房子装修好不要马上住进去因为会有甲醛 formaldehyde，最好等1-2个月再搬进去

在上海买房子，绝对不会亏。这样麦克老师是真正有个安身立命的地方了。中国毕竟不是美国，房子太重要了

@@ivykong422 对于麦克老师来说，买房是刚需，从此不需要频繁搬家了。对小麦也很有好处。

作为装修过很多套房子的，给一些建议：1、厨房改成卧室要注意做好防水、防潮，毕竟楼上楼下都是厨房。2、露台如果是公用的，和邻居做好协商,露台做好防水，不然回头楼下找会很麻烦。3、层高很高，可以考虑增加储物空间，定制柜子也可以高一些。4、卫生间只有一个，最好坐便、浴室、洗手台分隔开，洗手台也可以放外面，这样彼此不耽误。5、老房子最重要是管线陈旧，电线水管，都换新的吧，别舍不得。

麥老師，能在上海做業主，真是值得恭喜！不是破產，應是有買貴沒買錯的決定，是走上置富的正確之路。房子看上去也不錯，房外面雖舊了點，但裝修一下應可改善，再次恭喜你，祝一家人幸福快樂！

在上海这样的城市买房永远是最对的决定，而且location，location也是价值参考的最重要的一点

wassup! A few reminder: 1. Replace all electrical wiring, 2. Replace gas lines 3. Looks like your place is not too high up, Might wanna double check/replace all drain pipes. I think the huge pipe next to the toilet bowl is the main sewage line. You don’t want people constantly coming in to your place to unclog the sewer. 4. Must pay attention to water proofing your whole bathroom include your ceiling. 5. Replace your windows. Your electric bill depends on that! 6. Use tiles/marbles for flooring. All wood flooring will not last in Shanghai with the humidity so high. Have fun and look forward for your updates!

Good advice, we're on the 2nd floor. We plan to replace the windows and use tile with floor heat. I'm not sure what that pipe is, never hear any sound so maybe it's drainwater? The gas isn't hooked up currently so we plan to completely replace it. Same for the electric, going to have to redo it all.

@@maikelaoshi do ask about the main drain to the sewer. I heard people tend to throw everything into the toilet. If the main drain backflow into your place, not gonna be very pleasant. I think some people likes to hide the gas pipes into the wall. My advice is leave it out for easy repair.

Your story reminds of the day when I also signed the contract of purchasing the house. Cannot fall asleep that night at all. Calculating the mortgage again and again. Severals day later, I felt much better and bengan to relax a little bit. Several years later, I am on my way selling the house and preparing to go abroad in near future! Anyway, many congrats!

麦克老师，祝贺你！你不是破产了，你是做了一项很聪明的全额投资，因为在你俩的名下有了真正的固定资产。至于你说房子装修，觉得房子室内不必要大动干戈，按照你们实用性作简单的调整和刷油漆整洁干净就可以了。倒是后面的Deck多用点心思，把它弄得整齐干净安全的自由小空间，比如说，靠墙的那些管道，可以把它进行活动式的包装而方便检修，上面可以做成小型的茶几或者咖啡☕️座，安装活动式的雨棚，可以做成室外的视频拍摄点，充分利用好室外的活动空间。

上海的雨季（黄梅季）马上要到了，如果没有特别的，劲量避开这个时间段装修。道理很简单，墙面等施工，容易返潮。

审批贷款到过户起码1个月，过户到商贷放款现在要3个月以上，等房子拿到手都快秋天了😂

我家也是80年代建的老房子，厨房的下水管，如果楼下堵了，就会反水淹到家里，做卧室太危险。我到高中毕业为止，都是在客厅整一个单人床睡，平时就当成沙发坐着。床边弄个矮方桌，平时家人就围着方桌，做个小板凳吃饭，来客人再支个折叠的大桌子。

中国的房地产中介只为了自己，每一笔成交都有佣金，至于买卖双方赚钱多少，以后过得好不好都与他们无关

那就要看交易那段时期的市场是买方还是卖方市场了，如是买方市场那房产经纪人就比较偏向代表买方，如是卖方市场，那房产经纪人就比较偏向代表卖方。

Congratulations on your new home! It is really scary. I think of myself as pretty fearless but my hand was shaking when I signed my paperwork to buy my house. It is so much money. I had to keep reminding myself that I wasn't going to die in this house. I also choose a home for the locations and nice neighborhood even though it wasn't my dream house. Best of luck.

@@maikelaoshi I’m from Sydney & also Shanghainess The house price ( not the apartment yet) in Syd has gone through the roof too! What you have bought in SH will definitely increase value over the time but the quality of living is well below par especially its north facing aspect. Watch out the paint quality as it’s a potential killer . All the best!

恭喜！不过我猜是喜悠参半吧。想想你们要动那么大的工程改建，要是我会很头疼的。尤其要是找错了施工队就更麻烦了。 不过要是改建的好那可是一个很有特色的房子。我很喜欢里面光线充足和高屋顶的结构。期待看到你们装修的视频！！！

房子虽然有点老，但空间不小，可以很好设计一下，实用面积就增加不少，加上露台面积，是一个挺不错的买卖！好眼光！

麦克老师购房是刚需，投资是次要的，这是自己的家，和在美国住房车的感觉完全不一样。

Overall the quality of living in Malaysia is higher compared to Shanghai's. The cost of living is lower in Malaysia yet you can enjoy the stable weather, abundance of fresh fruits and vegetables, and seafood. You are more relaxed living in Malaysia even though you may be making less than those in Shanghai. I would take Malaysia over Shanghai any day.

没有你想象的那么吓人，中心城区高档楼盘贵一些，周边其实并不是很贵

金山有1.3w的。不过那已经不是大多数人印象的上海了。另外其实南汇有260w的新房子的。80平左右。3w出头的不少的。还有外环那边也不少4-5之间的，70的小户型。总体上在上海买房压力不小但是还是有不i少家庭负担得起。但是限购就很难受了。

Congrats! This apartment seems to have huge potential for renovation. I really like the outdoor space. Besides the difference in the role of realtor between US and China, you don't pay property tax every year in China.

congrats!! with a high ceiling but small square footage, you can reference some interior design from hong kong's apartments. They have good experience dealing with small space (e.g. raise the floor of some room to have storage underneath)

麦克老师好，首先恭喜买房，我觉得上海的房价一直是有刚需的，不会跌，因为全国的年轻人很多都喜欢大都市，家里有钱的直接在上海买房了， 没钱有收入的也会买，没钱的就小夫妻合买。买房不是你把钱消费掉了， 而是把钱存在了房子里，这些钱是一直在的，以后有需要可以变现再取出来。 关于装修，如果是准备租掉的，那就简易装修，友情提醒一点，要出租就自己亲自出租，哪怕麻烦一点，合同每一年签一次， 不要一签很多年。 如果自住的，房子层高有3米多，建议可以参考LOFT做法，在小麦屋子1.9米到2米左右高度做半个隔层，上面睡觉，边上用栏杆可以透光透气，最好装上新风系统及空调风口。 主卧上面隔层可以做高一点，做储藏室。 另外上水下水质量要控制，要保证不出问题，露台雨天排水防潮要想好，这个露台是不是下面人家的房顶？装修的时候防水一定要万无一失。露台上有对面住户的窗户，如果是对面人家的厨房或厕所，油烟和味道怎么弄？ 先想到这些，谨此建议

祝贺老师买房！市内这个面积估价RMB 600W-700W 之间（今年房价又涨了15%，750W+也是可能的），因为 400W-550W 只能住在上海郊区。房子在中国是重资产，高投资高收益！支柱产业，ZF不会让它到，GDP靠它提高！《梦想改造家》歪果仁说不一定有希望，这样的房型，当然是保留承重墙，其余全部敲掉 ！敲掉！

You can get there by bicycle easily but the price in that area is about double what we paid.

@@maikelaoshi I guess your place is around north side of Suzhou River in Pu Tuo. You can ride a bike to Jing'an within 30 mins and the price is about half lol btw i would personally recommend the area if someone wants to strike a balance between city living and affordability

在美国住惯了大房子 也没有压力， 其实我还是内心向往小小的房子 空间紧凑 麻雀虽小五脏俱全那种感觉！在日本生活的时候就是这样的 一样过得很充实幸福！房子的大小真的不是重要的

我猜可能是320~420万之间吧，你的这个房子是顶层所以有露台，室内50，室外20加起来就是70，所以市中心老房子朝北顶层如果是6万的话，不算露台就是300多万，算露台就是420万，也可能比6万多一点，不知道对不对

If you are buying north facing apartments in Shanghai, make sure the insulation well done when you renovate. The winter can be very cold.

I have just sold my apartment in Shanghai yesterday via the agent, while I live in Australia... It is really an impressive experience to sell your property in China through an online notary officer platform overseas... We are lucky to have these IT platforms to get your property sold from overseas, otherwise, we would have had to go back to China to do the transaction.
