Maximum 5 crores worth (Land + Building) + payment for Prestige. Building can be built within 3 crores + Land value is cheap in those locations. 400% profit margin. People who wanted to own a House in such places can support local builders and startups instead of paying hefty price for no gain. If they pay the same amount they can have atleast 10 times better place and 3 times bigger building.

Maintenance also they'll collect monthly from the buyer, so it's a triple profitable deal for the seller & again the buyer is maintaining the campus after purchase. I do Sale buildings in Bangalore. It's possible to give the buyer with even better pricing in such locations.

If I had 21 crore, I would put t in the bank and earn 1.5 crore interest every year , almost 12 lakhs per month income before tax …I would stay in 2 bhk and do masti with 12 lakh every month, maybe buy a car every month 😢😢😢😮😮

Buy 1 acre land near devanahalli for 2 to 3 cr.. that is 45000 sqft land.. Spend 3 cr for construction... Have a private lake, fountain , teak plantation... But ur literally 20 to 30km from nearest cauvery river supply point... Much of north bangalore is bone dry as there r. No rivers or very few lakes.. once ug water runs out.. ur chasing tankers... best of luck.. Also going Jaynagar in normal traffic will take 1 to 2 hr drive... Worst of all.. this whole place was lush forest lands.. cutting thousand trees .. thanks 4 buyer

Good home, construction and location, I'm a luxury home buyer/owner with properties in Lavelle Road & Koramangala so I know what I'm talking about, however, horrible privacy and land allocation, dunno if we're allowed to modify the fence but their minimum height should be 9 feet and upto 15 feet and the space available should be rectangular not odd (I belive in vaastu), also if that Golf course is functional that fence should be netted by another 30 feet over and above the 15 foot fence. Golf balls land like bullets. Also the max price should be 12 cr if Golf course is functional, if not, 15.

In your native place, you may not have a golf course in your backyard, a clean streetscape devoid of cows, dung, vendors and sundry traffic, neighbors who are your social peers, security, and other amenities. It is not enough just to say I will buy land cheaply in place X and built a villa and still have the same lifestyle as this. Think of finding a swimming pool cleaning company in your native village!

Definitely not worth 21cr. Very poor space utilization and management. Lot of glass instead of walls in very specific location, that is definitely a huge privacy and security concern. The architecture is not interesting though. With some changes in the architecture, this could be an awesome property. Finally, this property definitely not worth more than 5/6 cr.

21 crores is very less , just put 210 crores per house .Overnight you will become billionire . Its not morethan 5 crores including land. 10000 sq feet is appro 22 cents..you can buy 10 acres land near nandi hills with that money.. iam frustrated with your presence . most os the walls are glasses so you reduced most cost .. No colors only bulk white paint ..
