@@chitoes1707 THe market is super crazy right now in the Sacramento area. I know I have been wrong for the past 4 years, thinking the market will soften up. Especially now, the Bay Area people are flooding the Sacramento market, and they drive up the value and the bidding war.

Newb question: I know I want a new construction house, have 20% down, excellent credit score. However, there is a 6-12 months waiting list with the builder I want to buy from due to high demand. My question is, do I get pre-approval first? Find an agent. Then put my name down on the list? From my understanding, I don't want to get preapproved to run my credit because the preapproval only last 60 days, when there is a 6-12 months waiting list before builder even calls me. That means I'll have to run my credit another time 6-12 months down the line; thus, creating a hard inquiry and hurting my credit score a 2nd time. Secondly, do I need an agent just to put my name on the list? I know I need an agent before going to look at their model homes for my agents commission. However, would the agent not want to work with me unless I have a preapproval first? Again, I can get preapproved, but there is a waiting list and don't want to put my name down unless I'm with an agent. So what exactly is the process of buying a new construction home without having to run my credit multiple times in a year? Would the agent work with me without the preapproval letter to get my name on the list first?

Here are the tips to buy a New Construction Home : 1. Find a local agent, to assist you to view the model home, and also, the local agent will usually get notified from the builder if there's any fall out of the escrow deal, new release, etc. 2. Find the home you really like and want to wait and stick with. 3.Get pre-approved by the Builder's Lender If there are 2 different communities or builders that you'd like to be on the list, that means you will have to apply to each one of them. Yes, I understand the home will not be ready for another 6-8 months, but this is the only way you will get your name on the list. The builders are no longer taking the name list right now. Only if the buyers already approved with their lender, they will put the name on the waitlist 4. Continue to communicate with the builder and agent until you get the lot/home that you are looking for. 5. Praying that they will not do the Bidding on the new releases....:) Some builders in some subdivisions, already doing the bidding on their new releases right now.....crazy....:( I hope I answer your questions.
