In the video you mentioned that you have a different opinion on condos in Edmonton. I'm looking to buy an apartment condo in Edmonton this year as an investment property. Could you share your opinion on apartment condos as an investment property?

Hi, im not an real estate agent, but i think u might be better at going with a townhome. 3 and even 4 bedroom units are in demand. Condo fees are also lower for townhomes and usually you'll get larger square footage as well.

@@treyd3433 ive been considering that for a while but those ones fly off the shelf nowadays. I def shouldve bought a townhouse last year now i regret not doing so after seeing them hitting off while the rest of the market relatively stayed calm. Im wondering if apartment condo could be better investment opportunity at this point since they didnt see the same amount of price gain as townhouse condos just yet

Happy to talk more offline as well, but you're talking to a Realtor that has seen values of condos go down, year over year. As an investment property what are you looking to accomplish? Cash flow? Equity growth?

@@liveinedmonton I may sound greedy but I want to accomplish combination of both. I've been watching apartment condos losing value for years, but It seems like apartment condo sales just started to take off. If the sales number didn't just increase by 50% year over year I wouldn't consider apartment condo as an investment in the first place. I know It's impossible to predict the future market condition. I was only wondering if it would be worth taking calculated risk and bet on apartment condo market. Or I can save some more and buy a detached house priced btw $300k - $400k.

No supply so price increases are a no brainer. Many have been arguing for a housing crash and they are wrong. Edmonton is 200k below Calgary, that will even out. Combine two other things. Rate drops, affordability increases Oil goes well over 100 barrel and stays there, creating wage increase in Alberta We see 50% increase in 5 years

Would you recomment someone who wants an income preperty to buy let's say a townhome, half duplex or it's a better idea to buy a big house with separate entrance to rent out as a unit?
