Today we visit with a American house builder that has built a brand new home for sale in the Philippines. We do walk through this brand new home and all of it's features. No corners was cut building this home and the title is clear ready to transfer easily to the new owner. Three bedroom, 2 bath , swimming pool and a open floor plan of spacious living space. Quiet community on a beautiful road with views of the large mountain sitting as a backdrop.
We are a Fil Am couple sharing our lives between living in Texas USA and Iloilo City on Panay Island Philippines. We share dealing with two different cultures, building our solid concrete cast in place home beach side and exploring/ seeking new things. We hope you enjoy and join to be part of a bigger family here on this channel.

We all have heard this one million times and one million times we will reply with this: Do you truly own land in the USA or other countries? How many times has a divorce come along and the man or woman loses everything no matter who's name is on the title? Same here .. this is a communal property government and believe it or not foreigner spouses do get awarded estates here in the Philippines. It all begins with doing your homework before you buy or build. Now you buy it all in her name only and even BEFORE your even married well yes you was a dumbass from the get go and setting YOURSELF up for a loss. But..... not everybody is a dumbass or goes through life making bad decisions. For instance Melinda and I have been married for a few years and been through some testing times before we bought and built. The property was bought with her and I in a legal contract as to the terms of the property if we was to split. All permits was in my name and I am the lead name on the title. I DO HAVE RIGHT as a foreign spouse here in the Philippines and I know the laws and how to exercise my rights. That is the key anywhere no matter here or in the States. It is all about how you handle your business before you start. Dont marry a 20 year old bar girl and expect things to never go wrong. They are well trained to do one thing GET YOUR MONEY. Julian has been married 18 years with 3 kids...... do you think he is worried? Same for Melinda and I. We have a real marriage not a semi slave situation..... Do you want to know what I mean by that????? You find and married a impoverished low educated girl who her and her family is desperate, you keep her pinned down and never ever dare to bring her to your country or allow her to have independence to drive on her own or have her own money. You basically enslave her to your hand and wallet to do what you bark out or she gets no coins from you. She gives up her pride and dignity to be your young slave so she and her family can have a chance at something just a little better. In the end the young girl would have been better off without those things and just lived a happy but poor Filipino life. My wife was proudly brought to the USA. She was allowed to go as she pleases and make friends. She was allowed to make her own mistakes. She was allowed to go out with her friends without me checking on her every 5 minutes. Why because she is a human not a slave and we have a real marriage. We together chose to return here to Pi where she has a drivers license and freedom to come and go same as I have. That is a true marriage not suppression through the wallet. I have found most men who worry so much about this Foreigner can't own deal have worries because they know their shit is not real and they do scandalous things that will risk them losing their ass. Julian and myself like many others have rock solid marriages and no worries.

We built our home in Zambales with 4 bedrooms, big kitchen and dining area 3 bathrooms for just 70k dollars and built to last…all concrete..

I also find it overpriced, having friends that built in Dauin and got a lot more house and land with pool for the same amount of money. Not impressed.

Juells passed away. Glad his kids and wife can decide what to do with this property now. This property was his pride and joy. Quality isn't the first thing that comes to mind with most residential properties in the Philippines. This appears to be a step above. If they decide to stay in the Philippines, they have a property that will last them years to come.

Nice quality build. Interior isn’t my style as it feels like a function hall inside. Love the ceiling, don’t love the floor tile choice. Good to hear he is back on his feet and ready to build and do his next flip again.

There are 2 ways of paying for labour. The daily wage or a project contract. Have them quote the contract per project and negotiate. This is better than paying them daily unless u r like james who is the foreman and is actively involved. Reason being is that they will drag the work out so they can maximise what they can get from you.

Yep a good circular saw could be most of a months wages there. A hand saw is more realistic. In the PI there is much more time than money.

Personally not a fan of those tiles in the house. Okay look for a half bath, but not the whole house. Especially since they dont book match. Good to see hes walking around. Also good to see its got that lazer proof blue roof.

Very admirable gentlemen. You acknowledge the skills Filipinos can bring into the building concept and their love for artistic design not here in the west are not adapted too but overall it’s really the collaborative venture of exchanging great ideas. Climate / weather as you know is a big factor there so you ensure that houses or buildings are built on good solid durable foundation.

There he is! Ha! I stumbled across that dude and watched just a few videos of his before he got sick and then I saw the house. I never subbed to his channel and couldn't remember his name and couldn't find him to show my wife his build. Juelles built a cool one there for sure. I'm a big fan of single story bungalow style homes if you're ready to start on mine James!!! You guys take care over there and be safe.

Same here in Thailand. As a retired builder from Australia l have just finished my house here in Thailand. I did the same, built the Thai way with some western design. Agree 100% that in some ways the Thai construction side is better just no attention to detail. Enjoyed the video 👍

great video by the most UNDERRATED Vlogger on KZfaq. I built In Angeles 3brm, 2 bath in 2014 and own a luxury condo in Angeles with 4 rentals in usa, and this is a fair price. If I liked Duma, id seriously consider.

This is the front. The back is just a couple meters off the property line. He designed it where it would have a large yard and entertainment via the pool. This is not a cookie cutter subdivision with the curb appeal houses to impress people who dont really matter.

My fiancée is Filipino. And we leased land in Baler in the Luzon Providence. I was wondering, is it better to use forms or the new solid block. I also one of the concrete roof, but the house is bungalow style. Which is better? This is Anthony from Texas.

If you don’t own the land don’t build..you can loose everything very quickly..get a good lawyer and talk to them first..😊

Good luck with built in this humidity with no ventilation. Mold will grow quicky. I just experienced it personally in a new construction place I was renting.

Air conditioning pulls the humidity out. Our house has no mold issues butour old house did. One reason is because they dont put a barrier under the slab. This pulls ground moisture through the slab into the house.

Guess your eyes need adjusting as it has soffit venting and gable perforated so hot air is released.

Love your channel. Two questions: 1. Do you consult for others who want to build? 2. I'm looking at a problematic 3000 sq. ft. lot... problematic because it's 75% jungle/forest -- a lot of trees. Any way to ballpark the clearing and levelling ahead of time? Easiest, most cost effective to just have them bring in a bulldozer and go to town? The locals are telling me that a big group of manual laborers is the best way... but i could see that going on for months, costing a fortune.

when I built my house in Angeles, my Foreman was 400 pesos and labors 250 A DAY. Hard to beat manual labor rates, equipment would cost a fortune.

Check both costs, machine would be expensive but quicker. Manual would be cheaper but yes days would count

I would like a place like this, with our without a pool. If I did a pool I would want a saltwater pool. Anyway, I want it up on Panay though up just into the mountains. My wife likes the area around Guimbal and Miagao, or northwest Aklan. When I'm down there soon next year we will be looking for some land. Problem is my wife knows nothing about buying, and ONLY listens to other Filipino about ANYTHING, including visas to the USA. I do love her to death though 🧡 I hope we get to run into y'all while I'm there. I wanted to see y'all when you were back here. I would love to talk you out of a couple acres or so there in Texas 😁 I am escaping LA for good!

My man I want to cry when I see what you can get for 190k in the Philippines. In Seychelles you will need around 700k for this property minimum.

@@garykinard7553 no I live in a beautiful country, no typhoon, no volcano, no earthquake, no MacDonald, no shopping malls, no venomous snakes, no dangerous wild animals but the same climate, better beaches and poverty is not like I see in the Philippines. We have 115 Islands different fauna and flora. We have good social services, Healthcare is on acceptable level. Education is compulsory until 15 years old. Why shoul I buy property there.

You know during my childhood, I recall my dad never had problems finding the best carpenter or mason coz there's so many of them best artisans where we live. Nowadays its so hard to find skilled workers coz we lost the best ones who chose to work abroad. Now that you guys chose the Phils. as your home and built really good well constructed houses. It's hard to find quality labor...they all claim they have experience... many times you have to do it yourself or show them...but it takes time to train a person...better just to do most yourself.

hopefully you're still doing your thing in a year and a half or so when we move to the Philippines! I'd love to have a quality home builder I can trust to build our little two/two with 100% of my American standards of living!

Interesting very interesting! First world infrastructure implemented in PH. Filipinos are very prideful people sometime to their detriment. Trust and believe many of the innovation with first world infrastructure did not come from the US. The clean water plants distributors, The gas line plant distributors, The scientific hot water plumbing and waste and the efficient electrical power grids are all innovations learn from around the world. Its time for countries like the Philippines and especially India to evolve. I say this because they can, the people have the skill sets to do these systems and make them better. Don't reinvent the wheel just make it better
