This is our walkthrough of the Monmouth Mall in Eatontown, NJ from March 30, 2019. This is thriving mall in central New Jersey just south of New York City. It's a pretty nice, well maintained mall owned by one of the biggest REITs in the country right now. With attractive examples of each anchor spot (except the vacant Lord & Taylor) and decent, not totally whitened color tones throughout, this was a pretty decent mall to walk through.

I'd like to say a few words about being an ambassador to your local malls. We have been taking the time to visit all the malls within a reasonable driving distance to check up on them and see how they are doing. Also filming an updated video every year or so, regardless of the lack of many changes, just so there is a video record of the health over time. We think this is an important thing to keep tabs on, especially in these wildly turbulent times. The current health emergency has accelerated the impending Retail Apocalypse we've all been talking about these last several years. This was already a big problem, but the shutdowns and restrictions have made the issue 5x worse and likely hastened the death of the enclosed shopping mall.
I know we've all been on pins and needles wondering how bad the fallout is going to be from all of this.
There really is no way to know exactly unless we ALL go and do our small part to make it known how it turns out. I implore you, if you have the means to pick an area you would like to be an ambassador for, and go document your local malls. Whatever your medium, it doesn't matter, any and all documentation is necessary and vital in this day and age. Whether it be on Social Media, Flickr, KZfaq, any platform gets it out there and preserves it for posterity. We can't paint this picture unless we all grab a brush...

I moved away from nj back in 2007. I used to go to Monmouth mall all the time as a kid. So many great memories with family and friends there. I’m sad it will no longer be there. 😢

I can't believe how almost none of these stores are here now. Its so sad seeing the Monmouth Mall the shape its in now.

I have a buddy who lives in the area and I saw what the mall looks like today, like this very day. I am sad how quickly they decided to move on their renovation plans. The main front entrance is gone, stripped away, leaving metal beams. The 2 story portion I am sure is next. Boscov's is closed off from the mall. Sucks.

I bought my senior prom dress at that very same Lord and Taylor's! My first job in high school was at the Suncoast Video. So many fond memories of Monmouth.

Was just up there 3 weeks ago. They actually had a decent crowd. Thank god the Suncoast is still alive and kicking in there!!! I used to buy Anime tapes in there all the time back in 1998-2000. The only downside is Suncoast is starting to look more like a Spencers gift. The back of the store was all Funco Pop stuff and they had a small section for T shirts and specialty toys. The Movies sections are maybe 50% of what they used to be but it still has that Suncoast smell! We went over to the K-Mart down the street because it was the last of 5 K-Marts in my immediate area that was still open, sadly when we got there they were having a going out of business sale:( Aside from Suncoast, I couldn't find one damn store of interest outside of Barnes And Noble to be interesting. They had a whole store dedicated to Smart Phone cases/covers, and they wonder why Malls are dying???

my childhood mall growing up while i was living in freehold since there was no raceway mall back then till 1990. all we had was small manalapan mall which was left to be desired but my mom and grandma loved steinbach. but i read the lil info posted. actually the caldor opened there in the early 80's like around 83. so wow that alexanders didnt last too long. shoulda kept wards for what it was worth.

I barely remember the Manalapan Mall. I remember going up to Raceway Mall when they opened in 1990 and being blown away by all the great stores they "had". I do remember going up to Manalapan Mall some time after that and the place was a ghost town as most of the stores left. Then they bulldozed the whole thing and threw up the Target Store and Wegmans.

@@guardian08527 The very same thing happened to the Seaview Square Mall in Ocean Township. It's now a strip mall with a Target and a Wegmans. Freehold Raceway still blows my mind. It's definitely one of the best malls in NJ.

I just watched your Willow Grove Park Mall video, and I was sooo hoping you also had a video for Monmouth Mall, as this was my childhood mall. I grew up in nearby Ocean Township, and my first job in high school was at Suncoast Video; I can't believe it's still there! Btw, amazing job on Willow Grove! It's my local mall now that I live NE Philly. I love the historical clips of its past as an amusement park; it makes me wish I was around to experience that magical time.

I go to this mall all the time since my mom took me there when i was very young back in the 1970's, now the mall has gone downhill thanks to this terrible pandemic, my favorite store "Coffee Beanery" is gone, i really miss that store.

What a difference COVID made- kicking the mall squarely in it's vitals. The rare Suncoast Video is now closed, JcPenny's is on it's way out in October, and the remainder of the mall is a nearly lifeless shell. Even parts of the remaining anchors are bare space. And this really WAS a lively place in my childhood, but as the middle class that supported it has died away, so has this become a memorial to a life rather than an ongoing center of the community.

This Feb 2020 Spot the Difference wasn't easy. Odd layout, this mall. 0:28 - This level of Modell's is now gone. The lower level of Modell's still exists 1:12 - iFix moved to a smaller space at 3:44 - This space is empty, now 1:40 - This Auntie Anne's is gone. The smaller one to the left at 5:51 still exists 2:36 - Store to the right is an athletics store; Full Sized Run 2:44 - Abercrombie & Fitch is gone 3:15 - Astonishingly, this Suncoast is still open 3:16 - Talbots is now a clothing store called Track 23 3:44 - The iFix cellphone shop moved to the empty space beside Suit Fashion 5:27 - The empty space to the left is now a Beauty Store; Skin Perfection 5:53 - New York and Company is gone 6:54 - Empty store to the left is now a candy store; Sugar Pop 8:25 - Charlotte Russe is still open! Express is closing at the end of the month 10:09 - Payless is gone 11:31 - Professional Hair Design is gone

The lord and taylor closure is very recent due to restructuring after le tote bougt L&T

2020 must be affecting me. I’m finding it increasingly difficult to find things wrong with these malls. This one is pretty great. An orphaned anchor is the only unfortunate thing. Lord & Taylor would not have been a strong tenant in any event. I’d subdivide it up and created space for more inline stores. At least that’s what is being done where I live. Anyway the mall has a strong owner with very deep pockets so I’m confident they will deal with that situation quickly.

Exactly my thoughts when I hear the term "empty anchor". Just turn it into an extension of the wing it vacated. Most of these anchors have goods that name brand inline shops sell...just a different selection of them. (Most likely Macy's, Dillards, and Bloomingdales) The owners of the malls or shopping centers should ask the brand name corporate stores if they want to expand, so they can take in whatever is left of the dept store that is closing's stock (if that brand sells their stuff in that store). I think that the empty/derelict/abandoned anchor thing is a problem, especially in closed air malls. For open air I don't see that as a problem as long as the developer uses their brain and levels an anchor space (with no store in it for at least 6 or more months) and extends the section...even if it does include smaller anchor spaces. (Sears and JCP are an exception because they sell mostly private label stuff) Yes the shopping center near me used to have a full Sears anchor, but I think it was one of the first stores to close...they are reduced to a bed and appliance store now. The space it took up was turned into an expansion of the wing. It's amazing how many stores that space created and a wing court. This wing expansion also has a Bloomingdales as an anchor...most likely first and only store where I live. It feels too high end...like a high end Macy's. Nordstrom moved into that expansion as well. This wing expansion is an example of one in an open air shopping center. I feel like the crime in the area is the thing that will kill it eventually.

that lord and taylor did last almost 30 years in that mall. they have been struggling since may was bought out by macys the one in woodbridge i believe has closed which is near my house.

Christopher o neal Up until the fall of 2019 Lord & Taylor was actually owned by Hudson’s Bay, Canada’s largest department store. They sold it to Le Tote an online retailer. Hudson’s poured millions of money into the chain, however could not turn it around. HB also owns Saks and Saks Off Fifth.

G! Before Hudson’s bay was it private? And I think Hudson Bay brought it around 2010 or something (could be mistaken). I used to work at this Lord and Taylor at Monmouth, and I’m pretty sure right when I started is when HB bought them

The next time we can get up to Massachusetts, it's definitely on the list. Eastern Mass is a gaping hole in our catalog, and there are several others over there we want to get to.

Id move macys to l&t spot and open a dick's/field and stream or nordstrom in the macys spot or von maur but add more stores so all the anchors have two floor access
