Santa Cruz County added ADUs at a higher rate than others in region

4 ай бұрынAcross the county, ADU construction is on an upward swing. Santa Cruz added ADUs at a faster rate than all nine Bay Area counties. San Mateo and Sonoma had the highest per capita rates among Bay counties. Hilda Gutierrez reports.

I am doing 2 ADUs myself. One was a 2-car garage conversion, the other is a 740 sq ft backyard house.

So if building more unaffordable ADUs makes housing more affordable than why is santa cruz more expensive than the rest of the bay?

Building ADUs is typically well over $200K. Meaning, most will be built with the intention to rent them out. More renters, more cars and more strain on all the existing infrastructure. Will this change the character of your neighborhood?? State government loves it because they can raise all property with ADUs to current market tax levels, at investment level prices. And they didn't spend a dime.

Building a stand alone ADU costs a lot of money. And the county will do a reassessment of your property tax base at current market prices. ADUs also will essentially double the neighborhoods density. But, without more infrastructure beIng built.

They may have made it easier . Yet there are still many hoops to Jump through . And like the story said over 6 figures to build . You will not make your money back and start making a profit for 6-7 years .

There’s not a housing crisis! There’s an issue of housing being ridiculously expensive. These ADU’s will rent for $2000 right now and in a couple years be closer to $3000.

Before the 1980s, Santa Cruz was a sleepy little retirement town. All of the mobile home parks were full of retirees.
