When you're buying a house (old or brand new) NEVER take a word from the seller's inspector, they get paid off to lie. ALWAYS get your own inspector.

I admire how you explain how you learn from your mistakes, most people will give "false and inflated" success stories only, saying something like "I bought a property for 300K and sold it for 500K" , or a stock at X price and sold it for 2X price, but they never said their failures. Thanks.

Americans have tossed their own country under the bus as Trump was ditching 20 regulations for ever new one. The economy was booming, enemies were terrified, cheap gas/food/Amazon, but the media decided to "fortify" the election. I have property, I have silver, I have a business making cash, I have crypto and by the looks of things its still going to be tight with Brandon.

Enemies were laughing at us with Trump! October is the best month for stocks in 6 years. Trump during his first year was on Obama’s coat tails and his second year was a train wreck. Year 3&4 not to bad.

Brexit and Trump were a shot across the bow for the WEF, UN, Brussels and UN. The very same entities that are controlling the Biden regime right now. Xi promised to take Taiwan down before hes done. If that happens and the Saudis see that the deal with Kissinger is dead along with Petrol Buck, the US loses the reserve currency. Russia just signed a deal with the Saudis for military in Aug. The wheels are in motion. China and Russsia are loading up on gold. China is coming out with a CBDC early next year in the hopes of looting the reserve currency. Hillary and Obama made some enemies a long time ago and they are now coming back atchya.

You don’t need an attorney! You should ask the inspector to show you the the building code they’re enforcing. They can not ask you to do something that is not in the code book. You can buy code reference from Home Depot.

If your investing experience is less than 10 years start with 5-6 portfolio. Don't bet big on any single company, learn the process first. Initial diversification is not bad, it really worked for me during my early years. Remember that protection of capital is a must. Good luck.

Very true. Also new investors should study the market. Market crashes are an opportune time to protect capital in the sense that one can gain years of growth from the bottom of a crash in a matter of months. this last crash provided over a decade of growth in majority of stock. Always be ready to jump at these opportunities.

I had an investment manager guiding me at this time and I happened to achieve my goal in 7 months and 3 weeks. Bought my $425K contemporary home. So, yes, opportunities do materialize if we don't sleep on them.

I am stunned at how many people in 2020 and 2021 bought houses and waived an inspection!!! Unbelievable. No way would I pay more than the listing price and waive an inspection. I will rent until things calm down. I have bought and sold many houses and inspections are incredibly important. As always, great info in this video. Thanks Jaspreet!!

I have bought two houses without a formal inspection and lived to regret it. Unlike the typical more obvious sewage drain plumbing problems, the most often overlooked and most easily covered up is ELECTRICAL PROBLEMS, especially overloaded circuits done by the previous homeowners or a "Jack of All Trades" handyman who was lazy about setting up and connecting to a new breaker in the panel.

I personally hate dealing with rental properties, many people do not respect your things and will break/damage things. I don't want that headache anymore, just going to stick with dividend investing and relax.

The trick to that is purchase a warehouse commercial building . The area I work in all commercial Warehouse buildings the person renting it is responsible for any and all repairs with the exception of the roof. If the AC in the office up front tears up tomorrow my boss has to replace it. The type of Warehouse buildings in my area they're all huge concrete wall, AC units are on top of the ceiling only one way up in the building managers the only one with access . there's really not much that someone can damage

Next video please address how to build capital realistically when you are starting from zero...you can't get real estate now without a sizeable down payment and single occupant housing is hard to turn a profit on unless you have positive sizeable equity

Forgot to mention what happened when the covid hit and people didn't pay the landlords. A lot of those landlords went into debt, and they couldn't remove the tenants, and some of those tenants walked off and didn't pay the landlords over a year's worth of rent. This also messed up their credit report.

Those landlords were paid by the government, if they weren't to lazy to apply for the help. Programs were in place to help them cover cost.

Well, something must have gone wrong with their payment but the landlords received the last laugh because they are raising the rent across the United States and it's nothing anyone can do about it but move out. Someone going to move in and pay that rent price. The landlord is getting their revenge. There or more people in the shelters and homeless on the street. Honestly, if I were a landlord...I would have done the same.

I own a commercial rental property and it was fully rented out through the pandemic. I trained my tenants that we would all be stronger if we worked together; teamwork, I was flexible with them and vise-versa. We made it through together and they never fell behind on their rent. Guess what; they're still with me.

Just be aware that many HOA or community associations (such as condo's) are putting restrictions on how many units in the community can be rentals. So know where you're buying.

Peace of mind is priceless. Having good tenant is luck but when you end up with a bad tenant and giving you headache and ruin your place.....going through sleepless nights is not priceless...i prefer having to invest in good etf, live moderately/simply, and peace of mind

That real estate horror story broke my heart, man. My heart goes out to you for that time, but as you said, that was a crash course in "Real Estate Investing 101" the hard way. My goodness, I would have almost walked away from the market after that and said, "Yeah, there has to be another way to earn income without dealing with people like that anymore." City property inspectors just coming up with items that need fixing at the property just so they can continue to get paid. That sounded so predatory! Fortunately there are REITs (real estate investment trusts) that don't deal with actual people, just the income and mortgages of commercial properties, but those aren't as lucrative short-term (or even long-term) as directly dealing with real estate properties. Still, there are avenues to get into real estate if you choose to go that route. Nice video, Jaspreet! I learned a good bit here from you. :)

Not true at all regarding the first example of real estate investment. If you get that home for $150k in today's market most likely it's gonna be a super tiny home or a super beat up one, so you'll have to inject more cash on top of the actual cost. Also, it will probably be located in a bad area so good luck getting those $1500 a month for rent. And letting that aside for a minute, if you get a $150k loan with today's interest rates... Those $1500 you'll get as a rent will not cover the mortgage payment so you'll have to inject money of your own every single month to cover it, and if something breaks or the tenants are not what you expect and cause trouble, stop paying the rent,etc. You'll be underwater in no time. So I am not an analyst by any means and I don't like to contradict him but I would stay away from the real estate market at least for now until things get better. With today's exorbitant prices and interest rates at this level is a big no. Just say thank you but no thanks

I understand your viewpoint , but i beg to differ , I started investing in 2019 and that same year I pulled a profit of about $ 65,000 profit with no prior investing experience , basically all i was doing was seeking guidance / advice from a broker , so you don't necessarily need to be a perfect investor , just have a professional assist you

Can you elaborate on the real estate investing? Like, what are the steps you have to take to find a management company to manage your properties for you? What are the requirements/roadblocks to investing in real estate? Most entrepreneurs fail. We only see the success stories in media. For each of them there are 4-5 failures where people got wiped out. You can become wealthy as an entrepreneur or an employee. The risk profile however is very different between the two. For the vast majority of people working a high nd low paying career, investing wisely is the best and quickest path to wealth.

@@cbarnes5108 that percent is because most people start a business and put no effort into it, no time into, not much money into it or it generally being a pretty uncompetitive ideas like selling iphone cases. If you put the time, money, commitment and with the right mentor/broker, then you're not playing odds, you're just taking risk, it's not like the lottery where its a predictable percentage of odds.. its based on 100 factors.

20 years compounding at 7-8% may create a million dollars but you wouldn't be able to retire at 40 with a million, so there is a big difference between comfortable life (which can be built with saving), and wealthy life, which requires much more effort, proper training, entrepreneurial skills & creating a passive income for yourself (INVESTMENTS) etc. It's a quantum leap between those two lifestyles. 90% of people are capable of the former, but not many are up to for the latter.

Who wants to be a landlord of 100 units?? Even with great property managers, you have to hope 100 tenants aren't crazy and burn the place to the ground. I'd rather own growth stocks, collect some dividends, and get rich through capital appreciation.

You can't compare the amount of money and stability that real estate gives you. It's more active, but you can earn way more and reinvest the money into the stock market or even other busines. You can access cashflow way earlier and compound it in higher rates... If you have a great property maneger, you can have the best of both worlds. More money, still relativly passive.

diversify real estate buy rental properties both commerical and residental buy and flip houses. stocks: buy stocks you can trade and sell for a profit, buy stocks you hold for dividend. cash flow plus resell at a profit.

I've been a landlord. It's great when the tenant pays on time and didn't tear up your house. But when you get a treatment that stops paying and you evict them, them they tear up the host because they are mad you aren't letting them live for free. You have to spend 10k to get it ready for another tenant.

@@SG-tx1fz Even with insurance, you don't get everything you need. They give you depreciated value. If you pay to get replacement value, it darn their triple the cost of the insurance. So either way I'm still paying out the nose. I'll never have rental property again. It is not for me.

The mistake you don't want to keep repeating is . Before renting..have a written contract of fines and rent in stalment extra month pay! So if the rents 5OO a month -they pay in advance 2month plus( Deposit)! The deposit on day they moving out is your security cover for repairs.. If not..refund in good will! The signed contract makes.people mkre.careful how they treat your house..for then their tied up to repair them or.. Abscond their deposit fee.. N if they threat n refuse to lay after or be deducted.. You have prove to sue or report to police..

Make sure there us a warning in the lease for the amount of jail time that goes with destruction of property in your state. Also rent to gov workers they dont want to loose their jobs and you can garnish wages.

Agreed, it’s critical to invest in capital markets. Having a side hustle also is great. I was a medical professional, it now I teach tennis 1-3 hours a day, better than working 12 hours in a hospital. cash flow positive real estate no longer exists where I live in Canada.

I'm also curious about the methods you use to determine whether the business is viable and a good deal. Talking about stocks people automatically buy, I have a real estate stock I own that pays about 17 percent or so in dividends every year. There are high dividend stocks out there if you look! Do your research and find your winner. :)

Not silver imo. If you look at the price history chart for spot silver it's not attractive at all compared to gold or other precious metals such as platinum, rhodium, palladium etc.

I like the idea of buying physical gold and silver. My question is what would be the first place to start? Where would u recommend purchasing these types of commodities? One thing I would suggest is learning how to trade with options, specifically covered calls with a stop loss and you can really make good weekly gains and will eventually have enough invested to replace a salary
