Today: it’s the battle of Brentwood verses Franklin!
Disclaimer: both amazing communities. Can’t go wrong.
Brentwood is south of Nashville…off of highway 65 which is one of the main roads you take to go South. It’s about a 15 min drive to nashville.
Keep heading South..and west…and you hit Frankllin. It’s about a 25-30 minute drive to nashville. Depending on traffic.
Population: Brentwood is about 45,000
The city is in 2 counties… Davidson and Williamson county.
Franklin is about twice as big. Population of just under 87 thousand people & it’s in Williamson County.
***important because if you are looking for top ranked public schools….more options in Franklin…which is heart of Williamson county.
So Brentwood is smaller….and closer to Nashville.
Franklin is twice as big…..and adding another 15 min to your commute if you have to work in the city of nashville.
Franklin has alot of buzz….due to it’s charming downtown area. Historic district…they have a lot of community festivals there…..and it’s a fabulous downtown area…walkable and they have art crawls, all kinds of activities. Christmas - hallmark card
Brentwood does not have a real downtown. There are shopping areas, like maryland farms….some retail…but not a true downtown.
Let’s talk about sense of community:
Both have heart beats/vibe.
Brentwood and franklin are home to many country music starts, heads of companies, stars that fled LA….Both communities are low key when it comes to celebrities. See them in the store, no one goes crazy and asks them for autographs. They’re just kind of left alone and no one is star struck…or if they are they try to hide it because the stars are here because they want to be left alone. 🙂
Walking trails/bike trails……both cities great for that. Brentwood is known for it’s extensive bike and walking trails that connect multiple neighborhoods. Hop on a bike….go for miles!
Franklin has a lot of sidewalks…but franklin…is larger and more spread out. You’ll find a great historic downtown but then you’ll see “neighborhoods” that are grouped together….and just by the shear nature of the size of Franklin….the footprint is wide….there’s a lot of neighborhoods and price points to choose from.
Let’s talk specifically about housing.
Both communities have condos starting in the mid 400’s.
Both communities go way up in luxury market.
More new construction in Franklin…..because it’s expanded to the South and West and South and East…
Today: In Franklin: 330 homes for sale:
Average $2,342,000 Price per sq ft….$506
Brentwood is more landlocked and built out. So we are seeing more older homes that are coming up with original owners….that are being renovated. Today:
Fewer homes for sale…and more expensive…in Brentwood.
234 homes for sale….Average home for sale in Brentwood:
$2,535,000 Price per sq ft: $463
I would say the main tie breaker is location.
If you need to be closer to the city…Brentwood will likely rise to the top. It’s also closer to the airport so if your job makes you travel a lot…brentwood might be a wise choice.
If you can time your commute….or work at home….don’t need to get to Nashville a lot…Franklin is going to have some amazing neighborhoods. Franklin is very popular due to it’s downtown area.
It’s is going to depend on-
-how much you need to go into nashville
-how much you need to go to the airport
-price point…both communities pricey… …find more options in Franklin because it’s just bigger….more houses come up for sale.
Best thing to do is come to town….look at the areas and decide which one is a good fit for you. Like both….then it’s down to where can you find the best house!

Where are the houses near both areas That are affordable? Either fixer upper I can flip for profit, or an actual house thats sq ft match the price. Or is all Nashville and surrounding areas, housing prices based purely off location? Please give a little advice looking for houses in and around both areas.
