Well, theres a little story behind the blue!! We didnt like it😄. So we changed it. Painted the front door black. And painted the island and trim around the tv wall, a charcoal color. And we ordered new doors for the bedroom and bathroom. I stained and finshed them to match the closet doors in the bedroom. The blue just didnt look good! Heres a link to the reveal video. We love the Meadow View floor plan. That is amazing that you bought in Texas and set it up in Idaho. Did you have any problems during the shipping?

No, no problems during the shipping except some siding boards that had to be replaced. Because our house was not a special order, the snow load on the roof is for Texas, be a metal roof the most of the snow slide down with the sun the rest I keep the roof clean. Last year we had the water connected with the hydrant with a Camco anti freeze water hose but this summer we moved everything underneath the house, we use the house in winter too, last winter we had a total of 10 feet of snow and temperature down to -28F, inside the house the temperature was 70F! Very surprised about this house how it handles the winter up here!

Yes, we bought from RRC, the location in Athens. We have the mini split GREE and I still impressed how they work! I have to check exactly the lowest temperature we had last winter but I think it was around -30F and we were in the tiny home with 70F inside.

Thats good to know. I went to their websites. Pretty generic base model plans. But Im sure the will customize it any way you want. Just depends on how much you want to spend.😄. Do you know if they manufacture their homes in Idaho? Or are they a dealer, and the homes come out of the midwest? This is good info for other owners here in the park. After seeing our tiny, there are alot of owners interested in buying one.

Both are manufacturing plants in Southern Idaho, they can put you in touch with their dealers. Stratford Building Corp in Rathdrum, Idaho (northern Idaho) is another manufacturer.

That was our plan. We purchased a separate rv lot for our 5th wheel. We felt having a tiny home available for family and friends would be a good idea. We have actually been able to rent it to other owners in the park that needed a place for their family and friends to stay. We did not expect the large amount of interest. Morning Vic. We purchased our lot in 2021. Paid $110,000. It backs up to the Lolo National Forest, so it was more than other lots in the park. The others were $85,000. The lots are selling for $140,000 to $200,000 now, depending on the location.

Hi Reba. We spent several weeks working with the pre-build saleman, selecting all the finishes. Alot of phone calls and emails back and forth. We never had an opportunity to see a model in person, prior to ordering the home. Once we signed the buildsheet, it took Platinum Cottages about 4 months to complete it. Good day! Great questions! We did alot of upgrades on this home. We increased the roof framing snowload from 30lb to 80lb per sqft. The ceiling has R-33, the walls have R-13 and the floor has R-22. The manufacturer, Platinum Cottages, reimbursed us all the repair cost. We are at Shyrock, which is just outside of Superior, Mt. On I-90. They classify these homes as "Park Models", because they are 400 sqft or less. And they are built to the ANSI 119.5 standard. Anything bigger, they consider it a "mobile home", which is built to a different standard. And will be taxed as real property. Where as a park model is considered a rv, and is only taxed when its sold, through a sales tax, if applicable. So there are a few things to consider when you decide to go tiny. The first is deciding how tiny😄. Hope this helps. Let me know if you have any other questions.

Shyrock is a unique rv park in western Montana. Near the town of Superior. It allows only Class A mororhomes, Super C's, 5th wheels and park model homes. The lots are 1/3 to 1/2 of an acre. And you own the lot! When we bought our lots 2 years ago, prices ranged from $85,000 to $110,000, depending on size and location. Your price includes a 16x50 concrete pad, a 300sqft concrete patio and a 300sqft gravel pad for a shed. You get a 12x 60 blacktop driveway. Utilities include a 200 amp power pedestal, water, sewer and telecommunication, which are all stubbed up to the pad. HOA's are $600 per year, which includes your water, sewer and garbage. It also includes access to the lodge, which has a new pool, weight room, laundry room, pickleball, huge tv's and a commercial kitchen. Its pretty impressive!! We have a lot of comments about the washer/dryer versus the pantry. Its about 50/50. For us, we felt we needed the pantry more. And the lodge is only a few hundred yds from the home. Haha, thank you. Great question!! Internet is very important! There is wifi down at the lodge, but like most wifi, its not good. We use T-Mobile Home Internet. It is fantastic. Its $50 per month, and you can take it with you, or pause it when your not using it. Our downloads have been as high as 121mbps and uploads in the 20's. Which is plenty good for uploading our videos to KZfaq. Alot of other owners in the park use Starlink, but the price is $150. We did have to level it and skirt it. And hookup the electrical and plumbing. But yes, its pretty much plug and play.

The tires are obviously very cheap imports. The house does weigh 24,000lbs. But with 5 axles and 10 tires, it should be able to carry that load. Yep, its like 6 individual genades going off under the trailer. Its amazing how destructive a blow out is. And Ive told the RRC, they need to install a strip of sheet metal or 3/4" plywood above the tires, to help minimize the damage!! Pretty easy to do!! We are in western Montana. Just outside the small town of Superior, Montana. The park is called Shyrock. Its about 2 hrs from Spokane. 5 - 7 feet? That sounds like alot, but I just looked up Superiors total and it averages 64" per year. So pretty similar! Sounds like you live in a beautiful location in the Cascades!! Yes, about 15 miles east of St Regis. Exit 47 from the Idaho. Beautiful mountain area. But different from the cascades. We live in Oregon, westside of Mt Hood. So we get the best of both states!!! And the drive across the Idaho panhandle, on I-90, is unbelievable!!

Last winter was a tough one in western Montana. But the home did just fine. We upgraded the roof to support an 80 lb snow load and increased the floor and ceiling insulation. The manufacturer reimbursed us the costs for all the repairs needed after it was delivered. We found local contractors that were able to do the work. If you ship a home 1800 miles, over the Rockies, you have to expect some damage. @@retirementwithpete9859 I'm glad everything was taken care of for you. The house looks very nice. I wasn't aware there were places like that where you could purchase lots for tiny homes. Are there very many places like that or is it just where your at? I've been thinking about a cabin built on a concrete pier foundation and looked at a few options from a company If I remember correctly is called Timberland XL. I've looked at some listings in Lewis & Clark county. I'm not sure how far that is from your place. I also looked at some listings in Livingston. I've been trying to find out if I would have to be concerned much about dangerous wild animals in those areas around the property or when hunting / fishing / exploring in the area. I'm sure bears etc.. are more of a concern in certain areas vs others but I don't really know how to find out which is the case in a particular area. Have you had any problems with wildlife / needed to worry much about taking precautions where your property is located?

Our tiny home is in Shyrock Motorcoach and RV Resort in Superior, Mt. On I-90, about 45 minutes west of Missoula. I dont know of alot of parks that allow tiny homes. But we are very happy with Shyrock. We have not had any problems with bears or cougars here. There was a bear that walked thru our property last October. But he just kept on walking. Biggest wildlife problem we have is with the wild turkeys. They are everywhere here. Alot of fun to look at, and they dont cause any problems. Great questions. We purchased the lot in June of 2021, right in the middle of covid. Paid $110,000 for a 1/3 acre. That includes the 16x50x6" concrete slad, 300sqft concrete patio, water, sewer and 200amp power pedestal. 12x70 blacktop driveway. Access to the club house and pool. The lot backs up to the Lolo National Forest. The tiny home was custom ordered from Recreational Resort & Cottages, in Rockwall Texas, was $85,000. The manufacturer is Platinum Homes, also in Texas. Shipping the home from Texas to Shyrock, was $21,000. We used Roadmaster. I believe they are headquartered in Florida, but dont hold me to that. Leveling and skirting the home was very pricey. $6,000. But everything is expensive out there. And now we have the ongoing cost of outfitting the home. So we are into it about $225,000. Is it a good investment? We feel it is. Hope this helps. What are your plans for a tiny home?
