know not a lot individually, but total for the place of business?

I just watched the thelebogroup's recent video, and apparently, in the last couple days, rates have gone slightly down? Is this true? If it is, there are so many people saying right now that rates will fall more and prices will creep back up. I hope this isn't the case. What do you have to say about this?

Yes, rates have gone down slightly but certainly nothing to celebrate. I do not see rates going down significantly anytime soon unless the Fed goes against their own commitment to lowering inflation. I see them going up. GDP number came in hot last week and consumer spending is still way up. We need higher rates to curtail all the spending. We'll see how the Fed plays their cards.

I’m probably going to be moving to Henderson, NV in a few months but I’m a renter as I can’t afford to buy anything. I hope I can find a rental I can afford there as my rent in LA has gone beyond what I can afford. Just wanted to comment on the tipping situation and that is that rarely people mention that the price of a meal whether in restaurants or take-out has increased. The 15% gratuity is still a fair amount because of this since the total bill keeps going up. I don’t tip 20% unless it’s maybe delivered and it’s a farther distance than usual.
