This would be called a "studio apartment" in NY. Get rid of the green chair. Add a small computer desk with chair and place a small charging station on the desk for electronics. Over the refrigerator, maybe add cupboards for storing foods, linens, etc. Add a chair and small ottoman or footstool(?), if there is room. Add a small side table with drawers, perhaps, by the bed. Before anything, clean the apartment thoroughly and then paint it to give the place a fresh look. How does that sound? And, of course, CONGRATULATIONS! 🎉🍾🥂🥳 First step to your real estate empire! 👏🎊
