It’s no secret that rent rates in California are higher than most other states, and new data shows that the majority of the worst cities for renters are in the Golden State. Shelby Nelson reports for KTLA 5 News at 6, Mar. 12, 2024.

When I lived in Cali I knew my first two checks of the month were guaranteed for utilities and rent. The other two weeks were gas, food, clothes, cellphone and maybe like $150 for myself 😅. The following month the cycle started all over again for two decades. Now I live in Phoenix. I spend about 25-30% mortgage and utilities and the rest is going towards investments. So far I've bought one 100k lot of land and have put 35k towards 401k. In only 4 years. Cost of living is better, not great tho.

I live in Menifee and the city is growing a bit too fast. Major housing projects and hardly enough apartments. We have too many single-lane roads as well. What really happened was investors bought up all the houses and are putting them up for rent to those who are not qualified for a mortgage, but will make them pay 1.8 times the price.

Homeownership rate is only about 40%-45%. The rest of 55% are sold to realtors and investors.

They just keep building more and more homes here in Menifee. Moved here over 7 years ago and it was so quiet and peaceful. Now the traffic is so bad especially on Newport Rd. Even McCall Blvd is bogged down with traffic now.

When I was a kid, my parents were mistreated by landlords, which came to an end when my dad was promoted to Sous Chef at work and started buying up old houses. I inherited his homes, and I vowed never to be a jerk of a landlord. All my tenants pay around $1000 a month less than the going rate. When they call about a fridge on the fritz, an AC that doesnt work, whatever, I take care of it immediately. I once built a Hobbit House playhouse, complete with round door( it was hell finding the door hardware), for the kids of the first family I rented to. I dont want anything to do with the greed. The rentals are paid for. My own house is paid for. I dont want to add to the misery. I make a good wage and expect a really good pension when I retire and the rentals give me a good extra income.

Wow - $2,500 for a 4-bedroom home? In La Mesa we were paying $2,500 for a cramped 2-bedroom apartment. I'd say Menifee is definitely NOT the worst.

​@@kendallevans4079 There was a listing on Zillow a while back for a part of Irvine that borders Newport Beach. This listing was for one of the estates on top of a hill and had a 360 view! It was something like a 4 bdrm 7 bath 6000sqft house! They were asking $42,000.00/mo!

Currently on Zillow - 63 Vernal Springs, Irvine: Monthly rent: $28,000.00, Deposit $56,000.00 for 5500sqft 5bdrm 5 bath house on top of a hill!!! Imagine getting a cashier's check for $56,000.00 + $28,000.00 1st mo. = $84,000.00!!! 😮😮😮

this is what im working towards right now im a student barely living off 100 bucks a month while living at home I am desperate. I get better offer for jobs in the east coast that's sad. The only jobs I get contacted about here in socal are healthcare jobs paying less than del taco lmao

The difference is that the homes are owned by corporate investors who buy the homes for cash and then rent to people for ridiculous prices. Corporate and foreign investment in single family homes should be outlawed.

so you interview a guy who once owned not one but 2 houses and now rents? Could it be that he makes really horrible financial decision, saw his equity go up and took a money grab for short term excitement and now complains that he is a renter. Buy a house you can afford and stay there, people who buy/sell to grab the equity should not be felt sorry for, they gambled and loss.....

You could lose your home if the repairs, bills, taxes are too high. People don’t just make cash grabs. They probably had a decent first time home and then they bought a nicer one while selling the first one and then they got priced out. I know people who are paying 10,000 dollars in taxes per year for their new house because of the neighborhood. Imagine paying a 3,000 mortgage because interest rates are high, then on top of it you gotta pay the taxes: 833 dollars extra on your payment, pmi insurance, house insurance, then bills. You’re looking at 4,500 a month if not more, because everyone knows bills in LA are excessively expensive. You can’t assume people make cash grabs, you need to educate yourself first before you start throwing around accusations.

Perhaps he and his wife experienced lay offs or cut backs during the C-19 and lost their home to foreclosure and.during that time, Newsom allowed renters to stop paying rent for 3 years and you couldn't evict them for not paying......What he is claiming is more than possible

We sold our home in San Diego and moved to the Lake of the Ozarks, MO. 10 yrs ago. We bought our house for 160k w/a view of a gorgeous lake, 10 min frm an excellent hospital and several good schools. I ended up driving 45 min to work and would laugh when people complained about the "traffic." We both grew up in San Diego, but l wanted to live w/out struggling and retire before l was 70. There is life beyond SoCal and it's beautiful!.😎

Heard of people selling their houses during the peak time and complain about not being able to afford to buy a house now since the interest rates went up a lot. I laugh at them for their bet on house prices dropping and interest rates staying low.

Why? Its the desert and over 100 F in summer. You might as well move to Arizona or Nevada and live cheaper with the same weather. I live in Ventura which is where the California dream is. It rarely gets above 85 F in summer and below 50F in winter.

Don't forget the scams! Renters LOVE to play this little game of "My family member will be moving into the home so you must vacate" But they just turn around and rent it out to someone else for a much higher price. There are laws against unfair rent hikes, but they don't apply to vacant units. So by kicking out the current tenant with a false pretense, they are able to jack up the rent and do it again to the next renter.

In Victorville, I’ve seen homes rent out for $1800, $1900. Here’s the problem with that price: you have over 50 applicants wanting the property at that price and can only choose one family or person(s). Sometimes such price instigates a price war between renters. The housing shortage is a HUGE HUGE problem.

Menifee is right next to Temecula, Murrieta and March Air Force Base. It’s also home to a large percentage of Active Duty and Veterans. Hardly the “Boonies” Victorville is in the middle of nowhere.

Since moving to Victorville almost 3 yrs ago, I have noticed many section 8 housing being cleaned up and becoming "luxury" apartments. Also, many homeowners that were renting are selling rentals and pushing people out. Its gotten pretty expensive when it comes to housing. I thought I was going to pick up another property up here but the house prices just keep going up.

What are you talking about? Menifee is right next to Temecula Murrieta, Moreno Valley and Riverside, hell Oceanside and Carlsbad are just down the 15 freeway…. This are is so damn crowded…. The problem is the banks own the homes and the contract property management firms to rent them out…. Hemet has the cheapest rent for apartments, most are 1500 to 1800 for a one bedroom

joining a housing cooperative is another option. Low cost of economy of scale of a multi-family complex with the benefits of homeownership, namely that no one can jack up your rent

This falls under both options given by @aristotlekumpis7095 anyway - you have to move out of wherever you are to move into such a complex, and you will likely have to downsize depending on the difference in size between the homes

​@@ConductorWHaPthose are great but they don't get built for free. They usually require some sort of government support to build the co-op. Then once it's paid off, then the residents are responsible for just pain enough to maintain the property. The problem is there's hardly any political will to build that type of housing outside of maybe New York City and maybe Seattle. Definitely not anywhere in the Inland empire.

Landlords of private homes or apartments are just plain greedy. I was a landlord for over 20 years and "Never" raised the rent on my tenants, as long as they paid their rent, that's all I was concerned with. My husband was a saint of a landlord, he paid the difference in the rent to the bank a couple of times when the tenant was short. And, we were good landlords. These landlords today are greedy, not only do they want their mortgage paid, they want their car payment, and their candy money from the tenants, shameful."

I had issues with my old landlord were i lived for couple years they would price the units that were available but weren't updated it was like they hired someone to do a mickey mouse job.. things start to break and we had to remind them multiple times to get someone else to take care of the problems instead they would suggest you to look for a different place to lived if we weren't feeling comfortable anymore that was the solution they had in mind instead of fixing the problem...

I have a neighbor he has three generations in his house ( btw i live in a nice neighborhood ) his family values quality of life and vacations over being a slave to a mortgage, its a shame that people have to do that. also, my first apartment in college in 1987 was $325 a month that same apartment nearly 40 years later is $2,150 there is no way peoples income increased with the rate of rent

until remote work happened. then it boomed like crazy - and now the locals have to compete with high earners from the big cities that are moving to the inland empire. Otherwise, ya I have a colleague who did the commute between Menifee and San Diego and he got to enjoy a 5 bedroom house with a pool for the same price that a 3 bedroom house gave his family in San Diego. he opted to move back to San Diego because he lost 10 hours a week in traffic that he could've been spending with his family. the costs of living in the Inland Empire are all relative. edit: and why have a pool when you have the beaches of San Diego to play in (he's a surfer btw)?

$2,500 is not even close to being expensive in this region, then there is the fact that Menifee is in the middle of nowhere with the exception of a handful of surviving horse ranches. Go South or West or North, and you will pay many thousands of dollars more per month. The people chiming in to leave the state, and go where, Austin, Miami, Denver, New York, Seattle...they are all expensive places to live, most a great deal more expensive than Menifee.

Moved to Menifee near the end of COVID where things were still locked down and people still not going to work. Was somewhat peaceful. Then things started opening up and wow what a dumpster fire this place has become. I've never heard so many freaking motorcycles and Dodge chargers and challengers without mufflers zooming around and the police seemingly doing nothing about it. Super frustrating. Only good thing is the vakue of our house has increased by a lot. But there's just too much noise and traffic.

Nah, I just moved back to SoCal after living in Vegas for years. I'd rather spend 1k more on rent in SoCal than vegas any day of the century. Better schools, better life, better weather, doesn't smell like piss and poop all day, isn't as fake as vegas, isn't as dangerous as vegas, etc. The only real savings you get in Vegas are in rent. Everything else that matters is pretty much the same cost wise. Granted I'm lucky and worked my behind off to make a lot of money in last year and now primed to buy a house before years end but I'd rather live in SoCal than vegas any day.

Too many foreign investors is the blame. About 75% of the homes that have been sold on my black alone have been purchased by investors and they rent them out. The house across the street from me has 6 (that I have counted) adults living in it. I’m sure it’s the only way they can afford the rent. When we had our house for sale, all the offers we received were cash offers from foreign investors. Due to the high interest rates we didn’t end up selling. California needs to stop this madness.

I grew up in Menifee and visited last year after leaving 10 years ago; it's like a different city now. It made sense to live way out there, because it was so cheap and it was a nice small town, you could easily commute to OC LA or SD. Now the prices are super high, it's all suburbia and the commutes are horrible... no thanks.

If you want to settle down and start a family or just plan on staying in one location for 5+ years, then consider buying. over how many years? rents go up due to inflation and supply and demand. If you ran a business providing X and your costs went up 20% would you just eat it out of the kindness of your heart. If people were clamoring to buy what you had to sell would you just sell it the same price you always sold it at? How would you decide who gets it? How about the people who will hoard your product and make a profit off of it, making you look like a sucker and essentially taking food out of your kids mouth? If you want to have free housing feel free to build it yourself and give it away.

2500 is pretty good forba 4 bed SFR. If you bought a 500k home in Menifee and put 100k or 20% down, your mortgage with property tax and insurance and current interest would be around $3,200
