A very good informative Video thank you so much!! We are done with design centre process! Lady was not so good in the centre and she absolutely has no knowledge whatsoever but you know right you gotta get your things done and get out!! I wanted to stay in Budget so didn't go much beyond and got the things what we want!! Im so excited more than me my 4 yr old is excited since he had a visit to model home! Yayy!

i agree with everything you said except getting crown molding, counter tops and back splash completed after build. I did only those 3 things after i moved in and it was a nightmare. It was the biggest mess (especially the moldings) and to me my house has never been as clean as it was before and its been many months ago. but that was just my experience.

Thanks for your comment. That's certainly a valid point. For people who have the money, I definitely recommend getting as much done as possible at time of construction so long as you can afford it. If money is tight though, these are projects that can be done much cheaper than what the builder will charge & they're fairly easy to do.

Thank you again Ty, all the bullet points you suggested in your video matched exactly what our realtor's guidance throughout our first home building process 8 years ago. She's won so many awards as one of the top realtors in Ohio state several years in a row, and she's also my neighbor, we found out after we picked the lot. Having a great and professional realtor like you is such a blessing, she made it so easy for us and such a peace of mind!! Thank you very much again for sharing those tips, I got to review them again before building my next home. By the way, you encouraged to buy a house now even the prices increased by 30%, but what about building?? The wood/lumber price has tripled even quadrupled, would you recommend to wait for the price to come down near normal before planning?

Thank you sincerely for the compliment. It really means a lot to me. You really are asking the question of the year. I think the market will chill for about 6 months. It got a little too crazy, but there's still room to run. The cost of lumber has decreased significantly & a lot of other material cost are declining as well. I think it's a great time to build or buy because mortgage rates are so amazing.

Yup, i upgraded to a gormet kitchen with double ovens, cambria quartz countertops, n i will replace the carpet n paint the whole house a year after construction. I also put outlets in the tray ceiling for recessed lighting in the future. N installed an outlet over the tub to put a fireplace over the tub. I was not playing games lol

When they finish framing n u actually see YOUR house for the first time. It was an eye opening experience for me, as it made me realize my hatd work, dedication, n determination to be something has paid off with the strength of god🙌

This is an incredible video if you’re building a home. Follow this advice and you’ll save a lot of money building a home. In Eagle Mountain we have new communities and homebuilders popping up everywhere right now. New construction is so much fun!

Building a new construction house right now. In our area garages don't come standard so we opted for a garage, master bath and gas fireplace as our upgrades. It adds so much money to the base price but those are the things we wanted

I've went with many of the things you mentioned, however, I chose to only go with a 5foot shower in the master bathroom as opposed to the tub. As it allowed for a larger walk-in closet, and I don't think I'd ever use the tub, especially having one in our main bathroom already. The only thing I am stuck on is determining where to put pot lights, I have no interior lighting experience... I just know I need them. My base price is $420K, and the goal was $30K in upgrades. 10K in structural and 20K in the design center.

Thanks for watching my video. Yes, the design process can be fun but there's a lot to it. Don't panic on the lighting. We had a room in our house that was darker than I wanted. I replaced the lights with LED bright white lights & it's now one of the brightest rooms in the house. As a matter of fact, I think you can now see our house from outer space.

For main living area It works great to do 5 recessed lights 4 in corners and one centered for an X pattern. Assuming you have a square-ish room. Kitchen , sometimes your kitchen designer would suggest locations but usually recessed along cabinets, other places that have recessed lighting would usually be hallways, but you could put flush mounts or pendants there as an alternative :) the options are endless brother

@@cbarr0288 Sadly I had to make my pick 2 weeks ago, so I went with a square pattern in the dinning room. One in each corner of a the rectangular room. 9 in the great room/living room, 3 in each row. It's also a rectangle. And I went with 5 in the kitchen along the cabinets, and some pendant lighting above the island. these are only 4inch potlights, and not 6inch ones.

thanks going through the process right now. What are your thoughts about having the builder do your black accents of stuff like Door Hinges, Door knobs, and kitchen knobs and stuff? Any advice is helpful! Or should we just do it ourselves.

Congratulations. When you build, you always want to find ways to save money when you can. I'd compare the cost of doing it yourself vs. the cost of having the builder do it for you. & decide if it's worth it. Thanks for watching & for your question.

1 addition to MUST HAVE upgrades is a patio slab. Add it on a studio phase, it will be way more cheaper that add a big patio slab after!

That's usually true. Not to mention you can add the cost to your mortgage instead of coming up with the cash after you close on the home.

A main reason to add 3rd garage with builder - you can keep the house centered or in your desired location on the lot. Totally agree with comments on structure and specifically ceiling heights. We upgraded to 14 courses in basement which amounts to a little over 9 ft ceilings in basement. I’m told I was crazy to do this, but think it’ll be worthwhile when it’s finished. Walkout basement as well.

For me, I am basically doing a PDF of how I want my house built. With the colors I like and the wood flooring I like etc, my budget will be 350k at most because of where I am wanting to build at and already searching to see how much it'll cost

Hey Ty! With all the best upgrades you listed here, have you seen any of your clients have issues with appraisal coming in low? Really one of my only concerns if I use my incentives given by the builder and a little more on design center upgrades.

Yes I have. It's rare in this type of market, but it does happen & most builders will NOT lower the price which can leave you in a tough situation. You don't want to over upgrade the home.

Great video . Ty just wondering would it be better to get pre wiring for ceiling fans for install later or get the ceiling fans with the builder ? Which would be more cost effective ?

If you know how to hang the fans yourself, it would be less expensive to do it on your own later & you'd have a LOT more options. Does that help?

Things to option if you want it: gas fireplace! Much easier to run a gasline through framing before drywall, then after. Also double-sinks, much easier to put in double the plumbing after framing than later cutting into the wall and scrapping a single-sink & cabinet for twin

I personally would just do it at the design center. But you will need to consider the cost.

Great video thanks for posting. What are your thoughts on satin paint finish? Our builder is charging ~1k for it and says the paint will be more durable but not sure if it's worth it. I do have an 8 month old daughter so I guess that was the thought around that. Secondly, do you recommend ceiling fans? I'm getting the wiring done for the outdoor patio which is roughly $250, considering getting one for the upstairs family room. Third, there's an expensive option to have the kitchen cabinets go to the ceiling(no gap up top and extra storage space) which is roughly $3k. Do you think that's worth it and good for resale value?

Hi Ty, should I purchase the upgraded doors through the builder? I really love the look of those really tall doors but I know they're going to be an expensive upgrade. Also, the community I'm looking to build in is charging over $6000 to install a fireplace. The fireplace is electric so would it be smart to have somebody come in and install the fireplace after the fact

Remember though plumbing fixtures sold at box stores are not the same quality of those sold by plumbing stores, it’s in the internal parts....so be careful with that one

I'm buying a spec home. It doesn't come with glam bath, nor does it come with fireplace. Upgrades aren't allowed, but it does have a few (granite counter, 9' ceilings, etc.) However, it have large lot and will be finished in 6 mos. That's why I had to choose it.

So I looked for homes that were already built for months. I kept getting outbid because of the market. Then I accidentally found a builder, lol. Best accident ever, thus far. Thanks for the video! I have my design center appointment for my Richmond american home this weekend! Question: the Included base paint is Sherwin Williams Dover White. I heard lots of people don’t like it cuz it’s too yellow. Is it worth paying for another color? They gave me the list of paint colors including SW Pure White that I am drawn to. How much estimated would that cost to choose a different color?

Unfortunately, I'm not sure. Prices can vary significantly from one builder to another & obviously, the price will be a lot higher on a larger home. If possible, see if they have a home with the base paint color so you can see if you like it or not. If you don't, you could paint by yourself after you close & save some money but it's time consuming. If you don't like the base color I'd probably just pay them to paint the home.

Hey! Going from a level 1 to a level 2 (level 2 walls and white ceilings) was about $2k for a 3000k sqft house through Richmond.

Yup, my house was 386,000 n i spent about 30,000 in upgrades (i was trying to keep it under 400,000) lol.

My builder only has 4 options. 4!!! Easy peezy here! 🤣 Shower in-lieu of a linen closet in master bath. Family room upstairs in-lieu of 4th bedroom. Wider cement patio on rear of house. 2nd owners suit upstairs. (Adds a full bath to largest bedroom 🙂) Same shitty kitchen, walls, etc.

Why do a new build vs buy an existing home in 2021? Price, at least in southwestern Florida. You can build a house and have it how you want cheaper than buying an existing home. A house that will run you 425k brand new is 480k if it’s already there. So if you have time build.

What about finishing an attic and adding a bathroom/closet? Does that count as structual? Would it be better to get it unfinished and finish it at a later date?

Kristina Zsenyuk thanks for your comment and for watching my video. In Utah we don’t really finish attics. If you were going to do something like that, you would probably want to do it at time of construction. It could be more expensive to do that after the fact.

What do you think about the following upgrades, do they add resale values? 1. Vaulted ceiling in master bedroom; it's a 3 story house. 2. Traditional fireplace which they are charging a bit more. I am in Chicago. 3. They are providing hardwood floor as standard in main level - kitchen, living room and office. But some say lvps are better!?

These are all excellent questions. Vault won't add a whole lot of actual value, but it could help you sell the home in the future to someone who loves vaults. I like the fireplace. I'd do it. & I'd switch to LVP for sure. Thanks for watching & best of luck to you.

I have more question for you if you have a minute. I am getting ready for my new construction design center appointment.. and I could use your expertise 😀 1. I don't care about noise and I am trying to keep my cost as balanced as I can. Keeping that in mind do you find any value of solid core door over hollow core? 2. I really do want hardwood stairs but the builders are charging too much for it. Do you have any advise on it? Is hiring a contractor later on is a better idea? I myself have zero skills in terms of home renovation. Thank you in advance!

@@labhita1 I wouldn't worry too much about the door if you don't care. As far as the stairs go, the cost of lumber is up so I'm sure that's a large reason why they're charging so much. I would just do the stairs as you want now. Why? Because if you don't do it now, you will likely never have it done & because mortgage rates are so low it's not going to be as expensive as it seems. For every $10,000 you spend, your mortgage payment will go up less than $50/mo. Does this help?

Harry Pouncey I just finished my appointment I went over budget a little bit went over 7K but I got everything I wanted and more it was worth it but the company I went with included a lot of good standard features so that also helped.

What I wish I had done differently: asked for Cat5 ethernet, instead of coax cable throughout the house. I asked and the agent looked at me funny and said thats "unusual" shell get it quoted, I asked if it would affect resale she said yes...so I didnt. Really stupid of me, who uses coax anymore its all ethernet. I have fiber-optic but only to the electronics closet, shoulda had that pulled upstairs

I don't think so. Especially if the home already comes with most of the features you want. If you can't add several things that you really really want, that might not be the builder for you.

I have no experience with them here in Utah, but from my understanding they are a good builder. That being said, for me personally I preferer to work with mid to larger local home builders in most situations. Are you looking at a spec home or are you planning to build from scratch?

That's a great question. The funny thing & I wish that I had put it in this video, but the most buyers remorse comes from the things people didn't add. Often people remove something they really wanted to save money but end up wishing they had just added it. For instance my wife & I wish we would have just finished the basement.

I personally think laminate floors are unattractive. Plus, they don't add any value to your home. I feel the same about LVP even though builders in my area are putting this product in homes up to a million dollars. I've had real hardwood in all of my homes for the past thirty years and wouldn't choose any other product. I don't buy into the notion of "maintenance free". There's nothing wrong with getting off your butt to maintain something you've really worked hard for.

I'm in the same area Peggy, we are deciding to look in Comal county instead due to property taxes. Bexar county taxes are really high!

That is a good question but hard to answer as every builder offers different included features. I would recommend staying below your budget but making sure you get the things you need & really want. Most people who build need to let some things go.
