This ₱420 Million Ayala Alabang corner-lot brand new house is fully-loaded compared to the ₱500 Million unfurnished renovated house in North East Greenhills. It’s also located near the Madrigal gate close to the Ayala Alabang Town Center. It’s the first one on my list once I hit the Mega Millions or Powerball jackpot. For €7.3 million, you can buy a mansion bigger than this on in Malaga or in Costa del Sol or Marbella Spain. And for that price in the Nordics, you'll get a bigger and better built house in Helsinki, Oslo or Stockholm. No HOAs fees, safe and reliable public services and trustworthy government. I'm mind blown by the asking price in these places. And those billion peso houses in Makati?! Ridiculous 😂😂

wow upgraded po tayo, first time listing ng AAV?! hindi ko pinanood during post agad kasi akala ko 4k video na processing pa ni KZfaq. Sana 4k video considering the value. Ignoring the asking price, no-nonsense yung philosophy ng bahay saka very Filipino construction lahat. wala mga nonsense glossy o gold materials, minimum ang mirrors, the appliances also not too expensive. This is like a very good $200M++ AAV property without too much technology. Asking price of more than 400M leaves a lot to be desired. Yung labas pa lang ng bahay, dami na issue gaya nung mga sidewalks and still using temporary electric post. The landscaping is cheap barebones and not well maintained. The size of basement is respectable but still missing high end features like climate control garage and man cave. I would also like a lawn. A roof top ideally as wide as the property. No backup power and solar. No preinstalled wi-fi or CCTVs. The CCTV machine in the master bedroom and the exposed LAN cables are awful-IT equipment should have its own server/service room. Walang outside bar or BBQ area near the pool.

5 bedrooms? And each bedroom occupant can have 2 or more cars in the garage? Why? So ayala alabang does not have HOA rule not to use entire lot for house itself? It’s good to follow rule that only 1/3 of your land can be used for building, and the rest of land is for garden, pond, pool, playground, landscapes. Do residents and developers not value having open spaces outside for a private garden? To be always inside the house is unhealthy. 5 bedrooms mean a family with about 4 growing children, as adults would be married and no longer staying there. All the more a good open space outside is needed for the kids to roam around and grow healthily. Even aging occupants would benefit from big garden space.

Tama naman po. 762 sqm ang lote, meaning yung lupa. 1162 sqm yung floor area, meaning yung total liveable space across 3 floors (including the basement). Hindi napo ito bago lalo na sa mga malalaking bahay.

Lol. Di ko po alam kung saang part kayo nalilito at wala namang ibang nalilito kundi kayo at parang ngayon lng kayo nakakita ng bahay na mas malaki pa sa lote, kaya nga po 3 floors cya. May at least 4 na youtube channels ang nagfeature na ng bahay na ito at pare pareho po ng stats. Isipin nyo nlng po, kung yung lahat ng 3 floors ng bahay at ipagtatabi-tabi sa iisang patag na space, palagay nyo po kakasya sila sa lote na 762 sqm? Eh yung first floor palang mahigit kalahati na cya ng lote. Please bago po tayo magcomment lalo na sa mga established channels lalo na at architect ang asawa ni Ma'am, sana ay alamin muna natin ang definition ng mga terms lalo na ang lot area at floor area na napakabasic lng nmn. Simpleng halimbawa nlng po ang aming bahay. 180sqm po yung lote at 250sqm po yung lot area kc may 2nd floor kmi.

Lol. Isipin mo nalang na 387.30 sqm ang ground floor, multiplied to 3 kasi 3 floors = 1,162 sqm. TOTAL floor area. So yung 387.30 sqm na ground floor, kasya sa 762 sqm na lot area lol
