Should you buy a house or a duplex first? Many new investors simply focus on: how many units and tenants can I have and what's the cashflow. Yet professional investors look for something else. This is a breakdown of how expert investors build their wealth.
Remember, you can get started investing in real estate with as little as 3.5% down in the United States. Always focus on your value factor though. To me, there's little point to investing in real estate outside the value factor. If you can turn real estate investing into an opportunity to build cashflow and value, then you're on your way to wealth.

Tyler yes terrible time to buy in california but good time to save because when the market was down I took advantage and bought a home so save and be ready to pull the trigger when the market falls again. I'm not an expert but I experienced it already I was trying to buy land for 70k and 1 year later that property value was 130k lost the opportunity but learned alot now I'm saving for the next wave.

A few years back I was renting one side of a duplex. I had seen 3 tenants go through the other side in 2 years so I mentioned to the landlord that I wish I had the money to rent the other side as well because one of the tenants left owing 6 months rent. Any ways the land lord came to me a couple hours later and offered to sell the place to me for 85,000$ and she would carry the financing at 4.5% (my credit sucked at the time) this was an awesome deal. My dad currently rents the other side from me for 30$ less than my mortgage payment so I only have to pay for insurance and taxes. I am currently fixing the place up with the expectation of being able to charge 900$+ for each side. I'm expecting to have it ready by spring of next year.

$900+??? You should be getting $1,500 per unit. What state are you in? A tiny 1 bed 1 bath apartment here in Florida is at least $1,100 a month.

@@cottagegymfun another way to come up with downpayment is using ur 401k. My 401k at work allows u to loan up to 50% of the total fund. Interest rate is reasonable as low as 3.5%. Payment can be salary deduction for up to 10 yrs.

Thank you for your videos. Your Real Estate content has been a huge inspiration. I bought my first real estate deal last year. A side-by side Duplex with 3 bedrooms, 1 1/2 baths on each side, with under market value rents. It needed a lot of (mostly cosmetic) work, but well worth the blood, sweat, & tears that were shed. Currently occupying one side & renting out the other. Prior to this, I was paying the same amount as my Mortgage is now, for a 2 bedroom Apartment that was nothing special. Please more "Noob Vs. Pro" videos when able!

I ended up with a house for my first buy. I was pursuing a duplex or triplex or fourplex but kept getting beat by cash investors, so I ended up in a SFR. In hindsight, while I didn't get the monthly cash flow that I could have from "house hacking" I did see MUCH better appreciation over the following 5 years than had I bought a duplex.

The falacy of this example starts from the very beginning - a $300k house and $300k duplex don't cash flow the same! Duplex will cash flow about 30% more than a SFR, so if house CF's $500, the duplex would CF at least $800/mo.

He's setting price and cashflow equal in this example just to show how to look at value add on properties in a simple way. Obviously changing price and cashflow complicates the analysis
