Good video. I have a question I would invite your opinion on. Given the ongoing crisis in Gaza (that risks becoming a long term disaster), and the stresses on the Israeli economy from this (over-reach) Israeli response, what impact will this have on Cyprus property development? Is it likely to pull in more affluent buyers from the Middle East, and will the increase in available properties keep pace so as to tame excessive price rises, or will potential shortage of accommodation push up property prices across all price ranges? I'll refrain from making predictions. Because of the conflict in Ukraine, a lot of young active people from the former USSR countries arrived in 2022-2023. A lot of Israelis. In the past there were flows from Lebanon. Cyprus always wins in case of conflicts because of its strategic location, its openness, ease of relocation and integration. And this affects the property market.
