Once a dated living room in his family's ancestral West Sussex home, this 34 sqm apartment was designed and built by Jonathan Stanway of Dousters by subdividing the original home. Stanway's contemporary design features a series of solid, glass, and curtain partitions, transforming the open area into separate zones, providing privacy when needed whilst maximising space and light. A cleverly designed bedroom box with a raised wall to wall storage bed adjoins a minimalist kitchen with a sleek built in breakfast bar. A glass partition separates a spacious and fully equipped home office which easily converts into a guest bedroom by way of a bed that seamlessly folds out of the integrated storage wall. With its careful and considered design, this apartment strikes the perfect balance between functionality and luxury.

This is an adorable flat for a single person, but what I took away from the video is that four generations ago, this entire house was something the average family could afford to build/own, and now, we are expected to cram ourselves into one-quarter of that space and be grateful we can afford it. I'm all for small and functional living spaces, but subdividing an average-sized family home into four teeny-tiny flats feels like a slap in the face.

yeah i get the small apartments in this channel that are part of built-up old city centers but this is surrounded by acres of buildable space... wild to be expected to cram into a tiny room when the whole countryside is right there

Oh this! It really made me sad to think that nowadays people cannot afford a normal place to live. No matter how smart and ingenious one would make it let us not forget that this used to be one room! It is still one room where everything is crammed! I love the videos in this channel and I understand saving space in crowded cities - like living in the middle of London, Amsterdam, Tokio, New York. But in this case, I don't know. For a student maybe. And somehow I feel that a student couldn't afford it. It is a big slap in the face, just as you said. My grandparents had a saying about these places that keeps rolling in my head everytime I'm seeing these 1 room listings when I'm searching for rent: "You sleep, you eat and you sh*t in one place, like a pig." Clearly the older generations had a different view on what livable space means...

I don't know. I think it's a good size for a single person or even a couple. I just think that some of the choices made weren't the best. We have seen on this channel what can be achieved in 35 sqm

This place starts off absolutely beautiful, then absolutely falls apart for basic functionality: You can't access your clothes without climbing on over your bed. Glass doors seal off a tight office /sleeping space with no windows/ventilation -- you will suffocate or get extremely stuffy very fast. A fully mirrored wall faces your toilet 2 feet away, so you can stare into your own eyes while you're doing your business.

My only real issue is the storage above the bed, it's okay but it could be moved to a better location if it's used for frequently used clothes. Otherwise the office space is fine, the glass is working with the reality that there's no windows there. That's compromise. Mirror pooping is fun.

I love the design. The mattress is flexible and won’t be that difficult to make if you are fit. Storage behind doesn’t seen to be that big of a deal. I like the office. The spare bed is ingenious. They did a great job of maximizing a very small space. I’d totally live there.

It looks like a pleasant temporary stay. I agree with all those commenting on how difficult it would be to make the bed, and getting to the clothes/ things at the back of the bed. Many of us noticed that some cabinet doors and fridge door opened the wrong way. Maybe it is the only way to get the racks out? I too am missing a proper table, it need not be big, maybe something with wheels one could push to the side, or a fold up one attached to a wall...IDK, I like this, but have seen better solutions.

I have something similar. Quite the opposite. You can lift left side and put the sheets over it by yourself, and when you put it down it won't come off because it is holded by the wall itself. Requires some strength to pull up mattress by one hand but it's never coming off unless you want it to

⁠​⁠@@LimitedWardin the uk it’s pretty common for the base sheet to be elasticated, you just have to pull the rounded corner over the mattress and it holds itself there, there’s no corners to fold underneath like with a flat sheet (I think this is what you’re referring to)

I often wonder, why kitchen cabinets, fridges etc. open up the wrong way. All should open so they can be accessed from where you are mostly standing, while working in the kitchen, because if not, one has to move around the doors of cabinets or fridges in order to access its contents. Very unpractical! A professional should know that. All appliances are available opening either to the right or to the left. Cabinet doors can be mounted with the hinges on the right or left side.

Microwave doors wind me up for this reason! We have to have our microwave in a right hand corner and the door gets in the way when trying to remove the food!

Could have been solved by adding same material as the doors on the side of the cabinets, flat to the wall, so it has enough gap to open, but visually not seen + no dust. Especially with all extra space on the other side, so shouldn't have been a problem of tight measurements

I see a few reasons why I wouldn't find this cozy home very practical - Firstly, very tiny fridge and few cupboards, which means regular grocery shopping; Secondly, it's a pain to make the bed and take the clothes above the bed. I think it's a lovely home for a short stay but not for the long term.

I personally don't agree with that. A half sized fridge can fit plenty of food for a single house hold, and if you like to store food for weeks, you could totally add a second small fridge/freezer in this aparment. And yeah, the bed is not very convinient, but its a small sacrifice if you want a king sized bed in a small space. Picking out clothes and making your bed is just a 15 minute thing you do in the morning, so the architect probably considered that it was worth sacrificing to improve the feel of everything else.

It drives me nuts when I see fridge doors opening away from the interior... (like the one here). WHY? Most fridges are made so that you can switch the doors. I don't think I've ever had one that didn't! It doesn't make spacial sense and the way they set this one up, completely awkward to reach in to it.

Probably not. Looks more like he made a home for 3 families, likely his brothers and sisters while renting out apartments to make it financially possible. This became quite common in Austria where I am from. If you can not cover the loan even with renters, builders also offer to buy the 4th (or more) apartment for the price of rebuilding the house.

Wow...how simple classic transformations create a lovely calming home....I could live here....not overpowered with items not needed or used. Clean, fresh bright and easy living. One of the best small homes .

Really light and attractive space. Good functionality. My only thought is that it does really feel more like a "granny" or guest annex than a separate, independent unit. The entry/exit arrangements are poor. I don't think entering via a patio door directly into the living space is generally viable...especially given the wet weather the UK has much of the year. He needs to rethink that in my opinion.

He says the door in the office leads to a communal laundry area and functions as another entrance into the flat. Probably you can enter from the original front door and come in this way. Would like to have seen it, or at the very least, a floorplan of the entire house.

Love the foldout bed, the way that you don't need to get rid of anything beforehand. Also love the lack of knobs on the cabinets, makes everything easier on the eyes. Don't love how you can't walk on each side of the main bed. That space doesn't really seem functional, reaching the overhead cabinets there would be a pain.

There is almost no storage in this house. Where are the clothes and heavy winter coats belonging to the tenants? There is zero shoe storage. Where are all their practical items, such as a vacuum and mop? This house is unliveable

Very limited storage for a mid to long term rental. A bar counter fridge isn't spacious neither are the wardrobe / closet spaces. How do you change the bedding on the king size bed? I'd rather a double bed with space around the sides. The fold out single bed is a clever idea. I wonder how much the rent is? I would surmise it would'nt be 'bang for your buck', from the tenants' viewpoint, considering it is in a well-to-do county loation.

Change the bedding probably by crawling all over it and trying to lift the corners of the mattress at the head to shove the fitted sheet under it. Did it for years with a loft bed and it was a pain.

And I'll add that I bet only a man would live in a space that has basically NO closet space, hardly a fridge and he probably wouldn't even bother making the bed because it would be a pain in the *ss! LOL! Other than that, I like the light in the apartment and the fold out single bed that becomes a desk.

Bathroom storage was basically nonexistent, sink only/ pedestal sinks in proper bathrooms (not 1/2 baths) are always an oversight in my opinion.

I rented right near this house (based on the park in the initial shots) up until recently, when I was priced out of the area. A 1 bed flat with very similar ground area and modernization in the nicer part of town set me back £1150pcm. Although it's right on the commuter/airport line so there's lots of over-expensive boltholes for commuters, and they all get taken up by some single wealthy man who can afford it, anyway. Landlords in the area know their target audience!!

Really sorry to say so, even if I'm the only one, but I really don't like this one and do not even look at it as a place to live in, except for the garden view... Feels either like a sad unpersonal and not very convenient B&B suitable just for a couple of nights, either I see it a " style space example" in some Ikea store. Those kitchen doors opening the wrong way because you did not read the mounting instructions or because you won't use them so you didn't care to think it over...that glass door of any 60's administrative office you'd hate to work in, but at home : what a great feeling ! ...... that "table" or counter so narrow you could never put an italian plate for pasta on it and where you can eat only being perched on those uncomfortable stools or standing.... I don't feel the space, I only see a big void on one side and cluster on the other. Anyway even young, I didn't want to crawl to go to bed even occasionnaly, so every night... Again, except for the view, everything feels sad, blank and uncomfortable to me, really sorry. 🥺

I can't understand anyone thinking that this would be ideal for elderly living. I can't imagine trying to get into bed at night, climbing from the bottom of the bed and pulling down the bedding, let alone making it or getting clothing from above. The sofa is facing a blank wall, and though I know that not everyone wants to watch tv , a picture would be nice. I find it hard to believe that this is anything other than a short term rental simply by the lack of storage.

While this is quite lovely and serene as shown I should think that living here would mean boots and shoes at the door, a coat tree since there aren’t any closets or wardrobe for coats, hats, etc. We lived in a place without closets and this means lots more storage out in the open that I think has been cleared away to make this video. I think what storage there is has also been cleared out since there isn’t near enough clothing shown for 2 people.

Very nice, but my 3 complaints would be… 1)It must be so difficult to change the sheets of the main bed 2)I need a bathroom sink that I can wash my face in. 3)Where do you put your toiletries?

For this particular space and surface area, I think it is a well-executed and liveable design. I would have loved to hear the whys and hows of the four flats. Especially in that location (not in a big city). And if the other apartments are also designed like this.

@@liszaf3976 Making people live in unsuitably small homes is not a solution. You want land? There are hectares of land that is occupied by mansions with 5+ bedrooms occupied by one or two people. There are lots that have been empty (many with perfectly liveable homes) for years. Make it so such grandiose buildings can't be owned legally, homes and land that remains empty are repossessed by the govt to turn into affordably social housing. There are plenty of families who also need affordable housing who would have viewed that home prior to subdivision as luxury. A small renovation to modernise and it could have easily held a family or even a group of roommates, but that would have meant less money for the new landlord.

That subdivided lot could have been used by the same amount of people as are housed in each new space in the form of a single dwelling that could have been modified if necessary to accommodate people with disabilities or other specific needs. Instead, the owner chose to subdivide it into poorly designed, barely functional spaces that are only 'suitable' for young professionals with no children or animals or short Airbnb stays. It's not clever living, and it's not highlighting preciously excess space; rather the excess money that is rolling in for the new landlord in the middle of a housing crisis.

Really loved the second spare bed idea! And the master bedroom also looks like a good idea for me as i'm a fan of beds on a storage platforms for one room spaces. Really not much to do on the bed then sleep, but you have all other freed up space to enjoy life and can create additional zones like home office. BUT i agree that the storage behind the bed is a good idea only for something you use rarely or only in bed. Definitely not clothes! Lived for several months with shelves with clothes standing behind the mattress - nightmare😵‍💫

It's a nice small apartment and it would work for short term renting. I would change the coffee table with one that can become a dinner table. I agree with all the comments on the bed, some lateral space is needed. Very good use of the desk room.

I loved hearing about the inspiration derived from the father's interest in sailing & how yachts maximize a small footprint. This home has incorporated much of that very successfully.

I’d find it tiring to get dressed by pulling one garment out from under the bed, then climb over the bed to grab another, then off to the guest room to get my shirt, etc. Also, like all these tiny homes, where does one keep “stuff”? Your gym bag, your vacuum cleaner, golf clubs, luggage, toolbox…

Beautiful space!💕 A bathroom sink with a wider area to temporary put your makeup bottles on while applying would be so beneficial. And most importantly, the chairs and sofa are so ridged. Something cozy to sink in would make it feel luxurious. 🧡 Lovely .

Amazing use of space. There are things I’d do different - including a drop down table from the wall separating the bed box. I do love the look and feel of the bed box - cozy!

I would make the master bed a Murphy bed. I personally do not like a big mirror in the bathroom but I do understand the concept that it makes it feel bigger. In the kitchen I would have between the countertop and the cabinets another countertop that you could swing out if needed. How long it is depends on the placement of sinks, stove, oven, etc. The stove and oven do not have to be together anymore. What a lovely plan! Thank you for sharing.

Was thinking of having something by the entrance and below the large bay windows for the repository of the shoes, and this could double up as a bench when changing shoes. When coming in from the outside/rain, an umbrella stand can also be placed nearby.

Because it’s a small residential area and they’re putting in 4 apartments in a small building. So that means more stress on the infrastructure, there will be more parked cars on the road as there doesn’t look like there’s a big public transport area. I live in the neighbouring county and I think there would be loads of objections. I’m not against the design. Just typically I’m not sure how it met the requirements.

The overall design is lovely, bright and well-thought out for a small space. it packs a lot into 34sqm! bathroom feels large. Trade-offs are choices. In my case, I think I would choose to trade the perception of larger living room floor area for more storage. flip the bed and extend the kitchen wall for more accessible storage, with a full length wall mirror echoing the bathroom door to bounce light. sliding shoji-style doors could still close the bed off as wanted and it could have living room facing joinery below to max storage.

I often lay in bed imagining how I could make my room into a self contained unit! As it is now I have loads of free space, which I do value, but sometimes I think it would be so freeing to have less space to upkeep.

I love this apartment, I can't believe it's only 34 square meters!! We have a tiny apartment with huge windows and the light always makes a space feel larger!! Just one criticism the fridge and cupboard doors should open the other way!! Love the use of glass for the office wall!

i love the curtains look and the ammount of natural light makes such a beautiful look although the lack of colour makes it feel so sterile and like an hospital room which just isnt for me. love the space of the bed and office opposite each other to make it as far from each other to sperate work and relaxing.
