As a builder for 30 years , two of our most challenging projects were for architects on their own homes. They seemed to have lost their common sense on several stages of the projects. Drawing lines on paper look good until it's applied in real life . Builder/Architect relationships are tenuous at best. We always tried to protect our clients money despite themselves.

A budget is critical for staying above the water on a homestead. Build in stages and finish one project at a time. Avoid debt like a plague, they are builders, workers that will empty your finance, seen friends making error after error with their budget and being left with unfinished eye sore projects. Have a mindset of not screwing it up, think long and hard before taking building projects or it will impact your health and all your hair on your roof will turn white.

Wow, those overhead before and after shots really show how much work was done in 3 years. That's an insane amount of landscaping, road work, and construction knowing you did a lot yourself too.

When you describe the issue you had with tasks and how long they take, I realise that you are not applying project management to this - when I do a new task, I time the smaller parts of it a couple of times (e.g. tree cutting), to guesstimate the size of the total task, then add 20% for issues that could come up. I have been a builder all my life. Always worked by the hour. Never asked for a percentage. I sometimes got a nice bonus at the end of a job if the customer was really happy. Worked well. Never got rich but I did a lot of good. Some people you just don't get along with. I have had very few, but it does happen. I am a truth seeker and a believer in the one divine, the interconnected spirit of all. I also believe that we are responsible for our actions and the consequences, thereof. I have very little patience for the indoctrinated and dumbed down. Been called a contrarian, a conspiracy theorist, as well as a host of others. It has been a journey for sure. Would love to do a complete off grid, private homestead, but the body is getting worn down. Don't know if I have it me to do so. We will see. Keep on keepin' on.

Hey Curtis. Good to rediscover you in the homesteading context! I used to watch some of your market garden vids but shifted to our homestead project & had no idea you did too! Have only watched 3 vids so far. Appreciating the info and insights in them very much. For what it's worth, I'm not so much loving watching videos of you just pacing around while you're talking, as I'd get the same value just listening on a podcast. Would be nice to get more value from the visual/video aspect if you can find more ways to add there. But super excited to have found your offgrid homesteading channel. Thanks!

I pre bought my materials to at the top, I felt safer having it on site but it cost me for sure, I'm going into 2nd winter off grid...it's been interesting LoL

when you do the percentage of the build I feel it is a rough estimate(I do HVAC/Plumbing) to warn home owners the projected cost to do it to their dream. Me I prefer to do flat hour rate for the reason if they want the job cheaper they help clean up, help demo, abandon unnecessary designs...but if they want to skip that then I still get paid to do it.

I hear you with the architect ! I hired a reputable architect for my off gird forever home and got a draftsman. Couldn't think outside the box and cost me alot. I learnt tons though and any modifications I to the plans I will do myself and pay a draftsman to review.

Hope for the best, plan for the worst. I think you said it, you cant see it all. But you can do your best to mitigate the losses ahead. How are you supposed to truly know? I do know this, there are going to be many, many people unprepared when it happens again.

You are right that contractor rates based on the more it costs the customer, the more the builder makes leads to problems. However, hourly rates can also lead to sloth. The key in my mind is what a contractor brings to the table is far more key in the value of the contractor. I also agree that a contractor's people skills are critical to the contractor's value.

1. Observation of the land. Feel it, not just see it. 2. Priorization. Beauty mode at the end. 3. Peace, patiente. 4. Be prepare to adapt. Not even the prepared are prepared.

Its one thing to dream, its something entirely different. Buying out of fear can get you in trouble. However, i cant blame you for doing it. I would have done the same thing. When we were living in Phoenix, when they started their campaign of controlling people and shutting down businesses, i think we can all agree when we walked into grocery stores and shelves were empty, it was a sinking feeling. Not of panic really, but a wtf moment. Showing just how fragile this system is. As a man, who wants to provide and something like this is taken, its a wakeup call. So panic buying, i do understand it. Because i told myself, this is never gonna happen to us again. So we sold, moved to parrottsville, tn, bought a large amount of land/farm already well established and we are now producing our own food and looking to add. Curtis, if it makes you feel any better, i spent nearly $10,000 on a new well house, that i built myself, no help, just supplies. Because when our pipes froze and burst last year, i swore no more. So we now have that, a backup generator, 2 in fact for such an occasion. Buy once, cry once.

Architects are like pricey secretaries...in today's modern world their profession is just not applicable anymore. Designers professions are even becoming obsolete as drafting programs like Revit come about.

Seems you are slowly comming down to a more...balance point of view, less radical, paranoid, etc. Good for you. Living the homestead life for about 5 years now, doing landscaping and constrution as a job, can tell you actually done a lot in just 3 years. And mistakes are easy to see, after!
