Light fittings, electric sockets, anything WiFi I’m sure are on your list ...presumably you have seen the fab Velux windows that open at the top, and then the bottom part pushes down and a rail comes down either side to create a balcony ? Good luck £50k is a good ball park to work to in London with the traditional 10-15% contingency. Anywhere you could use glass bricks say at the top of the bathroom walls so you keep the privacy but spread the light ? I saw a company that does bespoke pull out drawers from under each stair riser which looked great and uses potentially wasted space Good luck !

I’m so excited for you! It makes such a difference once the work is done. I’m sure you’ll love it. My husband and I bought a 1901 Farmhouse and put 52k into it. We took it to the studs in every room. You could look across the house through the walls. It took 6 mths but doubled our value. You’re going to love it!! 😊

What an exciting and BIG project. It will be wonderful when it is finished. Looking forward to seeing your 'journey". I FINALLY got our 'Triffid hedge' under control (cut down to waist height from 12 foot) during lockdown. I did a little each day and am gradually getting rid of the debris. We could only afford one skip, so the rest has been put into our garden waste bins which are only collected once a fortnight slow, but steady wins the race and gets the job done too!

will look good..first thoughts are planning permission as change of roof shape and reinforcing the floor with the weight of a bath. I would look at other properties they have converted too. will look great when its finished though

You should consider having a long window on the side wall where the bathroom will go to get some natural light in there. If you do it very high on that wall and it’s only about 12-15” tall, but long, people won’t be able to see in, but you’ll get daylight in there.

We are currently working on converting our garage into a more finished room for a home gym. Loft conversion will be great! I am glad you said there will be access doors to behind the walls so that you can use the "dead triangular space" for storage... It is valuable space... We had it at my parents house in their loft conversion and it was so useful!.. And or a "fake" wall on the back vertical wall which is then eg a cupboard to store stuff. Best is soft touch doors that don't need handles.. So it just looks like the wall (see you tube small space conversion videos)...good luck with decluttering!

my brother-inlaw and his husband never built anything but they looked up the library and you tube did the whole 4 bedrooms every room then tackled the yards its amazing

It will take weeks to do it your be lucky if you can live their during the work. My neighbours across the road moved out of their 3 bed house 4 around two months and rented a place nearby but I think they are minted. Theirs loaf conversions everywhere these days especially near where I live and afew on my street. I guessing this will not only add room but hopefully value to the home after all the work put into it.

I have just had my conservatory roof replaced one month ago, so now have a solid roof - it took the builders 6 days to do it, just the two of them. really thick timber roof and insulation etc, then tiled outside - next year I'm looking to have the driveway done, but was shocked at the quote the builder gave me, so may just decide on the kitchen and a new free standing bath instead, kitchen replacement is more a priority for me, as the drive would be nice, but I can continue to live with what I have. I'm sure the loft will look superb once done, although I don't envy the mess, I was hyperventilating with the dust from the plastering and that was contained in one room only, thank god. I think when I have the kitchen done I'll go away, so it's done when I get back, as can't be doing with the upside down of it all. I cheated with my roof replacement, I let my neighbor do all the ground work, they had theirs done first, then I pinched the builder two weeks later LOL - I know they won't have second best, so they knew I'd copy them, we have a good understanding with things like that, basically I'll have what they've had, works all the time. xo

Get a contract drawn up with a solicitor and then you will have redress if anything goes wrong. If a builder doesn't want to do that, don't use them. Best to be safe than sorry! We have all been there.

No suitcase shame from me. Whenever I go to the US I take one suitcase and come home with two! I managed to get rid of 4 before Christmas last year and that gave me loads more room in our attic!

I have a friend who chose a builder from the area her parents are from as she’s in London. Put them up in a hotel and payed travel expenses and it was still cheaper than a London company!

Wow love that bookshelve, and honey you can never have enough xmas decorations, my decorations now cover an area of oh I don't know but I've 5 xmas trees, and garlands in one box over a metre high, and Santa's and other xmas soft toys galore but tasteful. Wish sometime we could have a loft but over cottage roof is to low and roof lines in different directions. Xxx

There might be some things you can do yourself to cut on costs. You could possibly lay down your own flooring and tile. Also you might be able to find cabinets and materials on Craigslist or Facebook Marketplace that are second hand, but still in good condition. In the U.S. we have Habitat for Humanity. They get donations from various places and all proceeds go to help build housing for people who have been displaced by disasters, like fires and tornadoes, etc. They have all sorts of things from sinks to bathroom cabinets and windows, etc. Check out other freelance contractors with good references. Sometimes they are not as expensive. Good luck on this endeavor, I hope it will be everything you truly like and need!

Wow, like really wow. So exciting .. well done on achieving what you have so far. Must have felt bit overwhelming, i can become overwhelmed just looking at a paint chart🙄

We had three contractors come in to look at a project we wanted done. I told each one what I wanted it to look like and how I wanted to use the space when it was done. I really wanted to know how each would approach the job to accomplish my desired result. One kept saying, "Oh, you don't want to do that. You want to do ..." Another told me how he would he would do a certain detail. I asked, "So what would that look like if you did it that way?" He said, "Oh, don't you worry yourself about it. Trust me. It'll look great. I'm the professional here." Obviously I was looking for a description of what it would physically look like, not a statement of the quality of the job!! I was so angry I walked over to my husband and whispered, "Please get this guy out of our house." That guy's attitude was so "don't worry your pretty little head"! I was presenting the problem and telling them what I wanted the outcome to be. I need a professional to figure out how to get there and point out if I'm asking for something dangerous, unreasonable or contrary to building codes. We were so frustrated trying to find a contractor, we never did the project.
