I live in Menifee and the city is growing a bit too fast. Major housing projects and hardly enough apartments. We have too many single-lane roads as well. What really happened was investors bought up all the houses and are putting them up for rent to those who are not qualified for a mortgage, but will make them pay 1.8 times the price.

This is dumb they’re talking about income ratios.. people don’t make 💩 in Palmdale or menifee.. California is just ridiculous nuff said

ENough with these news reports... maybe addressing why... actual research... like foreign investors and corporate investors keeping houses vacant and rent high??

When I was a kid, my parents were mistreated by landlords, which came to an end when my dad was promoted to Sous Chef at work and started buying up old houses. I inherited his homes, and I vowed never to be a jerk of a landlord. All my tenants pay around $1000 a month less than the going rate. When they call about a fridge on the fritz, an AC that doesnt work, whatever, I take care of it immediately. I once built a Hobbit House playhouse, complete with round door( it was hell finding the door hardware), for the kids of the first family I rented to. I dont want anything to do with the greed. The rentals are paid for. My own house is paid for. I dont want to add to the misery. I make a good wage and expect a really good pension when I retire and the rentals give me a good extra income.

Wow - $2,500 for a 4-bedroom home? In La Mesa we were paying $2,500 for a cramped 2-bedroom apartment. I'd say Menifee is definitely NOT the worst.

Come to OC, and a 4 bedroom 2 bath house in the ghetto is 3500+ minimum.

$2500/month barely gets you a shed in a backyard in San Francisco. Menifee is actually one of the most decent city in Commifornia.

so you interview a guy who once owned not one but 2 houses and now rents? Could it be that he makes really horrible financial decision, saw his equity go up and took a money grab for short term excitement and now complains that he is a renter. Buy a house you can afford and stay there, people who buy/sell to grab the equity should not be felt sorry for, they gambled and loss.....

We sold our home in San Diego and moved to the Lake of the Ozarks, MO. 10 yrs ago. We bought our house for 160k w/a view of a gorgeous lake, 10 min frm an excellent hospital and several good schools. I ended up driving 45 min to work and would laugh when people complained about the "traffic." We both grew up in San Diego, but l wanted to live w/out struggling and retire before l was 70. There is life beyond SoCal and it's beautiful!.😎

$ 2,500 a month for a 4 bedroom house it's not that bad , go further south to San diego and you can't even find a decent 2 bedroom apartment for that price .

Don't forget the scams! Renters LOVE to play this little game of "My family member will be moving into the home so you must vacate" But they just turn around and rent it out to someone else for a much higher price. There are laws against unfair rent hikes, but they don't apply to vacant units. So by kicking out the current tenant with a false pretense, they are able to jack up the rent and do it again to the next renter.

In Victorville, I’ve seen homes rent out for $1800, $1900. Here’s the problem with that price: you have over 50 applicants wanting the property at that price and can only choose one family or person(s). Sometimes such price instigates a price war between renters. The housing shortage is a HUGE HUGE problem.

I don't get it. Menifee and Victorville are out in the boonies so why are they worse than cities in San Diego county?

Landlords of private homes or apartments are just plain greedy. I was a landlord for over 20 years and "Never" raised the rent on my tenants, as long as they paid their rent, that's all I was concerned with. My husband was a saint of a landlord, he paid the difference in the rent to the bank a couple of times when the tenant was short. And, we were good landlords. These landlords today are greedy, not only do they want their mortgage paid, they want their car payment, and their candy money from the tenants, shameful."

Me and my wife used to have like a big safety net. But our car that’s payed off has had so many issues expensive repairs it took all my savings.

I remember when I moved to Riverside in the early 90s (I was stationed at March), Menifee was tiny. I cannot believe it's grown so much since then.

It's scary how many people are just one missed payment, or one catastrophic accident or lawsuit away from penury.

If he owned two home , he didn't get "priced out". He either over mortgaged the homes and lost them or sold them and wasn't wise with the proceeds. This was the wrong "victim" for this story.

A 4 bedroom for $2500 is cheap.

Theres a program called PATH in Lancaster (city next to Palmdale) that assists anyone thats a veteran with their rent if they are behind or are literally homeless, they are next to the VA Clinic

I live in Warwick RI and I pay over 50% in rent. I pay $1795 for a one bedroom apartment.

Rentals are always higher where poorer people live in relation to their income…if you make less than $125,000 you are poor.. my friend took their son 7 year old son to Disney Land last for four days cost them $5,800.

$2500 is a good price for a single family home, where I live that house would be going for $6-7000. Here, $2500 gets you maybe a one bedroom apartment but more likely a studio.

It EARNED that title. It attracts the workers that keep San Diego, Orange County and Los Angeles functioning. Home prices there are just a little less expensive than in major cities but it isn't worth the cost of the commute either

$2,500 is not even close to being expensive in this region, then there is the fact that Menifee is in the middle of nowhere with the exception of a handful of surviving horse ranches. Go South or West or North, and you will pay many thousands of dollars more per month. The people chiming in to leave the state, and go where, Austin, Miami, Denver, New York, Seattle...they are all expensive places to live, most a great deal more expensive than Menifee.

Crazy I remember years ago riverside was dirty cheap. I remember when I was in high school and a lot of people were selling their homes in LA to move to the riverside area. And my grandpa still owns a home out there.

As a landlord, we pay taxes, insurances, mortgages, maintenance and accept all financial liabilities. I say to renters, find a way to buy your own house.

Moved to Menifee near the end of COVID where things were still locked down and people still not going to work. Was somewhat peaceful. Then things started opening up and wow what a dumpster fire this place has become. I've never heard so many freaking motorcycles and Dodge chargers and challengers without mufflers zooming around and the police seemingly doing nothing about it. Super frustrating. Only good thing is the vakue of our house has increased by a lot. But there's just too much noise and traffic.

Too many foreign investors is the blame. About 75% of the homes that have been sold on my black alone have been purchased by investors and they rent them out. The house across the street from me has 6 (that I have counted) adults living in it. I’m sure it’s the only way they can afford the rent. When we had our house for sale, all the offers we received were cash offers from foreign investors. Due to the high interest rates we didn’t end up selling. California needs to stop this madness.

2500 is nothing in San Diego

With the same rental rates, you can rent a new house near UC Riverside instead, called Spring Mountain Ranch community by KB Home, while being closer to Los Angeles. It's also known as the Isla Vista of the Inland Empire.

He’s actually lucky it’s $2.5k especially in Menifee relatively nice area. If he wasn’t there for 12 yrs that would easily be $3.5-4k per month

Home owner insurance carries are also moving out of certain areas of CA and other states. Lots of people will lose their homes since most mortgages require insurance.

I grew up in Menifee and visited last year after leaving 10 years ago; it's like a different city now. It made sense to live way out there, because it was so cheap and it was a nice small town, you could easily commute to OC LA or SD. Now the prices are super high, it's all suburbia and the commutes are horrible... no thanks.

I lived here before, in 2019 i rented a 2 story house for $1650, by 2021 the rent was going up to $2350, thank god i was able to buy. Menifee is a nice city tho. I really liked living there.

Landlords are gouging renters, they pay 1400 for their mortgage, charge 2k+ for rent and god forbid you ever ask them to fix their houses which are falling apart after 15-30 years of being rented out
