Funny thing about data and certain statistics is you can manipulate it to the facts you want however I know for sure that sector S is still highest in rental & price appreciation,BRT another connectivity or HSR is less certain looking at the Klang valley’s BRT overcrowded timings issue and if PH don’t get elected instead PN good luck in the next 4 plus yrs time .😅
