Finding an apartment is not as hard as one might think, and neither is it that expensive. There are many agencies in Tokyo which specialize in finding apartments for foreigners, they typically offer their own guarantor services, and usually charge only one month deposit. I rented my first apartment in Nihonbashi, the rent was 130,000 yen per month, plus one month deposit, and 20,000 as a guarantor’s fee. This was not a student’s apartment, it was quite large, and within walking distance of my office in Otemachi. When I went into business for myself, I rented my own office in Shinkawa, about 15 minutes walk from Tokyo Station, near the Sumida river. I simply saw the “for rent” sign on the door, called, and found myself talking to an real estate agent. The rent was 90,000 per month, plus one month deposit and 2 months key money. As the place had been vacant for 2 years, I negotiated hard, and ended up getting it for only 70,000 yen per month, and no deposits at all, though I still had to use a guarantor agency. I signed a one year lease, and to go month-to-month after that.

Wow congrats on the move! I'm going to study abroad in japan in a year but I don't have any friends or family over there. I'm planning on renting an apartment over there but it seems rather difficult due to not having any guarantors, 2 year lease, and also the up front fees that can cost up to 7 times the rent.
