I can retire earlier than planned. My granny will live on the same land and she grew up on a farm. I'm so excited about growing most of our own food. She went from a 4 bedroom to a 1 bedroom after my grandfather passed away. So she's excited about this also.

an excellent book if you are considering building a shed. While you may not choose to build one exactly as shown in this book kzfaq.infoUgkxT9ExVpR-3A-9rpRqx8vzXKZ3BMMTg_KH , the information found in here would be useful in any shed building project. The information is well presented, with color photos throughout. As was noted in a previous review, though some dimensions are given, the complete plans must be ordered elsewhere. I ordered the plans for the gambrel shed and did notice a few discrepancies between the book and plans however.

We made the 2 story 16 by 20 one Home Depot sells into a tiny house. It’s very similar to the Clayton in your video. It was a ton of work to finish, but we ditched all our debt. 👍

I have a shed just like this in my yard and so often I wish I could be my tiny house. It was built in 1999 and 20 years later it is still in great condition. It's been repainted once, the doors replaced, and in another year will probably replace the roof shingles. Only thing inside is the lawn tractor, some garden tools, wheelbarrow and a bike. The second level is perfect for an art studio. With the windows open in summer (3 windows downstairs, two upstairs), there's a nice cross breeze to keep it from being hot inside without wall and ceiling insulation. All in all, it's one of my favorite things.

Yes it would do for sure my friend!......... Personally I could live in an even smaller one story. I would wire it for 12 volt lighting, solar panels, and a mini wind mill and generator. ..... Insulated top to bottom, and cedar paneling. Stove would be propane refrigerator would be 12 volt & propane (dual use) battery bank would be golf cart batteries, deep cycle. windows would be double pane. ...... I'm 68 year old retired truck driver, and live alone.

I would add insulation throughout the entire house/shed, run electrical and water. If used for a guestroom perhaps a door at the top of the stairs for privacy and a sky dome or two to let in more light through the roof to brighten up the living area. Of course you'd have to put up drywall to make it nice and homey. Then it would look like a normal tiny house. for additional storage pull out drawers built in between the steps and a storage area above the ceiling in the upstairs bedroom. Of course if i did all that, I'd want to use it for myself. LOL.

my grandmother's parents used to ask her if she was born in a barn... and since she actually was.. that backfired greatly lol it was a barn converted to a house

I built a tiny home out of my 12 x 32 shed and I love it. I own my land and now my home. My lot is a 50 x 100, perfect for a small yard and garden. My next project is Solar and rain water catch system. I came from a 4000 sq ft to my tiny home. My tiny home takes me 10 minutes to clean and that gives me time to work in my garden and yard. I love it! I don’t know why I didn’t do this sooner.

I did it! I took a shed and converted into a tiny house 16x44 barn style shed with wrap around porch, spent my first winter in it and had no problems with it being cold. I used batt insulation, 21 r value for the roof and 13 r value for the walls, which were 2x4 walls 16 on center. I had 6 2x3 windows installed double pane vinyl house windows. I insulated my floor and had trusses built for the roof. Those were the upgrades I did. With the upgrades I paid about $18,500. The total rest cost me about $25,000 that included all the appliances and heaters to heat the home. For the whole month of February the temperature never got up 0 degrees F. It was below zero for a month straight and I never once got cold in my house. It has withstood 80 mph gusts of wind, the back wall moved a bit, but my parents regular full size house wall moved in the wind. I don't regret doing the build, I enjoy my little house and my heat is electric and my bill is only about 150.00 a month in the winter and 50.00 in the summer!

I’ve had my eye on this exact shed for a couple of years to use for exactly that purpose. It’s perfect for a little guest house. I would put the bathroom under the stairs, and then you can’t see in the video but there’s a little nook under the stairs as well that could be for storage or I was thinking would be good for the hot water heater etc. the kitchen could run along the wall to the right of the door and share plumbing with the bathroom and that will still leave plenty of room for a living area. I also thought an island could function as additional workspace and an eating area. Upstairs where he said you could put a queen size bed I was thinking you could wall off and make a closet or a small second bedroom if you had bunkbeds or a Murphy bed. My only concern is the quality of the materials. My husband said he thinks we could get plans and build one ourselves with better material and still come out cheaper. But labor is something to definitely take into consideration. If anyone is seriously considering doing this, I recommend going to the manufacturers website. You can go in and have one custom built with different door and window options. The price is comparable including shipping so definitely something to consider. I am so glad you posted this. I like reading everyone else’s thoughts on this as well.

I would actually use Under the Stairs as a utility room I would go with a tankless hot water heater it's small compact and would work really well in a tiny house- Workshop

That would be a HUGE tiny home for me!😀 The biggest issue would be properly insulating it (I live in northern New England). That aside, throw in a nice door and a couple of extra windows, and I'm good to go! Thanks for the tour!!😃

That is an amazing price for a little bit of extra space that could be livable. I have a family of 5 coming to stay over the summer, for 2-weeks in my already full, 4 bedroom house. I would love to put that in my backyard so we can treat our family to a comfortable stay. It is definitely doable. I have contractors in my family that I'm sure would offer a hand in turning that into a comfy guest house. Thank you for the idea.

This is Sooooooo do-able! I would live in this in a heart beat. It is also expandable on all 4 sides- Just build a lean-to room on each side making one a bedroom, one a kitchen, one an office and another what ever.

There's a place local to me called TuffShed that sells similar products. I had them install a 12X20 with the standard roof in my backyard. It cost about $3,500 and took about 3 hours on a Saturday morning for the guys to install. For an additional $1,500 (and the assistance of my father and son) I was able to install a dividing wall (turning the building into two rooms of 10X12), run power, overhead lights, install outlets on all the walls, insulation, drywall, paint, borders, and install AC/Heat to both rooms. When all was said and done it basically cost me $5K to add two good sized, fully functional rooms to my home. One room I'm currently using for storage, the other is my office. LOVE havng my office in the outbuilding because people leave me alone out here! :D For a small upgrade fee I could have had them put on the barn roof, which would have basically added a second floor, doubling my floor space for just a few hundred dollars more. I would have liked to have done it that way but my primary home is a 1 story and city code prohibits an out-building being within a certain height of the primary residence. I hate city codes. Regardless, for what I paid, I got a GREAT deal. I've been working from this office for several years now and it's great year round.

Thanks for your post, ZombieTex! Your office sounds great! We also had a ToughShed company nearby at one point. We visited them because they were advertising "tiny homes" for sale. However, upon arrival I learned they had just purchased some Park Model Homes from a dealer, and were trying to resell them. Needless to say, people caught on and they were forced to shut down. Their sheds were awesome though! Very good quality! It's unfortunate how so many people have plans to try and live smaller, but codes and ordinances prevent them... There's a wave that hopefully will be changing that soon in some communities!

I actually looked at that same model at my local Lowe's for converting into a home about 8 years ago after my home burned. Still would love to have one sitting on the hill overlooking the river at the back of the farm.... A little hideaway!

I walked that model at a local Lowes a couple years back. Feel in love with it. I'm constantly decorating it in my mind. It's my dream to sell my house, and go tiny. It's discouraging to know when I retire, if still in my house, I'll have a mortgage payment for several more years. Maybe next year, fingers crossed.

I think this would be great. I'd frame out with 2 x 6 instead of 2 x 4 for insulation purposes but all in all, I think it would work out nicely for a tiny house.

Lowes in our hometown was put in probably 10 years ago and I remember thinking, "those could be cute homes for people" funnier to me is that I just told my husband about that maybe 2 hours ago! Haha. I've been looking at tiny houses for a few days and hadn't even thought anymore about a conversion of a storage unit again until today. This is the same one I noticed years ago.

I you have a backyard, you can set this one up and probably rent it. You'll get like 1000 at the very least a month from renting this thing. You can also do Airbnb. It actually seems like a good investment.

Which state do you live in? Because a lot of people have bankrupted themselves when they put a lot of money into a shed, thinking they have the right to live where they want, and then one day someone from the local government comes by and says your house isn't built to code. In some states that can mean that you just can't sell it, but in others it can mean they will give you a deadline to bring it to code or it will be destroyed. Likewise, if you have children and you're living in a house that isn't up to building code, CPS can come and say its an unsafe environment. And there is actually a reason for the codes. Some buildings can be fire traps or they can collapse at lower wind tolerances, killing the occupants. Sheds don't worry about this, because its just meant for storage not for living in. But for homes they are worried that some kids might go to sleep, there's a really strong storm, and the whole house collapses on them or there's a fire and it doesn't have the appropriate firewalls and multiple exits and so forth required. And if you think "no big deal, if it ever happens I'll just bring it up to code then", often this is almost impossible. If the stud spacing for example is wrong, replacing all the studs in the house would be ridiculously expensive. Likewise if the roof isn't attached in a way that's up to code or the electric isn't done to code, redoing it can be more expensive than starting from scratch.

You're very correct. There's no way this structure would even pass my local codes for a SHED, much less a home. From what I could see, it's a death trap, no strapping in the roof, stud spacing incorrect, etc. It would be a HUGE waste of money as a shed. It would a be a 100% loss in the first Tropical Storm.

@@BoopSnoot some areas dont have all those codes. Youre supposed to check with your local city and county and state laws before doing it. It can very city by city or county by county. Counties here in idaho where there are very little codes. But its always a good idea to be safe and future proof it.

That 16x16' shed would make an awesome tiny house! I rent and am single and I have been thinking of a tiny house option, and with this structure, it would take some funds to make it inhabitable, but not a ton of money. Great idea man!

My thoughts exactly...the way the economy is today more and more people are looking for alternative living options. I , myself am one..considering re-doing a van and making it my permanent home. Housing is so unaffordable for a single income it's not leaving many choices. Good old American Greed.

I am a senior male and I would definitely live in something like that! Of course I'd upgrade it to suit my individual needs. Buy a small piece of land and my family of three(me, Sparky and Nicholas my 2 wonderful mixed corgies) would be happy ever after....:--)

Insulate, put walls in, do the floors (carpet) and turn that thing into a tiny house. If it's cheaper to do the renovations than purchase a tiny home straight out, this is what I would personally go with. That's some good space! Thanks for sharing.

Yes, this can easily be a tiny house for people to live in providing the inside is properly finished, insulated, plumbing, and electric installed. It has plenty of height for an upstairs as you have shown us. Creativity of where everything will go inside this shed will, of course, be the selling point of making this well-built shed into living quarters. Nice video and I'm sure you gave a lot of other people the same idea. If you decide to build the shed into a tiny house, please film the inside so we can see how it all turned out.

I would love this for a weekend cabin. Not sure it would be right for a full-time house tho. Love the idea of a regular staircase and great ceiling heights

I built a Lowe’s shed kit I’d had my eye on, 10x10 or 12x12, but duplicated an extra 4’ in length. The kit was on sale for $1000 dollars , the extra lumber ran maybe $400 more, plus shingles. The ceiling height is 6’ and the loft is 4’. I’d like to build another to serve as a library or craft studio, putting a guest room in the loft, which could easily accommodate a queen size bed.

HAHAHA I have to laugh because my husband and I have talked about doing this,the hows and where's etc. We live in a 460sqft apt at the moment and rent is way to high. We are used to living in small area and though it would be smaller this way, it would be ours! So yes awesome idea :) peace~~ Oh yeah and the Clayton is about 18k to 19k.

Yes, you can completely live in one! A little over a year ago I purchased one, finished it off and am currently living in it. It's like having a studio apartment. :) I don't pay rent and am able to pay off student loan debt, save for the future.

see that lil blue shed to the right? I'd want to turn it side ways and add one one each side for bathroom, laundry, and kitchen. Or build on two story extra space for those.

If you have lived in a studio apartment in a major city then you could definitely live in that house/shed. I would use the design but build it with heavier frame, solid foundation, insulation and paint. My last apartment in DC was 450 sq feet. Yes, I would live in it.

We bought a house in 2014 and one of those awesome sheds came with the house in the back yard. It was appraised with the house and I was so surprised how much it costs. My husband hasn't drywalled it or added electric yet but he wants to one day. We thought about making it a little tiny house for our oldest daughter(15) one day. Right now we use it as storage. Lisa OTJ My highschool girlfriend lived in their converted garage/apartment. we really liked the privacy!!!! looking back I would not build something like this for a teenager. good way to be grandparent at an early age!

When I was 14, my parents made the mistake of giving me the bedroom that was converted from an extra den in their home. It had a private door!... I was good until I turned 20... then lost my mind when I met my now husband...oh the things we forget.... ;)

Order ROXUL roll insulation 3.5 in. Thick , very fire proof and way better R-value than fiberglass roll . Cost 25% more & worth it . Call building code inspector 1st for property line distancing, etc. LOL . Former city Energy Advisor.

Thank you for sharing this. Would opt for 16 X 24 size, put bathrm in corner by stairs, toilet being under stairs-don't need a LOT hdrm when pooping. She in corner sink by steps. Kitchen galley type along back wall. Plumbing arranged near bath along back wall makes plumbing cheaper. Short run. Single front door with vertical Windows 18" wide either side door, as tall as door. Slick g glass door upstairs where singular window is. Voila! Light upstairs, and sliding door is insulated! Curtains so sYou can sleep during the day. Later, you can put elevated deck all way cross the front, doubling as a awning for door downstairs! Also can pour slab later underneath balcony. Added square footage by means of outdoor living areas. TA-DA! HOUSE!

Definitely a tiny house for a couple with no kids or a bachelor/bachelorette pad. Bedroom upstairs and everything else downstairs like u said. I would love this to work on. Even the Clayton model looks nice too!!

My lady and I saw these sheds in North Carolina just after Hurricane Katrina, and we considered buying two of them and installing them "back to back" from each other!! THEN by blowing through the back wall of both shed you'd double the footprint and the floor plan, and you could make an "on suite" in the upstairs with the one stair case removed and then have a decent sized kitchen and living room downstairs for a small "one bedroom house" set up!! And at just under $18,000 you'd have a lot of room to work with, and could even have a small "den" or "work area" for like a study, or a sewing room or what not downstairs as well!! And if you owned your own land putting in your own sewer system isn't much of a stretch either, and you could even do a well (in our area) and other tweaks to it also!! BUT the main thing is it would also give you and front and back door doing it that way as well!!

Absolutely, if the floor joists were beefed up to meet code, walls were 2x4 16 on center and the roof ties in by code then add electrical, plumbing on the back stairwell for bathroom and kitchen, foam insulation both under and walls, vapor barrier etc etc etc.

In some places, they wouldn't let you live in it unless the studs were 2x6. But yeah, it looks like it could be made into a little jewel box.

A major difference to every other tiny house I've seen on the 'net is full stairs to a stand-up bedroom. That I could used to; crawling around on my knees to go bed does not appeal! I'd like a good suggestion on how to access the potential storage space under the stairs, though!

I have the same model but mine is a 24x24. Laid down on parents property, they have hookups for an RV parking area but they don't own an RV, just unused area of their backyard. Foam insulation, sheet rock, it took roughly about merely 2 months to complete it in final. My parents live on the outskirts of the city suburbia (Los Angeles) in horse country on 2.3acres. I did some mods with the help of my brother, dad, cousin (electrician) and best friend. We had raised my home for a tiny crawlspace for the hookups. Water, power, gas and drainage. Got a lot of refurbed stuff at ReStore for my kitchen and Bath. The shed was $10,712. Materials from Lowe's no more $2,000 and about $500 from ReStore. The 2nd Floor is spacious enough for a queen bed. I've been in my tiny house for 3yrs, I love it. I made it and designed it with help from family and friends. I had a leaf window made and the double standard doors got replaced with 10 light french doors to bring in more light. Had my dad to soften and stain the stairs in a dark mahogany stain.

To build a kitchen and a bathroom, you are looking at at least 30k added cost including building permits. Still a winner compared to a mortgage.

Under the stairs on the back wall can be the hot water heater, toilet at seated height facing the side wall. Tiny sink and stand up shower on the same wall. Come around on right, the wall opposite the stair and make that the kitchen so that water lines are kept in the same area and no long runs. Counter, sink, apartment sized stove and fringe with cupboards below and above, perhaps even a tiny bump out, like one cupboard- L shape on the counter to separate the kitchen a bit from the living space and can put two bar stools. Small wood burning stove and finish off the living room as well as the upper. Heck under the first short stair runner you could add a cupboard for storage as well.

I saw this at the local Home Depot a year or two ago and my first thought was a tiny house lol. I looked at it real good and most of the build looks basic so for those who have basic knowledge of hand and power tools could easily build this themselves for much cheaper which would allow for more optional upgrades. Check local codes and ordinances first though especially if your county is broken up into townships. There might be a sq. ft. requirement for new homes being built. Of coarse this might depend on if the home is permanent or built as a trailer. My brother found this out the hard way. He bought some land with a tiny house already built but it was only 900 sq. ft. and the township this land was in had a requirement of 1500 sq. ft. for all new homes built. The realtor agent never mentioned this and with countless meetings with the township trustees, my brother had to build an extra room so that the sq. ft. would come to 1500 sq. ft. They were letting him live in the home but gave him a deadline to get the added room built.

Absolutely doable! I recently bought a Lowes shed and upgraded the studs & floor joists, upgraded to an actual door with a window, and added a skylight, etc, for not that much more; it's an extremely well built shed. And if I calculate the SF of "your" shed right; you're looking at aprox 512SF with the upstairs loft? That's 67SF larger than the MIL studio I built for my daughter (with a Murphy bed) which is surprisingly quite roomy. Just make sure you study the kitchen and bathroom floor plans and layout of vacation trailers, 5th wheels, and motor homes before you pick up a hammer. Being compact, they'll give you some great ideas. There's also some "Tiny House" videos here on KZfaq that have some great ideas.

That's an awesome shed. I bought a lifetime shed but didn't see this one at the store. I think that would be a great workshop, but not so much a place to live. If it were to have someone living in it, then definitely it would need a dust control system. It would also need electric service, AC installation and a septic system. As I said, a bit much for a spot so small, but it could work if necessary. Thanks for the vid, I now know where I'm headed for my next build!

I have never seen a shed that big, but did live in Cook' s portable warehouse 12 by 14 cabin frame for $5000 in 2009. And they let you make payments.!

yes, i definitely could live in this, as long as i had insulation put in & some kind of plumbing for kitchen area & shower space. Some kind of heating whether wood stove or gas. I could see this on a cinder block foundation & a porch. I've lived in smaller areas before & didn't need much room-being in the military does that to you.....lol....It could make an excellent tiny home for someone!!

I knew a family of 3 who lived in one for 1 year and a half while they built their house. They sprayfoam insulated it and survived a Vermont winter at 1800 feet. I would love one.

We have a shed that we are converting into a home. It a cabin style. I love it. We are going to get another one. Because the one we are fixing up will be a guest house. We live on a large river in Tennessee so when we have guests sometimes they need to stay over. Ours is 16x32. We have a full size bath tube. It’s a nice bathroom or will be still a work in progress. My husband just made a composting toilet out of a cedar chest with two seats. It’s nice. It’s not finished yet either but I have a channel and we plan to do a video in it next weekend about the toilet. We hope to do a 16x40 or get a park model. Can’t desire. But the shed cabin has a good feel to it. Plenty of room for a couple. And if you put beds up in the loft you could house more but if it were me and I bought the one you showed I would build a large den on to it with a down stairs bedroom. Put the kids up. With bath under steps along that wall. The rest kitchen and dinning. I even thought about putting two together. To double the space. Just some ideas. Leslye.

I would totally love to be in one of these. Insulate it & do the finish on it & it would be great. I would put a balcony off the front top & add French doors upstairs. The light that would bring in is unbelievable. It could be awesome. If you could get it for about a thousand less it would be great but also considering that your cost includes the price of labor for constructing it on your land. Could be fun!!!👍
