I don't live in a trailer park, and I can thankfully afford far more than $300, but if that was all I could afford, I'd be screwed, watching it fall down around me, begging the slumlords to do the right thing and praying I wasn't evicted in the process.

Streets are filling with those who refuse to work and improve their lives. Try getting someone to help you with painting your house or moving boxes and furniture around. Many of these folks could turn out at a temp empl agency and get a daily check. They could be living in a new mobile somewhere that they could eventually own if they stopped carping and began being productive.

They want to get rid of the ones they rent out so they don't have anything for repairs going out and only have space rents coming in. It's all about making the most money. I watched it happen at both the trailer parks my sister managed at. That way they also can pay managers less and charge them rent, because all they do is collect rent.

I was looking sometime back a trailer park to see if I wanted to live in one, after carefully checking them out I was nope never. Most of them were dumps, and plenty of rentals and lots and own to buy we’re all over the place. The people that lived there didn’t mind all the trash all over I mean they were just trashy parks, kids running all over the place they were dumps. No one took care of their trailer. I did fine two very nice parks with rules and these people we’re proud of the trailer park cause they were kept in A-1 condition I met some people older folks sone younger with children they love it as well. Rules were in place management took very good care of the park and so do the residents. The rent was something in the range $400 to $600 hundred per month. Not bad on price and i think even on social security folks could afford this. But if you don’t make enough money then you’ll only fine a dump to live in. Social security wasn’t made to be the main source of income it is to help provide some extra income to help.

Have you looked at how much the cost of property taxes and insurance has sky rocketed? Of course not. The property owner is running a business, if the costs of owning said business goes up, so does your rent. I have a house and last year my taxes went up $976! This is exactly one of the reasons I recommend people NOT to go into a rental trailer park. Whether or not you own your trailer. Owners change, rents go up. Sometimes they sell out to a subdivider and evict everyone. Then what? People have trailers that haven't moved in 30 years, they're never going to make it through a move even if the owner could afford it. In one case I know of a couple spent over $100,000 on a nice new one and the park had sold, they were not told and the trailer was moved in- and they along with the others were evicted. Previous owners wanted that last few dollars. Moving a trailer is not cheap. Elderly and working poor and disabled can't just move their trailers. They end up among the homeless. This is happening in Utah and other states.

And also I am the local cat lady with too many cats. But I am not the reason for the cat problem. The reason for the cat problem is for some reason they insist on having an open dumpster policy here. To expect a person to do all the work owning and operating a business only to go broke has got to be one of the most selfish things I've ever heard. I used to live in a trailer park years ago and it wasn't bad. Good rent and awesome families and neighbors. A new management company took over, and it was all good to start with, then they started dropping unreasonable rules on everyone. As the people moved out, the trailers didn't get rented out again right away, as the normal. As people moved, the trailer park started to make the lots smaller. They were more or less taking one lot and splitting it in two. When I had finally moved, I could practically step out my back door and walk off the porch directly to the neighbor's front porch. It was like if I wanted to piss out my bathroom window, I could hit the neighbors toilet, no problem

I had to sign a 3 year rent to own lease for my trailer, but of course I had to make sure I actually envisioned myself being in my own mobile home which I did and thankfully I have a newer one than others in the neighborhood. There were some issues they never resolved that I had to fix myself although nothing too major but still, unfortunately in a rent to own they basically have you out on your own as if you own the place. I got barely anything fixed as a result of it, but even for the window when they finally replaced for my bedroom (there was none there at all, it was covered up in cardboard and foam when I first got the place) that took a couple months. As for the smaller window in the bedroom, it was one that was completely shattered from the last people living in it because one of the brothers was kicked out during an argument and he threw something at it to get back in. Instead of me getting a new window for that, I knew I had to get an air conditioner for my room so I decided to get that frame out of there, braced the air conditioner with a 2 by 4, and just boarded up the rest of the area above the air conditioner so it would be covered up. I also had a cracked window for my living room which they never replaced and since I had to eventually get a window air conditioner anyway that would cover both my living room and kitchen (I bought a Denali Aire from Menards that is 12,000 BTU so it is more than enough) I had to get the window replaced before getting that air conditioner. I think also it is possible for some people to where if you have the money to get something fixed and you’re in a screwy situation, even though it’s messed up you might have to take the hit at times and to be honest, if you fix certain things yourself (or in my case having a reliable friend to help with any repairs and improvements) it might work out better than relying on their maintenance to fix it because not only will they drag their feet but even if they get called out to fix something, it may not always get done right.

When they were preparing the lot for my trailer some hired hand on a Bobcat broke off the main water valve & delayed my move for a week. Then when I get here that first winter & every winter since I get poisoned with sewer gas. I've got the runaround from every government agency there is let alone the owners of the mobile park. I've finally given up because I can't get anyone to help. I've brought in plumbers at my own expense & NO it's not my plumbing attached in my house. The only thing I can figure out is the pipe is cracked below the ground level & is leaking up into my home in winter time cause the ground is frozen. All the rest of the year you can smell sewer gas wafting through the air at times. NO HELP..NO ONE CARES & YES EVERYTIME WE GET A S.S. They stopped providing lawn care, told the residents they had to maintain and pay for the septic systems - which have multiple homes attached to each one - and raised the rent to almost double what it was even as they took away amenities. There were all sorts of rules and signatures they wanted and they also demanded established residents pay for and submit criminal background checks. I told her to sell the damn thing and just move in with me, but she wants her independence. Luckily she has options, though would still be taking a loss on the trailer as they depreciate like cars and she’d basically be giving it away, but many who live there do not and are on a fixed income with no family to take them in.

From what I am gathering, the new owner is sole owner of all the mobile homes, and the residents only rent the mobile homes? If indeed that is the case, I can see why the previous owner unloaded the park. Homes are falling apart, and no repairs being made, but a $200 a month increase in rent has been the only change. Old and new owners are nothing more than slumlords. They take advantage of poor people who have nothing better they can afford to move to, so they have to put up with broken doors and floors, electric and plumbing problems that the slumlord is responsible for. I would be ashamed of having to live in that community, it looks like something out of a third world country. That's 6000 in five years, and 12,000 in 10 years that could have been saved for vet bills, emergencies, investing or whatever. Where I live they do require a 375 deposit for each pet but over 10 years this would be only 750 extra to house two pets as opposed to 12,000. I realize you regard yourself as the sh*t But you should know that if you judge other people for complaining about THAT policy you will come off as....uneducated. But I am sure that is not true. really? unfair to cut your own grass and pay a pet fee. although it would make more sense to charge a lawn fee of $25/month for the season and pet fees should be reasonable. they should grandfather in current pets or start with a limit of $25/month per unit for all pets. really, they are complaining about $500/month? that is still very low...think about it, maybe $100 property tax in a very cheap area, water/sewer..the cost of the homes, roads, etc....500 is a bargain. in my state, lot rent alone (when you own the home) is 500-800/month. to actually rent the home, would likely be 2000+

Doesn’t the state have laws that protect both the resident and the landlord? I live in Oregon and if a landlord didn’t fix that door they would be in a lot of trouble and the resident could withhold rent until it was fixed. If they put an eviction notice for none payment there are plenty of lawyers who would work for free and take them to court. They would be sued and the lawyer would take in their payment that way.

in many states, moving to no lease and a month to month classifies the rental as a "hotel room" and not a residence. Under that definition, theyca be evicted on a day's notice, not 60 or 90 days. It's all a plan to get the current tenants out so they can renovate the property. Either newer trailers with sky high rent, or actually divide the property and build new houses.

I am willing to bet that if someone calls a county home inspector, most of those trailers would either have a laundry list of citations for the park owners to fix, or most of those trailers will be condemned. The park owners would then be responsible to evict the tenants, and then see to it that those trailers are properly dismantled as well as disposed at the nearest landfill. Someone got the shaft - either the tenants or the park owners. My guess would be the tenants.

We had to keep our yard well kept, and no junk cars were permitted. The skirting had to be well maintained. We left at the right moment because management changed the rules allowing pets if they pay the fees. . My husband I drove though it the other day and it has gone downhill, dogs barking and a plethora of cats running around, sheets at the windows, torn blinds, partial skirting and trash everywhere. In a few more years it will look like the one featured. On the other hand one of the local former junky parks got new management and it looks amazing with everything neat and tidy. New management is not entirely a fault for the condition, I would think that old management shares in some of the responsibility. At least the people are still have a home. Some are getting closed down with the residents have no place to go. I know It happened to a friend of mine who lives in another state.
