TBH if you want to have those types of "parties" you might need a much bigger house in a more secluded location up in the hills or estates, lest the neighbors start complaining about the "noise" and other things ;)

You take ten steps into the house and suddenly it's night time :) That vaulted ceiling in the master with the slats is for sound deadening :) Quite nice house for what seems like a somewhat moderate price.

First off; welcome back! I've been periodically looking for you guys to post again. So as for this home ....I like it for the most part. Not sure the reason for a full bathroom w/shower in the den area as a shower seems a bit excessive. :) I do like the dark features throughout the home. The back yard's layout seemed a little funky to me, but ....maybe that's just me. :) You do a great job of presenting. Rehearsed a bit, sure. But you make it flow so naturally. Great camera work as per usual so no complaints there. :) I still wish you'd show a luxury condo from time to time for us single people who don't want or need all that space. :)

The transitions were very clean when presenting the bedrooms, gives the videographer time to set the WB and make set up for a cool shot!

So realistically, would you keep that art piece on the fireplace or throw up a 85" (if not bigger) TV? I love the piece of art, but after a couple weeks :) BTW - I just want 'FRENCH Oak' floors just because it sounds cool to say, haha. Looks like I can just get white oak, but you know - je ne sais quoi.

I have somewhat of an unusual question. Do clients ever ask for the staging to remain in place and if so how much? Just a ballpark figure and maybe you can also state that in your tours?.

Usually, staging is just temporary. However, anything is negotiable.

I personally prefer higher-priced houses, this one wouldn´t be poshy enough for me :P Just kidding, the thing that attracted my attention more than the house (tour) was the fact that the colour of your your dress and hair matched perfectly with the colour of the built-ins, faucets etc. that can be found in the house. Genius plan or just a coincidence? :D Greetings from Germany! (Just by the way, I am male and I do not know why I am paying attention to such details :D )
