He also seems to be a sponge (another sign) with her paying the mortgage so that he gets subsidized accommodation. He possibly does not contribute to the bills, or reliably so, hence she is in financial distress. She likely would not have been in financial distress without him and his children there.

I strongly suspect that she's already mentioned her plan to sell her house to pay off her debt and he's called her "selfish" for wanting to do that. It sounds like he's not paying rent and wants to keep it that way. I'd just tell him that I can't afford to live here anymore and need to sell it. So, they're just going to have to find somewhere else to live. Honestly, I'd find a SMALL place to rent for a year or so, two bedrooms, so he won't get the idea that there's room for him and his kids.

NO, she should not sell, she will owe a bunch in capital gains if she doesn't roll that money over into another property. Evict him and bring in a boarder/room renter until money becomes stabilized. That extra $ each month will greatly help. The only way I would recommend selling is if she could sell and turn around and roll that money into a duplex, then she can live in half and rent the other half and that other half will likely pay the bulk of her mortgage.

I'm relatively new to your show, but I must say it really is a good one! Marriage, relationships, and finances all mixed together is somewhat of a three-legged stool, and too often finances are left out of therapy.

I told him to go he said no I live here now. Squatters rights is a real thing . I showed the officers he don't have any bills here and he was just a guest and it didn't matter.

If he's established a residence there which he has for you to get him to leave you would have to evict him and that could take a month to do it. I think the problem here is that she isn't communicating clearly with him. If she wants to break up with him, she needs to tell him "I'm breaking up with you", which she clearly hasn't done. She's still referring to him as her boyfriend, but has asked him to move out. That's very mixed messaging. You really can't go backwards in a relationship like that. Once you have cohabited for two years, you really can't go back to living apart. If it isn't working, you have to break up. Her problem here isn't the house. It is that she doesn't really know what she wants for the relationship. He's made clear moving forward and getting married isn't on the table. You can't move backwards. So her options are to continue with the status quo or end the relationship. She needs to make a firm decision on which of those she wants and then tell the guy in very clear terms what she has decided. If she wants to continue the relationship, then she needs to sit down with her boyfriend and discuss they joint housing situation and agree a mutually affordable plan. Maybe he can pay more in rent and make the mortgage payments affordable (just make sure you get a cohabitation agreement that makes clear what you have agreed and what happens if the relationship ends) or maybe they can move their blended family to somewhere a little cheaper. If she wants to end the relationship, she needs to do so and tell him it's time to move out. If he doesn't do so promptly, she needs to file for eviction (the suggestion to call 911 is unlikely to be helpful - unless there is domestic violence involved, the police will just say it is a civil matter).

Thanks to loose squatting laws, she's stuck with him for awhile. He is a resident there now. Cops can't throw him out until she gets a court order to evict. That could take months.
