I have worked in The Villages, Florida area for over 22 years. I am now the Broker / Owner of IM Realty, with our office located directly outside The Villages. I previously worked for the developer of The Villages for 8 and a half years before moving on to ERA/Grizzard Realtors until 2023. The draws that are not soft close do not even have the save draw guides that the ones that are soft close, and the same thing with the hinges on the doors. Looks like they just grabbed what ever they could to put those cabinets together.....makes you wonder how the rest of the house was put together.....

Boy is that true. The Villages builds home FAST, perhaps too fast. In my neck of the woods thats code for increased risk of shoddy craftsmanship.

Wow! The old saying “Let the buyer beware” applies here! That recycled irrigation water that the sprinklers use will leave stains on the house and privacy walls. The sprinklers will need constant repairs and adjustment because your HOA lawn service will crush them with their heavy, industrial-strength riding mower. (Very few people plunk down $500K and cut their own grass.). The lawn grass needs constant attention because of fungus or a fluke winter cold snap that can kill it. The lawn service really needs to be vigilent. The pine needle/pine bark ground cover in the front yard looks like crap once it dries out. It tends to get washed out of the flower bed with any heavy wind or torrential rain and makes a mess. Now that I am retired I don’t want to be concerned about grass anymore: pour concrete over it and use planter boxes if you like flowers, vegetables, etc. Maintenance-free Astro tuff also works so you can practice your golf putting.

This home was listed at almost $500,000, when I viewed it in January. This video demonstrates why it is very important to find a trustworthy (and knowledgeable) agent such as Ira. He is worth his weight in gold!!

Also it’s a corner lot with a wall as a neighbor which could be a plus for some people considering how close the homes are next t to each other and adding a bit more privacy in the yard, so maybe TV sold it as a ‘premium’ lot.

Because builders are humans who make mistakes. And if you have ever had anything done to a car or home, you know that contractors/workers often don't care. Yes, the builder should have taken care of most of these issues. Unfortunately they are all so busy they don't have time to care about the little things.

For the price they paid, I would really complain about the concrete. That is a mess. If it looks that bad on line I couldn't imagine in person.

Thank you for the great information. That home lists in the 500k zone. All new homes have some issues, however for that price I would expect crown moulding, glassed lanai, higher quality laundry tub, and metal shut-offs on the plumbing valves. I'm not a fan of on-demand hot water either.

You'd probably need to pay twice what he paid to find a decent house in The Villages. If you mention the construction looks shoddy they'll tell you that you're buying a "lifestyle."😁

I was watching a few of these videos on the villages and also saw they have a “bond” on all these new homes. In California we compare this big cost to Mello Roos. While this home isn’t as costly as a retirement house in California (we are looking at PGA golf course homes in La Quinta and Palm Springs/Rancho Mirage areas averaging one million and up), these Florida homes look small, drab, and have very little as far as amenities like private jacuzzi’s, pools, bar-b-ques, outdoor firepits, and nice views. The inside of this Florida home is depressing and looks like a cramped rest home.

@@Cwgrlup If you say they look like depressing tiny shitholes, realtors counter that by saying you're buying a lifestyle. If you have a million bucks to spend on a home and "plenty" of discretionary income, I'd look at more upscale homes. You might prefer an actual country club residence.

Very disappointed to see that type of laundry tub in the laundry room; a very tight space, was there even a closet? $500,000 plus home…not impressed. The driveway was atrocious! Along w/concrete around lanai door 😱 Ira, thank you for such a comprehensive walk-through👍

What an informative and entertaining walkthrough. Most of those defects can be corrected but it's a shame they are there. Great job Ira and you're in great shape if I may say so.

Wow. What poor build quality. That's a lot of cabinet work that needs to be redone. Good luck to the home buyer. You'll be battling that builder for months and months to get things right. Looks like this is one builder to stay away from. Cheap quality appliances as well. Is this typically what you get for a half a million?

500k for this I bought a brand new 3/2 2 car garage 1675sq for 362k last year in Yulee not a 55 plus community definitely not worth it and especially at 6% interest and all the fees that come with 55plus community very cheap looking closets, and half the drawers and not even soft close and stained driveway

Thanks Ira, congratulations on the new home Joe. 😊 Skip Smith has done walk throughs before and found the same cabinet problems; no soft close where there should be, crooked cabinet drawers etc. You would think that the Village contractors would be doing a final walk through before a home inspector finds these simple things. Very disappointing to see the concrete problem in the lanai too. We are probably 18-24 months out to buy a home in the Villages and it’s nice to know that you do these pre closing walk throughs. Ira, do these problems get resolved before closing?

The cabinets are awful. We found over 400 defects on ours and not all got fixed.

Hope they somehow dock or retract payment to the developer for things overlooked that could easily be checked before builders say a house is done. Sloppiness needs to be punished. Sorry old school here. This home shows lack of pride in work on the build out

That demonstrated the sloppiness of Village construction. I'm sure the owner paid a pretty penny since his backyard overlooks some kind of preserve, however, he'll be greeted with a stained driveway and a bunch of incompently installed cabinets. Not to mention the broken concrete on the trim of his sliding doors.

I would agree - for that price! Skip Smith had a video on some of the sloppy workmanship lately. Quality control should have picked up on that Master Bathroom drawer you can clearly see it was unhinged! Disappointing.

@@LandGirlGB It shows the utter disrespect The Villages has for new homeowners. Those issues were "not" subtle, every cabinet closed differently and the master bathroom drawer was off its tracks. I don't know how they're going to repair the cracked cement beneath the outside sliding door without it coming undone again. You don't get you too much in The Villages for $500,000.

There was no exhaust pipe for the micro, which means it's probably the recirculating vent type. All the cooking smells/smoke gets filtered (kind of) and sent back into the kitchen. Costs more for the builder to vent to the outside.

That PVC ball valve for the water main, will be impossible to turn in a couple years. Brass for the main is the only way to go.

Did you see those ceiling fans with the pull chain? The ceiling fans are as cheap as cheap can be. These are over-sized tract homes with cheap finishes.

If the new HO wants soft close on those drawers, the drawer boxes will have to be remade. Boxes are different width between SC and those cheapo white epoxy slides. The door cup hinges can be swapped out with SC ones.

I could forgive one wonky soft close but so many are messed up it is shocking. Then there's the sloppy concrete work too, I'd be worried about what I can't see? It's a lovely home though and I love the view from the backyard. I watch a lot of Villages videos and I'm convinced a real pro like Ira is the way to go when it comes to buying there.

Surprised to see the on demand water heater box outside and not inside the garage. I guess they can do that in FL. I can not have that in eastern VA. I am still getting used to it as I have never had tankless hot water. Been in my new home 5 months. Want to see what new homes in FL showcase. Interested in seeing styles and the trends for FL. My price range was over $900,000.00 for 1.82 acres with a crawl space and a large creek in the rear. 2874 sq ft and 2 floors. 3 car garage, covered porch, and side patio for dining and grilling. I really enjoyed this video. Thank you.

If it's a rental income property, I'm guessing purchaser didn't order soft close and got a few for free gratis as they had some left over. If it's a primary residence, definitely an oversight. - WW

I have spots like that on my tile as well. I think some of the products are irregulars. The sample tile had no spots on it.

You should have done the windows - sloppy black fixative looks awful. Mine had lots of scratches on the glass and vinyl as well.

Thier production homes...cheapest trim and base ..when slab cracks and it will ..you'd realized that vinyl T&G flooring would have been forever .but that would cost 2 dollars more...that lets you know how cheap thier built...Been working on homes for 30 years and it will always be built cheap ...but thier what you get...ITS PRODUCTION HOMES..remember 1 yr Warranty

I think a regular inspection would have taken a couple of hours so maybe things are missing in the video. I didn't see any inspection of the attic, stucco or roof. I've noticed cracks in stucco around windows before as well as obvious cracks from settling. Being a new home it's probably okay but then the cabinets and concrete weren't exactly confidence builders. A drone helps a lot to video problem areas outside.

If you bought soft close drawers and doors in your purchase, it looks like quality control, and quality inspection is not successful on this new home! If you did not buy soft close drawers and doors, you got around 50% soft close free!

Very disapointed! Too much wtrong for the money I’d want glass in Lanai, redone concrete upgraded kitchen cabinets and lights but then owner probably picked them!! Hate rentals !

I can’t hold back here. Ok so I’m here in Europe and homes are totally different. And there are some awful looking houses here as well Especially in Spain and Portugal. But that house is a awful looking box. The front looks like a business. Just garages. The finish on the kitchen and bathroom looks cheap. I get everything is built to a price. And the roof. What’s with the thin felt tiles. From looking at other videos on this they don’t last long and have to be replaced. Crazy. I’ve a Victorian house that’s 100 years old. It has slate tiles on the roof. There original to the house. Even new homes here have slate or concrete tiles that are never ever replaced. I didn’t get a proper look at the windows so I can’t comment. Nearly all new homes here have windows that are triple glazed and A rated. They tilt in from the top and open inwards. It’s just a odd looking property. No front door and windows. Not welcoming. Just garages. Weird.
