Being a landlord was the single biggest stress of my life. The worst position you can be in is to have one or two units to rent because when people don’t pay, or a large expense happens, you don’t have income coming from multiple other properties to get you through it. Suddenly you have a 2K per month mortgage, plus a 6K heater needing replaced, and nobody has paid rent. Also, before you buy rental property, check local ordinances about things like whose name the water bill can be in. I was forced to always have the water bill in my name as the owner, and I would sometimes get $1200/ 2 mo period bills (one unit) that I was forced to pay myself. The tenant had zero concern for their water usage, even as their rent was less than $700/ month. This was like 10 years ago.

As a former landlord, let me add to your list of must do's. Periodic inspections while property is occupied is a *must* - talking from experience.

If I were a landlord I would have an inspection monthly, preferably by a 3rd party.

Also as a former LL, I agree 100%. I had a tenant that broke a fresh water line to the water heater. Instead of telling me or fixing it, they just kept the water off until they needed it. When they wanted to shower or wash dishes they turned the water on and let it spray onto the floor. A neighbor told me after a month of this. It costed me a couple thousand dollars for flooring, sheetrock and painting. The reason they broke the water line is because he was trying to change the heating element and somehow slipped and broke the pipe. Also don't tell them you're going to file eviction. If you do, they might cause more damage for revenge or out of carelessness. I filed eviction on him just for possession and no money owed even though he owed $1400 in rent. He filed to fight the eviction even though I was trying to be nice. I dismissed that eviction and refiled for money owed. Since I knew he didn't keep any receipts I filed for $4k rent owed. I knew he couldn't pay the $4k deposit to the court, so he had to move. The reason I had to do that was because I was a small business owner working 70 hours a week and did not have time to take off work to go to trial just to get a bum out of my property. When he finally moved out, there was $12k in damages and the house was full of cockroaches. He had to bring them into the house somehow because I didn't see any at all two weeks before when I was there to inspect. There was thousands. Thank you Orkin!

@@Boggyboytad Wow! I feel for you. You definitely have to be proactive to protect your assets. My SO and I had separate rentals. He rented to an older couple on SSI. Never had rent problems but they always stood outside with the $$. Lo & behold, the old man died in the house. It was literally condemn-able! They had NO utilities for almost 2-yrs! Luckily SO was able to find a couple of local guys who worked to rehab the house. It took two 40-yard dumpsters to clear the house out and several months of hard labor and $$ to rehabilitate.

As a landlord I agree with you 100% about not letting bad behaviour slide ie rent,parking and property damage. This is a business just like any other business.

When i was a kid, a senior couple in our town rented part if their duplex to a divorced man and his two sons. After a period of time, the man wasn't paying rent. He cried to the old couple and because if his sons, they did not evict. The man did move out on his own, but the older couple who relied on the income for their retirement lost the duplex to the bank. The stress gave the old man a heart attack and made the old woman a widow. Sweet people bad at business. So if you want to be a landlird be strict.

I agree with your video 100 percent. Corporate landlords would not bother with payment plans, etc. They would just evict. My issue is on the social end where landlords are raising rents to unaffordable levels, thus contributing to unstable situations and even homelessness . There has to be a balance between business interest and social needs

If only good people listen to you and learn a lesson, I will be happy. That was very excellent. Excellent advice. I did not follow that advice through my life because I was married to a man through most of it and between us we were horribly against ourselves. Much too generous. One tenant at a time ripping us off It was awful. Very good advice.

If think landlords are weird? Reason is, all the tenants they have had to deal with made them so. That's why so many landlord are so weird.

I could never be a landlord. My brother did it himself for a while and ended up hiring a property management company the stress was too much. Much easier to make decisions behind the scene about repairs and let the management company handle the rest.

I used a tow sticker that was 1 foot by 1 foot that was put in center of windshield of driver that was so gooie it would not come off with just razor it wood need solvent as well and once they got one they would never violate parking rules again...we got them from the tow company that did our towing

Is this a one bedroom apart? One parking spot: paint it off on the asphalt. Sign indicating spots for laundromat, storage access, visitor; non compliant towed.

A firm, but fair property manager is worth their weight in gold. I hate seeing the issues you have to deal with because you seem to be such a nice landlord.

You assume he has emotions that pertain to others such as empathy. Landlords don't care about anyone but themselves and care about nothing other than money, stuff they own and what others owe them.

So my dad rents, he's been here for 35 years...the new neighbors have dogs, which have never been allowed, (maybe they have permission, I don't know) My issue isn't so much with the dogs, it's that they have parties where people are getting drunk, but the issue is the noise they make while "partying", and that it goes past midnight. What can a tenant do, is that even an issue the landlord would want to know about? Or would they just mostly care about the dogs?

That's the issue I have living in a high rise. Property management/ owners have changed annually. The poor building superintendant gets new directions with each new management company. So he does a decent job. But things like tenants partying all night, its after posted office hours, he's now saying "call the police". My apt door is coming off its hinges, the owners won't ok its replacement nor a contractor to re hang it etc. So he just tightens screws every so often. So that plus the screaming International families running in the halls, hanging over balconies, makes the annual rent increase feel unfair. The joys of tight rental markets.

@@joywebster2678 My husband got me some nice noise-cancelling headphones over a year ago, but I never opened them until one of these parties. I found I can't hear anything with them on. But when I see they have a huge bonfire a few feet from the building, I'm like 😳I'm recording it, just in case.

Noise is tricky and usually that is a police issue. It's hard for landlords to police those things unless there is someone onsite.

property manager has a meltdown over chalk on the sidewalk or using the water to wash a car...yes IGNORES nearly burning down 14 garages by BBQ with charcoal IN a garage, and then just leaving the hot coals in the garage when done.

I am tenant whose landlord lives above me and makes excessive amounts of noise all day long until about midnight every night. I have panic disorder and excessive noise is a giant trigger. I'm only getting about 4 hours of sleep a night and it is negatively impacting my job. I put up with for 2 years before approaching my landlord about how their noise levels are negatively impacting my life. They told me that if I can't deal with their noise levels, I need to leave. In Virginia a landlord is legally not allowed to interfere with their tenants right to quiet enjoyment of their leased space nor are they allowed to retaliate. When I asked my landlord if they could be more mindful of their noise levels while I search for a new place to live, they said no. What is your take on a landlord who break laws and negatively impact their tenant. I am their only tenant right now as I rent their basement.

@@investfourmore A 3 year old that is allowed and encouraged to make as much no use as she wants. They keep her up until about midnight every night even though I can tell by here tantrums and crying that she is ready for bed at about 8pm. The way the townhouse is constructed, the noise as super amplified down to me. They know this, but dont let her play on the top level, just above me. I tolerated it for so long as it is literally one the cheapest "apartments" to stay in all of northern virginia at $1000 per month with utilities included. Im in my 50's with chronic health issues and have survived aggressive stage 3 cancer, but it took a permanent toll on me. I still work a full time job, and require my rest. They value their child's right to make as much noise as she wants over my right to sleep. So I have to leave. I mention as not all tenants are bad and some of us are being bullied by your landlords. I pay on time every month, I dont destroy my portion of the house, I obey their rules-even the ones that feel a little petty. I should a least be able to sleep when I need to.

Don’t own properties if you cant handle the work. Maybe get a real job instead. Or maybe just don’t treat people like shit and they wont treat you like shit. Maybe if you listen to problems and actually fix things, people will care more about things. Anyway just goes to show you how nobody wants to work anymore
