Very very informative video, job well done as always. There are some great take aways that i hope people dont miss. 1. Get your pre approval/qualification before house hunting..for the agent..it saves your time. 2. Shopping around for mortgages can be difference in paying $15M or $18M..it adds up 3. Getting that first house can be the leaping board you need to get into investing. Great content as always

i take out a mortgage on a motor vehicle and it seem just like a property mortgage, dedication must be given to this payment every single month or bank can take back your car

The problem is that even with the NHT benefit, home ownership is a seemingly impossible for young people. To find decent housing 13M and under is a monumentous task even outside of the coporate area. Not to mention the fact that single people that aren't wealthy do not have access to the amount of credit needed to purchase or build a home. You also mentioned the deposit, it's often advised that a person comes up with ideally 10% of the market value of the house.

Why do people think NHT is the only option for a mortgage?? I think a better argument is the NHT has the best rates so most people don't want to access more money from other lending institutions to add to the NHT amount

Kalilah, I am not familiar with the legal procedures when it comes to selling a house in Jamaica, so I just wanted to know if during the closing of the sale, is it a common practice for the purchaser to send the required money for the property to the Seller's lawyer or should the money go directly to the seller?

How do you get started on the pre approval .... I’ve been to NHT to ask for that letter and the reaction I got was as tho I needed to find the house first .... it’s kind of confusing when the realtor is sending you to get that letter and NHT is sending you to find the house ....

You talking about the eligibility letter? All you need to do give them copies of a Valid ID, TRN, NIS, Birth Certificate, Proof of Name Change, Last 3 Months Pay slip, Mortgage Memo, Job Letter and Letter of Contributions. You get it the same day and the letter is valid for 6 months. That's what one of the reps told me at NHT Spanish Town.

Home ownership isnt for the small man it seems😪 They should implement rent to own on a intergenerational basis. My age shouldn't really matter, tell me that over the next 60-80 years I should pay let's say $20,000 monthly and when I'm unable to, my child or children inherits my progress and continue paying.

I live overseas and I’m wondering if I would have to set up a LTD company in Jamaica to buy through a LTD company as I’d like to purchase for business not in my name. I am going to assume you are in Jamaica.Yes you can after a while when your first home has increased In value (give it about 5 years).As long as your first house has increased sufficiently in value you can get a second mortgage on the property which you can use as the deposit and closing cost of your second home.NHT doesn't usually have a problem with sending the title( through your lawyer) to the second Institution to allow them to register their new mortgage on the title.Here is a suggestion, get your second mortgage from a credit union, the interest rate will be much cheaper than a bank because the credit union uses the reducing balance method to calculate the interest you pay on the loan. With the reducing balance method as you pay on the loan to reduce it, interest is calculated after each payment on the NEW REDUCED balance. With banks, the interest rates are FIXED and no matter how long you pay the interest rate remains the same.I hope this helps and good luck.

Most of the information on repossessed properties you will find on the bank websites, although sometimes they seem to be hidden. Or you can reach out to the agents at the different banks. Realtors can also assist sometimes
