What was that yellow coat of paint for? Was it some kind of moisture sealant?

It would be great if we knew the layout of the buildings. The property seemed to be huge with lots of outside areas - too much to work out without some sort of plan. Was the last room a shop? Very confusing. What he did inside was good, but there was still a lot of work to done. Part 2?
