I bought 1/2 inch OSB for $17 a couple weeks ago. Material prices are pretty much back to normal. Labor must be nuts, because construction costs are way high.

I think you're right, labor is definitely a huge part of it, but there are still some other building materials, like concrete, that are still high. I think that financing costs also play a part, but labor may be the most significant.

i worked for lowe’s at the lumber register during covid. i watched the standard osb plywood boards go from 11.49 to 64.99 over the span of a month. it was horrible to witness

Plywood is still very inflated. Oak veneer 3/4 is $90 a sheet, birch is $85. 2x4 prices were over $10 at their peak, now $2.50. This is in southwest Missouri. Good news, Menards will be opening in a couple weeks!

I'm not trying to be misleading at all, just trying to point out what has changed since the peak two years ago. Lumber futures prices were actually higher in 2021, but retail prices peaked to their highest in 2022. Today, most construction lumber is pretty close to what it was pre-pandemic, but sheet goods still cost about double what they did before the pandemic.
