All wood doors swell in rainy season. The hot water heater runs 2.5 k, you do not want to set it off when you turn on the tap at the sink. The Fridge is the correct size for the utility power in the Philippines. Especially down LaToundra road which is where you are now. If you have a big fridge it draws to much power and you will get a voltage drop to the point the AC blows warm and the fridge compressor errors off. I live across the road and that is how I know this area so well.

If you want right on the beach that's a cool place. My favorite area to live is north of Silliman U. I'm not buying a motorcycle when I return this time, bicycle and tricycle for me lol. I cycled extensively there. Going north as far as Bais, but normally Tanay, South as far as the top of the mountains on the tip going to Siation, but normally into Zamboanguita poblacion. Valencia was doing the triangle with a bit extra up there... If worried about weather the road behind the airport past the National Police Headquarters and all the various beach rentals along the shore and coming out at the Sibulan Market. A Good strategy is to arive at your destination just as dawn hits, then riding home. The Diversion road is a nice ride too.

Place looks really nice overall and location is certainly great ! As you stated it's a work in progress so I'm sure it will look so much better down the road, Troy must have recently bought that property so he needs a little time to straighten things out and I wish him (and I assume that was his wife) the best, He seems like a genuinely nice guy. The monthly rest seems kinda low considering it's right on the beach but I have to admit I'm not familiar with that area but hoping that's pretty much the going rate for 1 bedroom units. There is no private beach in the Philippines, their is a law that 25 meters from high tide water line is a public area, That is why a lot of buildings in Boracay island was remove because they encroach on that 25 meter law.

Rules applies world wide you get what you pay for.
