I'm a full time Realtor in Murrieta, California. My husband Chris and I moved from Orange County to Murrieta in 2009 and married shortly after. I'm a "boy mom" to Joshua (age 6) and Bobby (age 4). Our 4th child is Zoe ~ our border terrier. We like playing volleyball, watching Saturday Night Live, BBQing and some wine.

SoCal Wine Country Homes by Jessica Genung With windchill it was -50 degrees. I was able to throw boiling water into the air and it turned to snow.

I live in Murrieta having moved from San Diego. I would add to the cons is there is very little culture. Many of the pros she listed are in San Diego (about 40 minutes away) or Los Angeles (about an hour away). I haven’t found many decent restaurants around. Traffic is bad but there is only a couple of freeways so no, it’s not as bad as bigger cities but there is almost no alternative routes to try to get around and avoid the traffic. So if your stuck in traffic, you’re stuck, period. It is mostly a bedroom community and many of neighborhoods are nice but lots are small and most tracks homes have small community parks scattered through. There is lots of green belts scattered throughout the city with adds to the beauty of the city. The summer is definitely a problem with temps during the summer going as high as 115 degrees occasionally. A/C is a must and whole house fans make the heat more tolerable. Houses are fairly affordable for California but will still run about 400k to 500k for a starter home (single family).

The traffic from about 1 o’clock to about 6 o’clock on the freeway and side streets through Temecula and Murrieta is horrible. I have lived in Fallbrook for 30 years and it was really nice to drive over to Temecula to do some shopping but not anymore, if you’re not over there by 12 o’clock don’t bother going. 🤨

I hear you. The traffic especially in Temecula seems to getting worse. My folks have been in Fallbrook for over 30 years as well. It would help if Fallbrook had a Target or any other shopping options;)

Thank you for all the great info! Anyway you can talk about moving to the New Communities in Lake Elsinore? My husband and I are on the fence about buying there (Summerly) and commuting from Orange county :-(

Lived in the LA area for 7 years. Traffic was awful and it just got worst. Weather however is unbearable! Great info!

We were JUST down in the area today looking at a couple housing developments and really like the area. One of the things I realized though is that if you have to travel for work on occasion is really inconvenient to a commercial airport. LAX is almost 2 hrs north and SAN is about 90 min south. We could not believe how much building is going on down there!

Hi Levi Lin. The travel time to SAN can be an hour or less during weekdays at like 11AM but you are right about LAX. That one is brutal. We prefer ONT by the way. Thanks for the comment.

If I am not mistaken Murrieta has 1 of 2 Sam’s Club in the San Diego border. I know technically Murrieta is Riverside, it’s closer to San Diego. There are so many retail box chain stores and restaurants including 2 In n Out restaurants in a 5 mile radius if I remember right. I loved living there and looks like we may be going back after a 7 yr hiatus!

Hi 808slowly. First, about the Counties, yes, Murrieta and Temecula are on the Southwest border of Riverside County next to San Diego County. Temecula is the southernmost city in the county. On the 15 heading south past Temecula Parkway is a Rainbow exit, check station and then a person finds themselves in San Diego County. Yes, there is a Sam's Club in Murrieta. I only know of the 1 location. There is a Costco in Temecula and Lake Elsinore. Another Costco is coming to Murrieta on the 215 and Clinton Keith so that will make 3 total. Thanks for sharing. I moved here to Temecula about 6 months ago, and I just have not been a big fan. The landscape is beautiful but the amount of people and traffic is overwhelming. Frankly I can't wait to leave. The biggest pro for myself is the outdoors and weather!

@@moving2murrieta Hey Jessica, my family and I love it here. We moved here in December , but my sister purchased here in 1991 so I've been visiting Murrieta for the past 30 years. I purchased a house out here because the prices are so affordable. I lived in 90016 zip code and the houses start at $850,000. It's hard to beat Los Angeles when it comes to dining, beaches, and nightlife, but none of that is why we moved out here. We moved here because it is affordable, we love the small population, and the peace and quiet. Los Angeles has a population of four million people, out here it is less than one hundred and fifty thousand. For us the reduction in population is very noticeable and much appreciated. It's nice to sit outside, grill some food, and drink a bottle of wine while watching the sun set. without any disruption from others.

Hi Fallon, sorry I didn't see your comment till now! Both Temecula and Murrieta have their pros and cons. Full disclosure, I live in Murrieta. But Temecula is awesome as well. Temecula, is more expensive which means to me that the market has decided Temecula is more desirable. Temecula has more traffic, but more things to do typically. I'm going to be making some videos soon about Temecula v. Murrieta:) When are you thinking about moving? Thanks for the comment!

I live in & just ADORE the Temecula Desert, which I moved to from South Philly 12 yrs ago for my job in San Diego. ONLY thing that is unsettling is the amount of homeless & how our major just turns his cheek & they closed the Pantry, which I used to volunteer at, that was the only place for resources & help for our broken & poverty stricken residents. And YES...the traffic is horrendous at ANY time of day & WAY too many people in such a small area. Cost of living is very very affordable (I own a condo off Temecula Parkway by Pechanga), & we have beautiful developments & condo communities. So sad they just deconstructed the Old Town boardwalk. Old Town will never be the same & was the very first structure build in our desert. Many fun things, especially having the San Diego Coastal beaches less than an hour away, & our GORGEOUS nightly sunsets. Plus our scenic view is brrathtaking! One has NEVER seen a sunset like ours! Great video...thank you honey! LOL...we just do not need more people!

Chris knows Vegas (lived there for 4 years). Jessica and Chris know Palm Springs which is a lot like Vegas late spring summer to late fall with 100 days over 100. The last few years have had like 30 days over 110-115 and 120+ brutal.

For 2021 looks like Danville in the Bay Area is #1 and Murietta is #12 with Carlsbad & Chula Vista #54 & #57 respectively.

What's the price like for a house in Murrieta, CA? In the $450-$500,000 range? (For a 2 story, 3 bedroom and 2 baths 2 car garage, no swimming pool)...?

Moving to Murrieta by Jessica Genung Are there any Murrieta houses with 2 bedrooms and 1.5 bath and 1 car garage around the $200-350k range? 😊 Most I see in that area have 3+ bedrooms and 2+ baths w/ 2 car garage.

Given the current economic situation in America, I have to wonder where real estate is headed. Am thinking that renting for a time is a smart idea. Places for rent at $1900 per mo.?

Definitely apartments for $1900. Not sure about single family homes. That's probably about where rent starts for a single family. I don't do rentals currently, but I have heard that the rental market for single family homes in Murrieta and Temecula is very competitive.

A house for $1,700 on a golf course (like Menifee Lakes perhaps) would be really really good. That would be a hard situation to give up with my only points against that is the low interest rates which won't last forever and the equity that owning provides. I am a contractor and have lived in every major city in every state for more than 2yrs. Especially the states that are attractive to native californians, such as Idaho, montana, TEXAS (prop taxes are almost 3x higher there than Ca btw), and Arizona. Bottom line after more than 17yrs of researching and doing actual cost analysis with real life experience, not stats from a website..... I moved my wife, daughter and both moms to Murrieta 2yrs ago from Bartlett, schaumburg, streamwood IL area. We saved a LOT of money on our utilities living here and saved over $10k a yr on our property tax and our house is 1k sq ft bigger than our IL house. There is No taxes on groceries unlike IL, overall sales tax is 1% to 3% lower than most of IL,. Also propositiom 13 caps your tax assessment to no more than a max of 2% per yr on the value of your home. Base prop tax rate is 1%, vs. In IL at 3%. Our IL house property tax went up $5600 in 1 year alone and continued to grow every yr. The house was only valued at $400,000+ and my tax was $18,100 per yr. I am now paying just under $8k here in Murrieta. This part of Socal is an absolute hidden GEM. Weather here is not that hot 25%. The lack of humidity makes it a god send for people from humid areas like IL. Temps here gradually go up to a peak temp around 3pm. On a peak 95F day. Its only that temp for maybe 3hrs from Noon to 3pm. 7am to noon its 60s to 70s then 80s. Then after 3pm it goes to low 90s to 80s to 70s. So basically, you have awesome perfect weather like 75% of the time from 7am to 10pm. After 10pm its perfect. My dad visited dad visited from IL and slept outside on my patio as his bed. Becauss the weather and NO MOSQUITOS! You cant even stay outside in IL or anywhere east of the west coast, including the carolinas and florida.
