Understanding the new home construction process is a huge help for anyone considering a new build home. We’re taking you through the typical building phases of a new construction home and sharing our own stories along the way.
When you are waiting for your new home to be built, the timeline can seem confusing and endless if you aren’t sure how the new construction process works. We want to break down the process most new homes will follow and tell you how we felt as our home was closer and closer to completion.
Common questions we answer in this video are: How are new construction homes built? What are the phases of construction for new homes? What happens during each phase of a new build? How does DR Horton build homes? Why am I waiting so long for my new construction home?
Please keep in mind that these are our opinions based on our personal experiences with new construction and with DR Horton. This still is just the beginning of our new home story, and we’re excited to share it with you.

I love your videos, always so informative, clear and helpful! I am building with DR Horton right now and even though I've experienced some delays I'm almost at the finish line. Did you do the three phrases of inspection? I research pre-slab, pre-drywall, and final? I signed a contract at stage 4. I missed the first inspection and kind of concerned!

We had two inspections done: the pre-drywall and the final/post-drywall. No regrets! If you haven’t seen our “New Home Inspection” video, we go into detail about what our inspector found, etc. Hope that helps!! 😀😀

Problem with the slab phase is that they will pour concrete one day and the next day if the framing package has been dropped they start framing. Concrete has no time to cure and harden to prevent cracks in the slab which if you don’t have a unfinished basement you’ll never see if your slab has cracked or not!

Not our experience. The builder actually explained to us that the slab had to sit for a while before they could start framing.

I am on a wait list for a DR Horton home in Tampa Florida. I would love to know how long it took from state 2 to stage 13 which is the completion of your home. And and what point were you able to sign for the purchase of the new home? Not close it but actually sign the purchase agreement

Thanks for watching! To answer your first question, it took about 7 months from the time we claimed our lot to the time we closed. To answer your second question, it was about 1 month between when we claimed our lot and went under contract. Hope that helps! 🙏🏽🙏🏽

Drywall was the halfway point, so about three months after drywall….i think. There are date stamps in the video that should be able to get a better accurate timeline.

Hmm not long at all. Carpet was one of the last items put in. Maybe 3-4 weeks, if that.

Hey ya’ll! I’m planning to build a home in Texas in a couple years so I’m doing research now and this is very helpful! Obviously this all costs a lot of money so I have to ask, other than saving up your personal money, did you have to take multiple loans? How do the payment processes work out? I know sometimes you have to pay a lot up front and a lot over time so it just depends so I am really curious so I can keep this in mind.

Hey! We took the time to save up funds for our down payment. There are a number of first time homebuyer programs ,that you may qualify for, that would cover your down payment. So be sure to speak with a mortgage lender at your local bank and they can tell you if you qualify. Usually, you only take a one loan, a mortgage loan. Some of them have down payments as low as 3%. You don’t want to take a loan for the down payment and then take a loan for the mortgage. You should speak to a mortgage lender about all the options available to you, and they can help you set up a plan to be on tract to purchase your home. Enjoy the journey!

Very informative video!!....my process seems to be in permitting FOREVER 🤦‍♀️... how long did permitting takes for you guys...eventhough I know each city and state is different, but dear God, FL processing stressing me out!!

Thanks for watching!! We had to wait two months before our lot was released and building started. The wait was likely due to the builder needing to schedule out the builds rather than permits being delayed. We didn’t have any delays due to the city not moving. We hope you get rolling soon! We are confident that you will enjoy the journey.

When do they do the contract? They keep telling me stage 3. And that it will be ready in a week. But right now they dont even have any slabs

Every community releases their lots/ allow folks to sign contracts at different stages. For us, we signed when the slab was poured. I know due to rising costs, some communities are waiting until they know the actual costs of materials before they let folks go under contract. Hope this helps.

A good portion of it. Some items were pre-selected. There were other items we wanted to add, but couldn’t for a variety of reasons.

The second door is standard in our floor plan. Our floor plan is specific to our neighborhood. DR Horton doesn’t built it anywhere else.

Hi, I hope all is well. Question: Did ya'll have a new construction orientation prior to closing? If so, what should one expect?

Hi, Latoya! Yes, we did have an orientation right before closing. We did a “blue tape” walkthrough where we placed a piece of painter’s tape on areas that needed fixing before we moved in (paint, molding, caulking, etc.). They took us through each area of the house and the outdoor space to walk us through any important functions we need to know (sprinklers, HVAC, gas, water, breaker box, hot water heater, appliances, etc.). They had a checklist to make sure they covered everything, and we had to sign stating that we received the orientation. Hope that helps, and best wishes on your home journey!! 🙏🏽🙏🏽

Did DR Horton encourage homebuyers to visit the property during stages where there were no official inspections? I know of a builder who mentioned in their paperwork that this was not permitted.

All builders place in the contract that you shouldn’t walk the site without their pre-approval. This is just to protect them, since the site can be dangerous at times. When we walked the site we made sure no active work was being done to our house and that we were careful to not step on any nails or unfinished areas.

Yes, you are assigned a site superintendent who gives you weekly updates on the progress and allows you to schedule walk throughs during the stages. We are currently in stage 5 (plumbing and wiring) once we complete our walk through they will begin dry wall.

Hi thank for all the inf My husband and I made the mistake of believing that we don't need a realtor as the sales scold suggested. We have been waiting almost 2 years since we signed and deposited and only in January did the contribution start, according to them, late due to internal company affairs plus Covid We had a meeting in January and we ask for a meeting and the calls ignore us, they only send us blurry photos and do not give us any explanation Well, my husband and I spent several weeks ago and they already put the frames on the walls but we are lost and changed to several representatives and none lasts more than 5 months in that company I txt on Friday last week no answer just today I sent a txt and he only answered me this is in stage 6 of 12
