TRANSCRIPT OF HILL SECTION AREA TOUR
The Hill Section is arguably the most prestigious area of Manhattan Beach.
It's named, quite simply, for the large hill that makes up the majority of Hill Section real estate.
From some of the peaks of the hill you can get 180 degree panoramic views from Palos Verdes to the south, even Catalina, all the way up to Malibu.
The Hill Section also has some of the largest lots in town, meaning some of the largest homes as well.
The Hill Section on the map is probably the smallest district in Manhattan Beach. It runs west from Sepulveda just down to the greenbelt at Valley and Ardmore. At its southern border, just past 1st Street, the Hill Section touches Hermosa Beach, and the other border is right in the middle of town at Manhattan Beach Boulevard.
Zoning for the Hill section is almost entirely single-family. The exception is just a few townhomes running along Manhattan Beach Boulevard toward downtown.
What makes homes in the Hill Section even more special is that they tend to be larger, because of their larger lots, so an average home might be 4,000 or 5,000 square feet, 25% larger than a home you might find in the Tree Section.
The Hill Section may be the smallest district of Manhattan Beach. But there's a clear dividing line between those homes with ocean views and those without. Homes on the city side of the hill get the benefit of views to the north toward downtown LA and the mountains, but homes on the west side can have spectacular views of the Pacific Ocean.
There going to be a tremendous difference in value for a home with an ocean view versus a home on the city side. Homes on the ocean view side of the hill often have some of the largest lots. If a typical home in the Hill Section has a 5,000 or 6,000 square foot lot, you can see a lot two or three times that size on the ocean view side, leading to tremendously higher values.
Some of these lots with ocean views and lots of extra square footage have gone for five million, six million or even more.
Children who live in the Hill Section will go to Robinson Elementary in the south part of town. Robinson recently won one of the prestigious National Blue Ribbon Awards, and for a lot of local residents, it feels like a small private school. When they finish up at Robinson, students will go to Manhattan Beach Middle School and Mira Costa High School.
For a lot of people, the benefit of living in the Hill Section is that you can build your own amenities. Many of the lots are big enough to have a large home and a pool or a sports court.
But the Hill Section is also close to the greenbelt where dog walkers and runners like to spend a lot of time. And no home in the Hill Section is a very far walk to downtown or the beach. And neighbors know that the Larsson Parkette is a nice little spot to let the kids run around outside.
It's not easy to find a home in Hill Section. There are a lot of people who appreciate the privacy, the quiet, the spacious lots and the ocean views. It can be very competitive and expensive.
For those who are able to live in the Hill Section, it can be the very definition of a luxury lifestyle right in the middle of a laid-back beach town.
