OMG! This video is sooo informative! I'm surprised that I have so many questions, but as I listened, these were what came to mind..... 1) Did you have to meet in person to sign the loan documents or did you sign them electronically (my Dad is disabled Vietnam vet so I'd like to prepare him if we have to do this more than once)? 2) We really want to make sure that we get a good inspector. Do you remember how you found your inspector? 3) Did it take long for the VA to appraise your house? 4) Did Veteran's United require that you had to have a certain amount of money in the bank AFTER you closed (residual income)? 5) When they sold your mortgage to another lender, did any of the terms of the loan change in any way? And lastly.... 6) What in the world are you doing to your skin? It looks GREAT! Whatcha doing? Going to sleep in a bed of shea butter? Drinking gallons of water? Did you find the perfect Fenty foundation match (Rihanna really did hook us up!) or something? I mean what.did.you.do? Melanin minds want to know! LOL! Ok so I think that's it! I'm not sure if you can answer all of these questions but I thank you so much for uploading this video! It definitely helped! Be well sis!

Good morning! Thanks for watching. Everything was done over the internet. You do not have to meet in person to do anything throughout the whole process. Print, sign, scan and email any documents that need to be signed. We had an inspector recommended to us by a friend of ours who has his own construction company. Our inspector was very thorough. He took his time on both houses we had him inspect. It took my minimum 3 hours to inspect. The bigger the house, the more time it takes. There is no hourly rate. It's a flat rate. Check references and reviews for whoever you are going to hire. VU set up the appointment for an appraiser to come out. We did not have to be at the new house for them to do it. The time it takes for the appraiser to come out depends on who they use and how busy the company is at that time. Keep in mind that the spring is when many people begin to put their homes on the market since their children will be out of school for the summer and people tend to move away at that time because they do not have to pull their children out of school in the middle of the semester. That being said, many houses come on the market and appraisers are busy. For us, from the appointment set up day to the end of inspection and them writing the report for Veterans United was probably 7 days. There was no set amount of money you need to have in your account by the end of closing. They just want to make sure you aren't going to be flat broke when you close. I made sure to let them know that what we had in our account at the beginning of the process would be different because it was around tax time and we owed, but also would be getting a good amount back. My skin? I use Ambi soap and Walmart brand (Equate) eczema lotion (though I don't have the condition. It just moisturizes well). Thank you. I hope this helps.

Thanks for sharing your experience. I just closed on a house with Veterans United myself. I had been doing a lot of research before I went to them so I was able to close in just under three weeks. I had a pleasant experience 🙂

@@JewellMichaelRealty yes I had been looking around, I had some very specific things I was looking for, and have been going to open houses for a few months before I actually wanted to buy. So I do think that helped with me getting my finance closed so quickly.

I went through VU, FICO 737, received pre-qual letter, after four months of searching and getting many offers turned down finally got a seller to accept an offer on a beautiful house and pay CC. Me, the agent and seller signed a contract. I had the inspection and appraisal dates set up. VU processed the contract and then it was denied by a VA underwriter because of my debt-income ratio! Why do they issue a pre-qual letter if you really are not qualified? I felt bad having to terminate out of the contract with the seller and agent causing them to have to pay extra mortgage/interest on their home because of my false pre-qualification. Really horrible experience.

Wow! I am so sorry to hear that. I would think they would have gotten all the info from you before you even found a house. I think pre-qualified means that you seem to be qualified until you all go thru the process and all the paperwork work is received from you and they review it. I know that they warn not to get into any new debt during the process until after you close on a house. I guess people tend to get too excited and start using their credit cards and buying cars before they close on a house. Then what happens is VU reviews credit scores, income and debt during the process and they see all the new debt that's been acquired (that wasn't there in the beginning of the process.) I'm not saying this happened to you, but it is the reason why some veterans are denied after being pre-qualified.

We had an agent before applying. So I'd say do your research and choose an agent who has experience working with veterans.

@@peoplepodcast9194 with Veterans United you don't have to pay a VA funding fee (called origination fee if you're getting a convential mortgage ie other than a VA loan). If you go with a lender other than Veterans United the lender is allowed to charge 1% of the loan value that's due before the lender starts the loan application. If you go with Veterans United and have a disability, the funding fee/origination fee is waived. You should never have to pay both as they are pretty much the same thing. A Veteran without a COE should not pay both because that's just like getting charged twice for the same thing.

How much cash would you say a buyer would need on hand after everything is said and done? I know there’s no down payment but I have been saving money like crazy so I have the funds available. Just wondering.

I'm not sure of the exact amount but Veterans United is required of see your bank statement. They want to make sure you will not be flat broke after you get the house. Perhaps this gives them assurance that you are financially responsible and are able to make payments to them. With us, we applied and got approved the first week of January so we let our team know we had to pay taxes, and also that we had a tax return coming into our account. This was to let them know that our account would show differently than it initially did when we applied. Once we got the house, it was almost 2 months before our first payment was due. That will also help you to recoup some of the money you spent on movers, uhaul truck, inspection, etc (these will also be part of your housing allowance come tax time next year). I would say a good starting point would be to have at least 5G in your account and let them know that with your tax return, you'll have more money coming in.

That's NOT True, Origination Fees with Veteran's United was estimated for me at $980, I have a VA Disability and was using the VA Home Loan.

It wouldn't hurt to start looking at areas where you would like to live, and checking property taxes, crime rates, and schools ratings. You also have to consider the HOA fees. Since you won't know how much you will be pre-approved for, perhaps look at homes between $170,000 and $250,000.

Great review. One question, once you found the house your in now, from there on how long was the process for you? I know earlier you said the entire process was 3 months, but you were also loooking and inspecting multiple house that ended up falling out for either inspections or the family watchdog search. So I'm curious once you found the actual home your in, how long was the process from there? - Thanks in advance.

Closing costs is something your real estate agent negotiates with the sellers real estate agent. You may have to pay it, you may not. But Veterans United cannot make a seller pay full or partial closing costs. They have nothing to do with any negotiations regarding what the Veteran pays for the house neither do VU have any say so regarding closing costs. Negotiating is the responsibility of the buyer (veteran and his real estate agent).

VU wants to make sure the borrower will not be broke after closing costs and inspection. If you have a decent amount of money in your account (they will ask for statements), and a steady income, no crazy debt or anything in collections, I don't see you being passed over for a loan.

I would use them again on our next house in 10 years. I went with them because their business is VA home loans and that's it. Since that's their mission, they are experts and have no other priorities except to get Veterans a home loan. USAA, for example, isn't as well versed because they are a bank and insurance company first, thus, that's where their expertise lies.

They do not check it once you get the clear to close. Since you are in the "clear to close" step, that means they didn't find anything in your credit history to prevent you from closing.

Yes, the origination fee is what you will pay the lender for starting the loan process. Veterans have the privilege of not having to pay that. Closing costs is the money it takes to close the loan and some of that money is for the title/deed, lawyers, etc. You can negotiate the closing costs with the seller. Like, they can pay half of it if there are any things that need to be fixed on the house that will come out of your pocket as the new owner, or if you pay the full asking price of the house, have them pay closing costs, etc. You can bargain with the seller on the closing costs. If they are fair sellers, you shouldn't pay all of the closing costs, especially if they want that house to sell.

@@JewellMichaelRealty I have a question for ya! So my fiancé and I are getting married this week. I have been the one working and supporting us and he’s the actual veteran. He was only going to take a year off woek but due to the pandemic in 2020 he couldn’t find anything. And they told me today that he needs a stable job which is has been waiting for orientation, he’s been doing side jobs here and there. But I didn’t know that for a va loan it requires both spouses to work. A lot of ppls I know have one working spouse. I’m so flustered because I was thinking wencould buy a house soon but now I’m being told we definitely can’t for at least a year. I have great credit and make a decent salary and even have a paid off house that my mom lives in. But I also live in Los Angeles :( house prices are insane

@@Validyk well, I am the veteran and my husband is not. He works and I'm a stay at home mom. When we applied for the loan, he was at his current place of employment for 9 months. We were renting and started looking for a house three months prior to our lease expiration date. By the time we closed my husband was at his place of employment for 1 year. They required him to have a letter from his employer with his start date, yearly salary, and pretty much a statement saying he would be there permanently. Veterans United also called his employer and verified his salary over the phone. Veterans United required my husband's employer to send them paperwork with his weekly payments. There is a technical term for it but I cannot remember what it's called. VU also wanted proof from our credit union weekly deposits from my husband's employer. So what I'm saying is, it's not necessary that both spouses work, but rather they want to ensure that there is steady income coming in to repay the loan.
