Depends on the market. 266k in socal won't get you anything. In Ohio, yeah, it can work. But just for a small deal in LA, say 5 apartment units, you're talking 2mm. With 50% down and it will be below a 5 cap. Way less capital required in Ohio. Great ride.

Also, WIll you forgot to let them sometimes when you buy the right car. When making a high payment you’re also making that payment to yourself. because it can be an investment property at the same time. Some cars barely lose value. some go up in value. It’s like driving a Lambo for free. once you sell it. 🤷🏾‍♂️ I’ve gotten lucky on my 911 purchase. I completed the loan now the car is worth exactly what I paid Ford plus Moore and I’ve driven it. You are doing what many wealthy folks do. People have this notion that millionaires or wealthy people just go buy high value/priced items. No you will be broke faster a heartbeat. Use your credit and invest your money. Big business so the same they rarely buy there equipment or own, it cost money to own when you start to buy here go high value items. That’s why im trying to make $20 million or more thru investments and not have a note or need investments to cover for my cars or homes but to more capital. Cause with $20 million if i bought my home and some cars and it all totaled to $5 million then i have $15 million left to spend. With $15 million left i can spend $375,000 per year for 40 years before i ran out of money and during that time frame if im smart ill never run out of money. Easier said that done but that’s the goal! But it’s more than one way to skin a cat they say lol

It’s about where in the nation you live regarding houses and building codes, the type of weather you live in, why you have this type of material vs this type of material and what insurance will cover and what people will pay for to live in that region. There are new houses single family out west and east coast that cost a lot more built for a lot less then brick homes down south that last alot longer and better build. Because of the weather. Location location location. The bast home you can build is out of stone home, sone walls floors and roof but smarter in the desert oasis. California is the worst place to buy a home; cost of living and inflation is out of control. Your over paying 70 80 percent for less house in most cities there. Las Vegas is terrible cost compared to actual building cost and materials. North east cost all those ancient homes still standing people pay Triple for and are the worst homes in the country but people buy them. Florida your paying for the weather and the international people and beaches but insurance is stupid to live there but people do. Buy the car enjoy the life. Can’t take it with you!
