As a home inspector myself, make sure that you use a thorough inspector. I ask for 4 hrs (it isually takes less) for my inspections, and 90% of the flak I get is from agents. If you're the client, don't let your agent, or the seller's, try to hurry the process along. The only person who stands to lose is you.

As a multi property flipper I never pay upfront money to any contractor. There is no reason to and many reasons not to. One indisputable reason is “what if they get hurt or killed”? Job over money gone. I understand cash flow needs of the contractor though. So I pay daily. I pay all material costs. That eliminates any markup from the contractor plus negates a reason for upfront money to them. Usually I pay about 500 a day and withhold the last 1000 until completion because so many people stop working regularly or at all on the last 10%, cleanup and touch up.

I love many things about this episode. The guest is just so humble despite all of what he has accomplished in such a short time. I also like the fact that he made money doing his own thing in which he became an expert, versus simply doing whatever everyone one else is.

My husband and I have flipped more than a dozen "doublewide" homes (on land). We always used our home equity line to purchase and then typically sold them to first time home buyers. We also don't buy anything more than 20 years old. As he stated, we didn't keep them because there is no investor financing for this type of home. We have done it all, new construction, mobile home flips, small mobile home parks, land subdivision, long term rentals, short term rentals, mid term rentals. I am in the Asheville NC area. I didn't catch what area of NC he was from.

This has been one of my favorite episodes!!! The story is very similar to mine. The way you operate and find deals I relate to because my story is so similar, although I'm at the beginning cusp with only 3 properties.

This episode could have been way better….the guest and his story were awesome, I was so interested in it and would have loved to really get in the weeds on what he’s done and his portfolio. Only problem was the episode was way too short it felt like they were rushing through it which in my opinion was so disrespectful to the guest, Jason. If they would have done an old-school hour to hour and twenty minute episode it would’ve been awesome. I seriously hope they can have him back so they can apologize for shortchanging him and to do a deeper dive.

How do I find a hard money lender similar to the one he has found. I have a property under contract for 45K. Rehab about 35k. ARV around 115-120K. Is it possible to find a hard money lender that will do 100% of both purchase and Rehab? Please advise

I don't think anyone is doing 100% on both right now. What I currently offer is up to 90% LTC and 70% ARLTV on purchases and up to 70% LTV (75% on Case-by-Case Basis) for rehabs. If you need funding please feel free to reach out to me. I would love to be a resource for you.

I've looked at mobile homes but I never see a good price - it's like the owners have a distorted view of the market and they list a trailer for 40k in areas where you can buy houses for that. Maybe I'll start looking in ernest. Side Note - I see the rich dad book - that dude is a billion in debt and he made up the rich dad. Oh my.

No, they sold because they were getting a divorce. I inherited amazing tenants that have still not missed a payment to this day. 🙌
