I'm a full time Realtor in Murrieta, California. My husband Chris and I moved from Orange County to Murrieta in 2009 and married shortly after. I'm a "boy mom" to Joshua (7 years old) and Bobby (6 years old). Our 4th child is Zoe ~ our border terrier. Baby Jackie arrived in May of 2023 and our 4th child is Zoe ~ our border terrier. Hi Michael, yes, they are both really nice floor plans. The topography for Eagle Vista is fairly flat so there are no elevated view lots, but the community is surrounded by hills and mountains giving select lots some nice lower views.

I live in Temecula so not to far. I was waiting to see if you have the approx prices fir the 3600 sq ft homes from Pulte. I just realized it was 8 months ago but do you have a price on the ones you mentioned were going up across the way. Thank you !

Are these all 5-7+ bedrooms houses in the area you're showing? Are there any with 3-4 bedrooms, 2.5-3 baths in the area there?

These lots look a bit small considering the remote location. Are the lots at least 1/4 acre and 70’ wide?

Hi Tom! Most of these lots are not as big as 1/4 acre which is about 11,000 sq ft. I would say the average is about 7,000-8,000 BUT there is the occasional larger lot that come available in these communities. These larger lots come with a larger lot premium to consider. There is one community in Menifee I have in mind that would fit your lot size criteria.

@@SilverbugInc Check out Noble by Richmond American in Audie Murphy Ranch. Their average lot size was around 11,000 and very wide lots. Small backyards though, but large size yards. It's only single stories and is one of my favorite new construction communities currently selling.

@@moving2murrieta thank you for the reply. My current home sits on a lot like I described. With such small backyards as you mentioned, is there no room for a pool? I’d say that a 13,000 sq ft lot would be ideal for a pool and larger single story home

@@moving2murrieta thank you ma’am. What is the largest lot you’ve seen in Audie Murphy Ranch in sq ft? Are you able to purchase a lot and build at a time of your choosing? What are the lot premiums like? Not sure why the builder doesn’t provide all this info on its website

Thanks for the comment. The most affordable plan is currently the single story starting at $704,990 and there may be some more negotiating room. There is typically a premium for new construction and Winchester is where a lot of it is being built. There is also a pricing premium for the southern section on Winchester that is zoned for Temecula School District and Eagle Vista is within this zone.

@@moving2murrieta Yes, which does add a lot of value. My wife and I are debating buying a home within the next year in the Temecula, south Murrieta, east of the 79. See where home prices go from here..and rates. Thanks for the tour.

@@moving2murrieta What would you say is the difference between these new construction homes in Winchester vs. Sommers Bend in Temecula? Obviously area is different between Temecula and Winchester. Is Winchester a more up and coming town?

@@kaleemu3795 yes, Winchester is up and coming and still being developed out. Temecula is more established with more and closer shopping/entertaining options. Winchester is more affordable. More amenities at Sommer’s Bend, but comes with a price. Some property tax differences as well
